Property Ratings at Park North at Cheney Place
It's great because it's the cheapest place downtown and looks decent. However, halls smell like humidity and old Marijuana. Fire alarms go off randomly morning and night (experienced it at 4a and 9a random days), dog friendly but the small dog park is just pieces of bark on the ground while the large dog park's fence has entirely too much space between the ground and the fence and dogs can easily slide underneath (even 60 pound dogs) and escape the fenced in dog area. At least there are poop bags. Speaking of, they claim to charge dog owners who leave poop on the ground but I've encountered poop in the dog parks and around the apartment. You have to call the office several times before anything gets close to being started or worked on. If you can spare the extra money, get an updated apt with better management
They may be on the cheaper side for an apartment near downtown Orlando, that is if you're okay with roaches. They really grab you by the balls with fees and deposits. Claim to be pet-friendly, but are the exact opposite.
Park North may not be the newest downtown condo building, but it would be hard to find a place at this reasonable of a price in the downtown area. It's well maintained and the pools and gym are nice. I currently rent a one-bedroom, 800 square foot apartment and pay less than $1000, which is much cheaper than any other place across the street for the space. I've lived there for 2 years. Here are my positives: good location, great price, garage is well-kept, nice common areas, apartments are in good shape. Here are my negatives: guest parking can be very difficult after 5pm, the main office is only open from 9-5 during the week so if you need to pick up a package, you have to go between those hours only, and the fire alarm goes off in the middle of the night about once per month. It has always been a false alarm (someone smoking inside or burning food), but it can be annoying when it goes off at 5am and I have to be up at 7am. Overall, I like it here and it has kept me in the middle of Orlando at a reasonable price. I would recommend it for singles and roommate situations.
