I have lived here for over a year and it takes management 3 days to respond to anything. They had me pay a deposit but didn’t use any of it for the cleaning and repair
Do not rent here. The buildings are falling apart, very old. You will hear every single step from your neighbors. Try to talk to residents before you move here.
Very poor management that will not contact interested tenants.
This place is a joke to rent from. I was suppose to move into a newly renovated apartment but they didn’t realize someone else had already put a deposit down on it….it was a constant run around and could not get ahold of anyone at the office!! I put a deposit down to hold an apartment but due to not knowing a move in date and needing a place to live I found a place elsewhere. They are refusing to refund my deposit and I never even moved in! This is totally theft! I would not trust the management once so ever!!!
My just out of college child didn't meet the income requires yet as they have yet to land their first "real" job so I was going to co-sign. Even after both of us showed proof of savings accounts with balances well able to cover any rent shortfall AND offering an additional deposit equal to 6 months rent they wouldn't rent to my kid unless I provided my tax return. The bank doesn't ask for that much detail for a mortgage!! This kid has had a job since 14 and has a credit score of 760. My credit score is 830, we own our home and have no debt except for a credit card balance that is paid off monthly. I hope they enjoy the $50 application fee they got from both of us. They also drug this process out for several days before telling my kid they needed a co-signer and didn't respond to texts and calls. Very poor business practices in my opinion

My request for maintenance was taken care of promptly. The staff was knowledgeable and friendly. I am over all pleased with the whole experience.
Service requests are handled promptly and satisfactorily.
I have lived here over a year with no maintenance requests. When i did need things fixed. The maitnence man was prompt and very helpful. Got everything fixed in one day
Its a awesome place to live close to store and different places to eat ,my church and theres more place across University Avenue.
After being a resident here for 6 months, I have found the staff at Park @ Nine23 to be genuinely concerned about their tenants and driven to provide excellent service. The grounds are well maintained and maintenance is timely and efficient. I've lived in a few other apartment complexes and Park @ Nine23 tops them all. Kudos!

Village 1@Nine23 is a welcoming area. The apartments are comfortable and nice and would recommend this to my friends.
Its the best apartment to live in cedar falls.. if u come here, everything is near to u like all shops and schools..

With calm and welcoming neighborhood, well maintained facilities, functional floorplan, ample storage spaces and super close community laundry, Park@Nine23 is the perfect fit for my lifestyle. Office staff could not have been more helpful, accommodating and pleasant.
Upkeep here is the best I have ever encountered in all the places I have lived.
They buildings are old and show it, renovations to multiple units are under way to fix the draft issues with windows and glass doors, until then they tell everyone who moves in to put window wrap on when it's cold. The maintenance department usually responded within a day even for non emergencies. The staff in my experience were polite and helpful, the only times I saw or overheard them being rude was when a huge group of people left the pool area trashed.
Came to celebrate a family birthday. Hung out in the community center while we made food and waited for rest to arrive. We planned swimming as 1 of the events here, only to get told to get out because we exceeded the maximum number of guests allowed, which that magic number was 2. So me my wife and 3 kids ,which started balling cause they thought was in trouble and wanted to swim, left the pool along with 5 other family members. I dont even live here and that treatment just made it so i never will. Kicked a whole family out like we was college kids using the guest policy to throw a pool party.

Team members act as if helping a tenant is the worlds biggest inconvenience. Stay away.
I have never in my life seen worse customer service or management. They advertise that if you refer a new tenant, they will give you half off a months rent. In my time, two of my friends referred me and they did everything in their power to get out of giving me a referral credit. One reason was, "well they wrote your name on the lease, but not on the referral card." Are you kidding me? This place is a complete joke. The only positive thing I can say about this place is that the maintenance man Don was nice. However, I haven't seen him for awhile, so I'm pretty sure even left because he new it was awful.
The head manager is not a people person at all. She only cares about getting money and not about the person. It's even worse if you're a current resident and the maintenance services are mediocre at best. Be cautious of any extra fees associated such as a being forced to have renter's insurance. The apartments have terrible insulation during the winter so expect a huge heating bill. It's quite unfortunate that the first impression is welcoming while the last one will leave you wishing your google search somehow skipped over this apartment.
This is a great property and near everything you need. I've been renting here for 4 years now. All employees are very helpful. Computer room and exercise room along with swimming pool are here! Michelle michelledanielsen@yahoo.com
