Property Ratings at Park Lincoln by Reside
The management is never in the building. They are extremely hard to get a hold of so good luck asking for anything. Sometimes we don't get our packages. One of the elevators hasn't been working for 8 months and now both elevators are out. This is a 15 story building so that is a major problem. This place is a complete disaster.
Terrible management. Could absolutely care less if you are happy living in their building or if you can't wait to move out. Rent is completely overpriced for the "amenities" that they have, which is a workout room that is 400 square ft, and that's it. There is only 1 working elevator and has been for the last 2 months, then they will be working to fix the other elevator which will result in at least 4 months of my lease taking 5-10 minutes for the elevator every time. They have been renovating for the last 8 months, so be prepared to not be able to sleep past 8am. Maintenance requests take at least a week to complete now (back when there was good management they followed up almost immediately, now I have to follow up 3 times). There is no central ac, just an ac unit with no temperature settings (which is a complete joke for paying almost $1800 per month for a 450 sq. ft. apt in Lincoln Park), so be prepared to pay at least $100 per month additional in electricity. I think it's completely gone down hill in the last 6 months to a year (due 100% to awful management) and I would never recommend anyone to live in this apartment.

I've lived in these particular apartments for 2 months, but have a lot of experience with Reside as a management company. These specific apartments have many of your most wanted amenities - stainless steel LG appliances (including dishwasher and ice maker), granite counter tops in kitchen and bathroom, subway tile backsplash, dark wood-look vinyl flooring, brick accent wall in each unit, in-unit Bosch washer/dryer, 24 hour gym, attached garage, online rent payment, and many units have a private balcony. The apartments are currently undergoing renovation but are nearly completed (estimated October 2015) so many of the apartments are newly renovated at move in. I was able to move in a day before my lease started once the renovation to my unit had been completed. The building is a short walk to Lincoln Park and the lake. I prefer taking the L to work, so I would like to be a shorter walk from a station; however, several buses to the loop are right outside the door. The building also has an interactive screen in the lobby where you can check times for trains/buses (this should come in handy throughout the negative temperature Chicago winters). You are only expected to pay for electricity and cable if desired. All other utilities are included in a small fee charged monthly on top of your rent (when using Comcast as a cable provider, make sure to let them know that the building charges a fee which should include internet - this cut the price of my cable bill in half). Edwin, one of the maintenance engineers, can be found in the lobby regularly and is always extremely helpful and friendly. The management office is also located in the building lobby and the staff within the office is always helpful as well. They will sign for packages that are kept in a room which can be accessed with your key fob, and they've often allowed free parking for a few days or the weekend to visitors that I've had stay in my apartment. The only cons that I've experienced include 1) that the a/c is a window unit built into the wall, but the units are fairly small and stay pretty cool, 2) fairly noisy street with several bars, but it is on a very busy, main street in Chicago so this was expected, 3) no outdoor space for those tenants in units without a balcony like myself. It would be nice to have some sort of rooftop balcony or shared patio. Overall, the place has so many amenities that I was looking for within my budget and I love coming home to the Park Lincoln by Reside!
