Property Ratings at Park Lane West Apartments
The green space is always a mud pit - no matter what season. The parking lots are always icy in the winter, and barely plowed. Heat might be included, but is almost impossible to get it to maintain temperature, and the thermostat doesn't match the actual temperature. Walls and ceilings are paper thin and you can hear every noise. Parking is atrocious, and you can barely ever get a spot in front of your building. Management is slow to respond, unless they think you've done something wrong, then they will contact you immediately. Only positive is that maintenance is nice.
Our apartment maintained several serious leaks in the living room during the November storm of 2022 (unfortunately, there is no option to paste or attach pictures to a review). We called management and maintenance 5 times to have the problem addressed and were told that all workers were busy "shoveling snow". While the maintenance crew was very kind and helpful, management essentially tried to ignore the issue and became hostile when informed that the apartment was uninhabitable. When maintenance came, they verified the severity of the leak, and my wife and I had to find alternative living arrangements for ourselves and our cats. My wife and I spent 12 nights outside of the apartment. The issue did not appear to be a big deal for management since maintenance did not commence until 1 week AFTER we had left the apartment. Management claimed to reimburse us for half of the month that we were not in the apartment, but they miscalculated and tried to give us 40% rent back (later adjusted to 50% when we informed them of their mistake). They did NOT reimburse us for: -time off work -items spent to handle the leak (buckets, plastic covers for couches, towels to clean up water, etc.) -additional driving time due to relocation -industrial fan running 24/7, placed by their own employees, for one week to dry the apartment (electricity costs are NOT covered in the rental agreement) -12 nights outside of the apartment (equivalent to approximately $1000 in hotel costs) My wife and I argued for the full month reimbursement but were denied. Communication with management averaged 1 response per week, and required reminder emails to get a response. It has been 2 months since the incident, and we still have not received the credit we were promised for the time we were outside of the apartment. Also, this was not the first leak we have had. We contacted management about a leak in the summer of 2022 above the stove. Furthermore, the neighbor informed us that the apartment had leaked in the same location previously, and had entered into the room below the living room. It is very discouraging that management would rent out an apartment while being aware that the structural integrity of the building may not be sound. From the reviews that I have read, it appears that the quality of the apartments is a common complaint.
During the winter the parking lots are barely kept up with. There’s constantly at least 4 inches of driven over snow in the roadways to the parking lots, it gets icy and I only see salt put down in front of the common doors, multiple times I had called maintenance because of a refrigerator issue (food not staying cold/frozen) and I was told it was fine, the food I lost wasn’t replaced and had the issue yet again. Management doesn’t respond to inquires but will make sure to hound you if you are 2/3 days late on your rent. Do not recommend these apartments at all. Every year the rent goes up yet nothing has been shown for it. No updates to the apartments or nothing while I lived there and it was for 4 years.

Thank you for taking the time to submit your review. We will use the information you provided to review our policies and procedures. Please feel free to contact the leasing office to discuss your specific experience.
The walls are paper thin, you will hear everything from every unit around you at all hours of the day and night. The parking lots and areas around the buildings are poorly kept. The washing machines will constantly break. Not worth the constant frustrations.

We are sorry that your rental experience at Park Lane did not meet your expectations. The staff works hard to keep the grounds and property clean and to respond to maintenance requests in a timely manner. We are sorry your experience did not reflect that. Please feel free to reach out to the leasing office to discuss your specific experience.
Luckily I did not decide to sign a contract with them, the communication with the management is terrible after I pay the 500 dollars they tell me that after 72 hours I lose them and I have been calling them for more than a week to let them know of my decision. Now I filed a complaint with the Business Bureau and waiting to go to court for the refund of my money. I do not want to imagine how bad it is for people who choose to leave the complex.
Good luck finding a place to park in front of your building!
I've lived here two months, and I already know I won't be renewing my lease next year. The Park Lane West apartments (the cheaper ones) are not worth it. The buildings look okay on the outside, but inside you can hear creaking floorboards every time the people above me walk around. I can also hear the TV from the apartment below me throughout the day, even over the sound of my own TV or music. I've had several sleepless nights since moving in as a result. It's not the fault of my neighbors most of the time, it's the lack of quality construction and upkeep. It's a mixed bag when it comes to handling concerns. My blinds broke and were promptly replaced, but I'm still waiting on a response to an email request for a copy of my lease (thankfully I found my original so I no longer need them to answer). It's nice having a spacious storage closet, but it's downstairs in the building basement and full of spiders. On the positive side, the floor plans are nice. There is plenty of room everywhere except the kitchen and the hallway.
The apt itself is beautiful-- love it, granite counter top - stainless steel appliances.. all brand new. However, when we rented the apt, it was advertised as a 55 community-- but they weren't renting as fast as they would have liked , so they switched to adult living community, its not really what we wanted, but they did offer us two months free rent because of it, which helped. The pool for this community hasn't been open all summer, we've had to share the pool with the two other communities on property, therefore it has been very crowded at times- especially on weekend. Maintenance tries its best to answer service calls, but they must be short handed with the 3 properties, so not always the quickest.. and i mean by weeks , not days. The office staff is friendly enough, but you have to be careful what they say-- they tend to change their stores or answers everytime we talk to them..

Thank you for the compliments about your apartment and the newest section to our Park Lane community! The time you've taken to compose a thoughtful and constructive review is greatly appreciated. I'd like to provide clarification on a few items you've discussed. Park Lane South is a 55 Adult Living section to our community and in accordance with the Housing for Older Persons Act of 1995, there is a certain percentage of apartments available to persons under the age of 55. We have not modified our advertising or screening criteria in any way nor offered any concessions because of this. At this time, we are still offering the same Grand-Opening Special of 2 months free with a 24 month lease that we have offered since the day we started leasing. I'm happy to report that there are less than 10 apartments available! Thank you for your patience with the delayed pool opening. We recognize it wasn't ideal, but we were happy to be able to offer usage of the other pool on our property in the meantime. A few items have been out of our control in regard to obtaining permits and such to be able to open. We are working diligently to reach resolution though. We assure you that the pool will be open for next swim season! In regard to your maintenance and office staff concerns, I'd love to hear more specific information and to be able to discuss and address these items with you. Please, if you're willing, contact the leasing office to schedule an appointment to meet with our property manager. We are dedicated to providing the best service and information possible. If there are opportunities for us to improve our communications and operations, your input is greatly appreciated. Thank you again for the time you've take to review. Park Lane Management

In case you're not already aware, we offer a resident referral bonus if you have any friends or family you'd like to invite to be your new neighbors and to share your little piece of paradise! Just give us a call or stop by the leasing office if you'd like additional details. Park Lane Management
Well laid out, lots of space, quiet apartment in a location that is 5 minutes to all sorts of stores and restaurants. The staff is polite and respectful. Concerns are handled ASAP. Pricing is comparable to other complexes with similar amenities that aren't as convenient. I did extensive research before coming here and have stayed for years. I will continue because it feels like home.

Thank you for your kind words about your home and our community. We think it "feels like home" too! We recognize that you had many options when you searched for your apartment home. While our community is beautiful and convenient, its our residents that are our most valuable asset. Thank you for being a part of the Park Lane family!
