Property Ratings at Park Hill Apartments
Now I get why all the bad reviews. I just called regarding the two bedroom and I wasn't allowed to ask questions. They hung up on me.
These apartments looked fine for me and my family, I decided to walk in one day to really look around the area and get a feel for the area in person before moving in. I found the leasing office and waiting outside as someone was inside talking to the staff already. As soon as the other person leaves, I walked in to simply ask about an apartment I seen available online. However, things did NOT go as I expected, the lady in the front rolled her eyes as soon as I walked in and said “why are people coming in like crazy” first of all, I didn’t storm in, in wasn’t rude in any way for her to get upset. I simply walked in! After her comment I apologized for interrupting (mind you I didn’t go right at closing, according to their hours of operations they didn’t close for another 2 hours!) I asked them asked about the 2 bedroom I seen online, and the lady at the front cuts me off and said they have nothing available at all, then looks to a girl sitting to the right of her and kinda chuckled. At this point I was simply over it and didn’t even want to move in, based of the first experience I had. The prices are great compared to other apartments I. The area, but I would rather pay more and deal with people who actually enjoy their job, instead of dealing with a person who seems to be rude to most people who deal with her.
I have lived in these apartments for over 4+ years. If I could afford any other place I would leave but since I can't, here is an honest review for those who can. In my time here, I have had to deal with ant, rat, and roach infestations. Each one was not dealt with immediately, and I had to go out and buy things so that my food was safe. Do not expect to use the pool or room with workout equipment. I have never seen the pool be professionally cleaned. At the very beginning, I took my niece swimming and her white bathing suit came out with a blue tint! All of the workout equipment requires a key, which management does not have, so there goes that. You can submit work orders online, but don't expect them to actually get fixed. We still have an open work order since 11/2017. Also, the laundry machines are a hit and miss. I have lost enough money (which is non-refundable) from those machines that I now have to go to an actual laundry mat to get my clothes washed. The gates will only open to get in the apartments and to go out of the apartments with a clicker. This is inconvenient because we have to stand at the gate to let our guests come in or leave. Not to mention that the gates break all the time. I sometimes have to end up driving around to find a gate that will actually let me get through. Also, you need a parking pass for any guests to park inside. Without that pass, you will be towed! I learned this the hard way and had to pay $300+ for my friend to get their car back. The parking passes are free but they come with an expiration date. Every week or so you'll need to go to the office and ask for a new one. Obviously, I've lived here for years so it's not unbearable. I live alone so it's easier to just deal with it. But again, if you are deciding between these apartments and somewhere else make sure to keep all these things in mind!
I’ve lived here for a few months and my experience with management has been completely different to the ones previously mentioned. Grace and her team were extremely helpful when it came time to apply. They provided me feedback and answered all my questions professionally. With the support I received from the team I was able to get approved for a unit within a few days. Their dedication to this property made the application process a lot easier. Overall, my experience at Park Hill has been satisfying and I am happy to live here. Also, I love the cleanliness of the property.
My boyfriend and I simply walked in to inquire about renting. The lady at the office was extremely rude right when we walked in. We had questions and we just basically answered all of them ourselves because she just started at us like we were stupid. Horrible person to have up front when people are trying to rent a place.
Me and my family needed a unit by the end of of the month, and we have a one year old baby so we needed things pretty quickly while also having things in great condition, safe, and clean. When I contacted Grace, the manager, she answered my dozen questions and helped me with the application process. She even advised me on what documents to provide and what we needed to give for our very best chance on the very first phone call. She was really kind and polite and answered my questions about the availability and on the available unit. Throughout the whole process there wasn’t a single unanswered phone call. My family called numerous times to check on the available units and Grace always answered their questions and calls and was so patient with us as our family really needed to move in ASAP. Although the unit wasn’t guaranteed until the following mid-month, she heard us and made it happen quickly with so our family could move in at the end of the month which was a lifesaver for us. I feel she was really for us, helped us move in as soon as possible while also providing us with the type of unit we wanted, in great condition, and clean! she gave us the more updated unit(what we wanted)and worked on it ASAP so we moved in shortly after! She always told us on the phone she would try her best to have it available sooner, and she really did! I feel really blessed for Grace and how she truly helped our family. After moving in, she’s always available and sends maintenance right away to fix anything we ask her She is very welcoming and I felt very comfortable safe happy moving here with my one year old. I was also a tenant here before I got married. And even then I asked questions about the unit when viewing before moving in and she’s always accommodated everything and was always kind and made me feel really good about the place. I would not have returned with my new family two years later if Grace was anything less than great. She’s straightforward and honest always available, gets everything done right away, she makes things very simple, and she has so much compassion and really makes you feel comfortable. She’s very honest about the units, and she has so much patience for however many questions or changes we made. And she really tries to provide the best units available. Our unit is exactly what we asked for, and even better and more updated than the photos. I feel very reassured that she is my manager and our family will probably renew the lease again!
Hello everyone if you just starting out on your own and looking for a affordable apartment or just look to start fresh, look into Park Hill I have been living here for 12 years and have been happy ever since Management is very nice and professional. Maintenance is always kept around the apartments and as well if there a maintenance problem in a appointment once reported the situation is taken care of in a timely matter. They have the best prices in town so if you're looking check out Park Hill.
I have lived here for a few months, the area is very beautiful, the place is very nice and quiet, I feel very comfortable, I have not had any problems and the few times I have needed help in the apartment for something, they immediately send me someone, the communication with Grace is great, she has always been very kind to me, without a doubt the best place to live.
This is my second time living here after moving away for about a year and a half. And I'm thankful to the manager and her daughter that they were able to get me an apartment in a hurry. The apartment complex as a whole is quiet, which is appreciated especially now that kids go to school online all day. There's tons of trees and grass which is not common in apartment complexes anymore which my kids make great use of. I love it here.
Horrible communication with petty monthly fees. Glad I DID NOT choose this place! Imagine dealing with that property management for a year no thank you...
Good luck trying to get in contact with the manager. No one answers the phone or calls back, it just keeps ringing and when they finally do answer the manager Grace is extremely rude! She answered the phone with an attitude.She has no people or customer service skills, she cuts you off and doesn’t let you speak. She’s not a pleasant person at all!!!
Whoever owns this property needs to REALLY rethink your manger situation . Tried FOREVER to get them via phone never got a call back . then FINALLY Grace answers the phone and just WOW so rude . Basic questions regarding the property and amenities and if they had a current opening and it was as if I had called an an inconvenient time and she was already just having a bad day . Just so you know today you lost out on TWO ......yes thats right TWO apartment rentals One for my husband and I and one for our daughter . Want more info ? good My hubby makes 200,000 a year , has a credit score of 780 and has reverent job history and rental history . We wanted this location because its only ya few miles from our Sons house and our infant grandson . We were looking for at least a two yr lease on both apartments while I home is being built . After talking to Grace I would rather sit in traffic in 120* heat before having to deal with her for another second . If you ever decide to make a good business decision and get rid of this horrible staff let me know I've been in property mgmt for over 10+ yrs and actually know how to treat current and potential clients with a demeanor and respect that keeps them happy and keeps your occupancy rate at 98% or higher . SHAME ON YOU !!

I cannot stress how rude and incredibly unprofessional the manager is. Both the manager and her daughter work the office and both treat everyone like crap. They will talk down to you and make you feel bad for even asking a question. They are so mean for no reason. I'm such a nice guy and they were extremely mean to me for asking basic questions. Dont even bother calling cus they never answer or if they do there gonna go off on you
I've lived here for just about a year and a half now and I've lived in different apartments before, the management here is terrible, the manager Grace has the worst and biggest attitude she will talk to in a horrible way she has no people skills at all if you try to approach her in a nice and calm manner she will go right into defense mode and talk to you as if you're attacking her. The units are nothing like the pictures at all, every unit has poorly painted walls and nasty looking carpet so do not get catfished. Last but not least, the maintenance handled here is not acceptable, the way they do it is you go to them with an issue say your garbage disposal is broken so you go and tell Grace and she will tell you with her that attitude she has that she will send someone and youll tell her when your available to be there while they fix your issue what she'll do is she'll send them at whatever time she wants and if you're not home they will come in with their own key and be in your home while you're not there to "fix" the issue and she will claim it's for safety. DO NOT COME HERE!
Grace is incredibly rude. Came in looking for a 1 bed room and received unnecessary attitude from Grace and her other employee. They have zero people skills. I was so disappointed in there attitudes that I decided NOT to apply. Bad management is the reason I’m leaving my current apartments and I’d rather go back to them than to deal with Grace and her team. Apartment owners really should do a better job when it comes to hiring their staff. Especially when the apartment building itself is not even the 5th best on the block. Don’t waste your time with them. Only gave 1 star because there is no option for negative score
I would not live here just because of how rude Grace the manager is. Apartment had problems before I moved in and she wants to give ME attitude about the situation. Terrible.
So my boyfriend and I came here to look at an apartment and the place looks nothing like it does in the pictures. It feels too crowded and it looked maintenance had not been there in weeks. On top of this we walked in to the office and the (I’m assuming she was the manager) gave us the biggest attitude for no apparent reason. We walked out after a minute of talking to her, I highly do not recommend this place.
Actually, I lived here just one and half year but my husband lived here 6 years. We just moved new places because we want to adopt a kitty. Honestly, we might be live more if this apartment permits the pet. Except that it was a great apartment. Very reasonable price but good location. And the manager organized very well. If you need any maintenance, just tell the office and wait. I always satisfied what they do.
Remember: You get what you pay for. There was an infestation of cockroaches in our unit! They came in all shapes and sizes. We didn’t have cockroaches until a week after moving in. I think they came with the fridge we rented from the property. They invaded our living space and scurried all over the kitchen, our walls and even made their way onto the green carpet in the living room. When you open the mirror in the bathroom, there is a faded sticker with an asbestos warning. The cockroaches would come out at night. There was no guest parking, if you parked in the apartment visitors spot, you would get towed. Management didn’t take care of existing problems in our unit (lack of hot water, cockroaches, broken AC, etc). They were often not in the office. The walls were thin and I often heard some disturbing things from my neighbor. I called the city due to the cockroach infestation and management was not happy with me after that. I also had to contact the property after not getting back my deposit after more than a month.
apparently the information here is outdated, but the lady on the other end of the number for the office here doesn't care and she certainly doesn't care about good business practices or just really being a decent human being. Apparently they don't have a waitlist, either. Just don't bother calling.
Very affordable !!! Love it!!! For being riverside this is one of the best and cheapest ones I found!!
