Louisville is the largest city in Kentucky, resting alongside the Ohio River on the Kentucky-Indiana border. The architecture in Louisville is a mix of old and new, with historic neighborhoods comprised of Victorian houses and towering skyscrapers scattered throughout the downtown area, many of which contain upscale apartments and condos available for rent.
The amenities in Louisville are just as diverse as the architecture. Renting in Louisville affords you the opportunity to see the famous Kentucky Derby at Churchill Downs, learn more about a boxing legend at the Muhammad Ali Center, and meet a range of animals at the Louisville Zoo. The city’s award-winning restaurant scene is an exemplary display of Southern cooking. Just outside the city lies the Louisville Mega Cavern, a vast underground space offering a broad range of adventurous attractions.

Property Ratings at Park Laureate Apartments
I've enjoyed my time living at Park Laureate. This was my 2nd apartment. The location is fantastic. The management team addresses maintenance requests and no complaints with maintenance they were good. However, I was unsure if I wanted to renew my lease I had a lot of life things going on. I emailed the leasing office my 60 day notice and it wasn’t acknowledged that it was received. I called the leasing office & asked how does it work if I want to renew my lease after a notice has been put in. I was told to call back because the pricing may change and that they could possibly rent out units without someone viewing it. About a month before my lease ended I contacted the leasing office several times via call, email/follow up email on different days with no response. I reached out to get updated leasing options. I finally got to talk to a lady over the phone in the office that said she would tell the leasing lady I was interested in renewing my lease. I never heard back from the office things slipped my mind. I should’ve went to office earlier…this was all new to me. So I decided to go to the office first thing Monday morning because rent was due. My lease ended on the 7th of that month and everything went good as I signed my new lease. I called the office the next day as the pricing online to pay rent wasn’t updated so I left a voicemail. I was told they ran into an issue. They had rented my unit to another tenant. Apparently when I was in the office renewing my lease someone had applied for the unit at the same time. I should’ve went to the office earlier but that action left a bad taste in my mouth as I had already signed my renewal. An apology is not enough for the stress I endured especially when my renewal was signed. I only had a week to find somewhere to move, hire movers, unexpected expenses that I wasn’t expected to have.

I'm really sorry to hear about the mix-up with your lease renewal. It sounds like a frustrating situation, and I apologize for any stress it caused you. We strive to provide clear communication and support during such transitions, so it's concerning that we missed the mark here. Please feel free to reach out if there's anything more we can do or discuss further details of this experience. Thank you, Ashley - Community Manager - parklaureatemgr@livetrilogy.com
Upon moving in, there were a lot of issues that hadn’t been inspected as I would have hoped or have experienced with other rentals. However, the maintenance team is super responsive. Also, through COVID, they have taken very extreme cautions which could always mean different things to different people but it was thought to experience the complex I picked because of the amentities with such limitations. Also, the on duty security is a joke, not reliable at all. But overall, this community is beautiful and well kept. I would always recommend moving here.

Thank you so much for taking the time to leave this wonderful review. We appreciate it very much and will pass your kind words along to Shari.
We had an issue with our fan in our apartment and our maintenance crew was prompt and efficient. They fixed our fan in five minutes, maintained great social distance, and were super fun to talk with throughout. Just one of the many reasons I love living here!

Thank you for taking the time to let us know that you had a good experience with our maintenance crew. We are glad that they were able to fix your fan and brighten your day!
I had to be without power for two days because their idea of fixing ac is watching youtube videos which caused our power to pop. It was the forth time they had to come fix our ac. And even after they fixed the power our ac is still broken. Our food went bad in the fridge and now they wont even pick up the phone or answers their messages. It is the middle of summer and it is hotter in our apartment than it is outside. Before this, we put in about how bugs got into our unit from the neighbors and instead of doing anything about it like they are supposed to they just ignored it. We had to figure it out ourselves. Bad staff entirely. Sure they can be nice but they are horrible humans that don't actually care.

I never said it was excellent. I am very disappointed with their services because they will charge $300 extra for a deposit even though no promise of an apartment has been made. Their deal is if you decide not to rent or they decide not to have you live there, you get the $300 back. They are claiming to have mailed mine on Jan 16, then lied and said the check never went out until the 23rd. Today is the 29th and still no check. This is the only way to communicate with them because they see my number and will not answer the phone. You all be careful when trying to rent from because they will do you as they have done

Hi Maggie, this sounds like a bit of a misunderstanding. Please email us at parklaureatemgr@livetrilogy.com or stop by the office so someone from our team can look into this for you. Have a great day.
I stayed with Park Laureate for more than 7 years and changed four times for different apartment sizes, I always got my deposit refund back but for the last time when I decided to move out I was asked to pay more than $ 500 after taking my deposit amount as well. There was just one email sent after two weeks of my last day with the apartment and due to certain circumstances I couldn't respond within the 30 days from the last day of the lease (within two weeks after receiving the email), there was no mail or phone call from the management and immediately my case was sent to collection team which might impact my credit. I always paid my rent on time and caused no issue for the property or neighborhood but still the management decided to send the case to the collection team. Indoor pool wasn't working last winter, got bad carpet when moved in, bathroom ceiling wasn't fixed after plumbing issue, I still lived in the apartment with all these hassles, there is no fairness with this management

This was the worst apartments I have ever stayed in. First off, cigarette smoke leaked into our apartment from other apartments, so our apartment constantly smelled like cigarette smoke and weed. Multiple people in our apartment complex smoked weed so it constantly smelled like it. Second off, you will pay your $400 deposit and not receive barely any of it back. We spend two days strait cleaning the apartment to get our deposit back and we only received $150 out of our $400 deposit. Its absolutely unacceptable. Our apartment looked like no one lived in it, plus we only lived there for a year. Third, the apartment is called "luxury apartments" is super over priced for the tiny apartment you receive. We found a two bedroom apartment, that had all of the same accessories, for half the price of the one bedroom we were staying in Park Laureate. Plus everything made in the apartment is made cheap. We had paint literally fall off the walls of the apartment, door stops fall off, the bathtub stopper come completely off, and so much more I could list. They built it cheap so that they can take the $400 deposit from you and keep it for their greedy selves. I would never recommend these aparmtnets to ANYONE.. DO NOT LIVE HERE.

There is no option to give zero star so I had to give one star. When I moved in the apartment, carpet condition was bad with noticeable patches in living and bedroom. I was told that nothing can be done now so I reported in move-in form. However, when I moved out, I was charged for the same bad carpet mentioning that I am responsible for carpet as per lease....... Seriously ?? When I handed over the key during move out, move out inspection was done by park laureate management team and everything found ok but later they charged me for carpet and other damages stating there was another inspection done. Why this 'another' inspection done when I was not present ?? I already informed my move out date well in advance, they could have done this inspection in my presence. I tried to contact park laureate team (Kacie and Sharry) over emails and phone calls but there was no effort to address my concerns. I could not able to get any other management contact from Park Laureate Louisville team despite of so many follow ups. So I had no option but to pay the amount which I do not agree and do not consider fair. I will never suggest or refer this apartment to anyone. They neither care about residents nor their reputation as apartment community.
We've had at least 20 service requests in the last 4 months. They mow at 7am on Friday mornings so don't plan on sleeping in. And most of the amenities are open from 11-530 so if you work a normal job don't except to use the amenities.
First off, the smell. As soon as you walked in the door of our apartment, you were hit with a disgusting smell. It was described by multiple people as a combination of cat urine, stale food, and dog waste. I had an air freshener in every outlet the entire time we lived there, nothing worked to rid that smell. The apartment itself was literally falling apart. The use of the word “luxury” on the apartment’s website is quite liberal. We moved in to find a huge puddle of water in the kitchen, food splatters all over the cabinets, spilled food inside the cabinets, leftover stuff from the previous tenant, peeling paint, windows that needed caulking, and the door to our second bedroom was actually falling off the hinges. We had to completely scrub down the apartment, caulk around the windows and doors, and paint the inside of the cabinets before we moved in. Paint was chipping off both of the bathtubs as well. We reported this to maintenance, but they said it was happening in all of the units and they didn’t fix it. The walls were paper thin. We ALWAYS heard our neighbors’ conversations. The units are pretty old with some cheap renovations and management is extremely slow to respond to requests. The units are extremely poorly insulted. You could stand a foot or two away from the windows in the winter and feels the cold air radiating in; heat would leak out under the doors This complex is not in a great area either. There were break ins to cars in the complex’s parking lot, and the side of the complex we were on shared a fence with a pretty sketchy extended stay motel where they were quite regularly loud domestic disputes going on; police were pretty routinely over there. They used a pretty cheap and low quality paint on the inside of the apartment. Even the slightest bump into the wall would leave a big mark. The paint would rub off if you tried to wipe down the wall. They charge a monthly carport rent, but they don’t manage the car ports. There aren’t any stickers or tags to put in your car if you are renting them, so anyone can park in them and management doesn’t know the difference. We were paying for two carports, and on multiple occasions other tenants would park in them and management was extremely slow to do anything about it. The AC didn’t work well either. It broke multiple times soaking the carpet in the apartment.
Park Laureate Apts is a great community!! The apartments are in very good condition and the maintenance staff is quick to resolve any issues. The office & rental staff are very friendly and professional. I really enjoy living here and I feel very safe here.
