Property Ratings at Park Genesee
Lived here for about a year and a half and we’re just counting down the days to leave. Pros: - The maintenance guy is super cool and prompt, the only gem of this place honestly. Cons: - The walls are super thin, you can hear the neighbors snoring, and if you got loud neighbors on top or on the side, good luck concentrating during the day or sleeping at night. - You get the privilege of paying $55 for one parking spot. If you have two cars it will be a nightmare. The street parking fills up with cars that rarely move, and the main street is filled up by 5pm and weekends. - Management never updates you on anything. We’ve been through scheduled black outs we weren’t informed of, our concrete walk way getting replaced at 8am on Monday without notice, and landscapers weed-wacking debris onto our car, damaging it, again with no notice. - Expect to have your emails ignored for weeks, or ignored completely. I think they’ve gone through 3 (maybe 4 now?) different management since we’ve been here. - From speaking to other neighbors they try and keep your $500 deposit, so if you decide to move here make sure to document the place and take pictures. I did and I’ll be expecting to fight the unjust charges. Whether you decide to move here is up to you, but the reviews speak for themselves.
Property Manager at Park Genesee, Responded To This Review
Thank you for sharing your experience. We're sorry to hear about your frustration at Park Genesee. We do, however, appreciate your candid feedback and your acknowledgment of the review.
They will take your deposit and will never return it, but instead they add bogus charges. Be very careful! The other 1 star reviews are correct. My apartment was in a tip top shape when I moved out. I was first told I would be getting majority of my deposit back, but later they added bogus charges. I have never come across such a management in my entire renting 20 yrs of renting history
Property Manager at Park Genesee, Responded To This Review
We appreciate you taking the time to share your thoughts. We're sorry to hear that your experience was not up to your expectations. Your feedback is valuable.
Horrible service. The campus is always a mess. And they fail to reimburse you your security deposit upon finally moving out (even after you have contacted them seven times.). They are terrible and you should not have to settle for less just because they say so.

We appreciate your understanding and the feedback you've provided.
Update: My wife and I successfully sued this place. The judge practically laughed them out of court. **PSA** don't forget that tenants have rights! This place continues to charge tenants because it is profitable to do so. I am sure that less than 10% of tenants bother to file suit. Also remember to sue for lost wages, punitive damages, and malicious withholding of deposit. If anyone needs help email: SueParkGenesee@outlook.com Place is fine. Small and unimpressive. The problem is they don't return your security deposit. A ton of bogus and illegal charges once you move out. Save yourself the hassle and rent somewhere else.
Terrible management. apartments are small. no parking
The apartment community is decent, you get what you pay for. Small size but there is enough storage spaces inside. Location wise pretty good. Accessible to restaurants and grocery stores like Target, sprouts, 99 Ranch. The worst part of staying here is that they rip you off when it comes to security deposit. My personal experience was pretty bad. They charge you for absolutely anything so make sure your move in inspection is well done. First of all they treat it like they gave you a brand new apartment for rent which is not the case. Even if they see a small dot on the wall which might not even be visible unless you really want to find it they charge money for painting. They claim they will charge a flat fee for cleaning the apartment if its not in the right condition. However if you think you can just leave it without any cleaning they would charge extra. I did spend a lot of time cleaning the apartment and they still charged me the flat fee. I am surprised that people have given it 5 star ratings but that is definitely not the case with the management team that is there right now.
I am so surprised with the good reviews! I lived there for more than 2 years just because I had a surgery and could not move. The management is awful! The hardest people I have ever dealed with. The homes are too dark and small and outdated. The worst thing is that you pay 500 deposit and you get almost nothing back! I got 8.43 back! They charged me for cleaning and carpet washing which makes sense and kept the rest of the money for updating the very old and damaged apartment. The other issue I had here was cockroach! Just go there if you do not have time and a little more money to live in a nicer place.
I wish I could give them zero star! I lived there for more than 2 years not because I liked it just because I was extremely busy and had a surgery that I could not move. The manager was the worst! They were always sorry for not doing things. The apt are just trash. I had different types of pest and always had some excuse not to fix the issue. I moved out 2 weeks ago and took 437 out of my 500 deposit! I never ever recommend this trash to anyone.
I am very happy to be living in the Park Genesee Apartment complex. I moved in on January 12, 2016. I like the features of the apartment itself. I have a gas oven again which is important to me. A very nice feature is that the utilities(gas and electricity) are already part of the rent. The complex is very well run. I reported a problem with my front door to the manager. I was told that someone from the maintenance staff would be there at 1:30 P.M. that afternoon. The maintenance man was there on time, and the problem was fixed. The apartments are smaller than those that I have previously occupied, but the storage in the apartments more than makes up for the smaller size. The area is very well landscaped. It is very pretty, and it is well maintained. The complex is quiet, and there are people of all ages living here. The laundry facility is regularly updated to put in the best washers and dryers available. The rent is comparable with that charged in the area, and considering that the utilities are included in the rent; I am pleased. I also feel safer living here than in the previous complex that I occupied. If you are looking for a one bedroom apartment with lots of storage space, and excellent management; I recommend that you look here at Park Genesee Apartments.
This is not a bad place at all. It's quiet and the neighbors are nice the only problem is the people fron maintenance is kinda rude and always shows atittude.
Leasing office increases your rent if your leasing monthly or yearly. Horrible customer service by staff.
Thoroughly enjoyed living here. Close to good shopping, great food and variety of services. Within walking distance of many activities. Helpful staff, pleasant tenants, clean and safe amenities.
