Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. I’ve always lived in Irvine Company apartments and have had an amazing experience. The cleanliness and customer service standards were always above and beyond what I’d expect until I decided to make the switch to Park Place. I was excited about renting one of their new apartment units that had the best finishes and upgraded appliances. 3 days after I moved in I woke up in the middle of the night with red bumps all over my ankles and legs. I was panicked and when I started walking around my bedroom I noticed tiny black bugs that would jump onto my ankles. I submitted a work order request through Park Place and the exterminator confirmed that the apartment had fleas and that since I just moved in they must have been here before I moved in since I did not own any pets. I’ve lost $1K in hotel rooms because I was too scared to sleep in my apartment before the pest control service came and Park Place did not offer / will not pay for anything to compensate me for an inhabitable unit. I was told to go through my renters insurance which most policies do not cover fleas since that requires a specific pet insurance. Thankfully I’ve moved in with my boyfriend but I wish that I would’ve toured the unit before I signed. I’ve never been treated so poorly for an unfortunate event that I didn’t cause. I am genuinely upset because I loved the unit so much and was so excited to be able to move into an upgraded apartment and now I’ve lost more money dealing with this issue. The unit was treated by pest control but there are still fleas all over my bedroom carpet and I am uncomfortable keeping my bedroom furniture because of it. There has been no apologies or efforts to make the situation better from the Park Place management team. I had to fight to get an appointment with one of their managers and stop by multiple times just to get answers on if I could get out of my lease. Thankfully I’m leaving but if I could go back in time I’d never sign here.
There is nothing LUXURY about this place!!This is one of the worst apartment communities of Irvine Company with a week , lousy and dishonest management. Toxic and cancerous fumes from cars in highway 405 that you inhale constantly. The noisiest and the filthiest apartment community you can imagine. Trash, vomit, dog poop and dog pees everywhere in the community. People smoking everywhere and this is supposed to be " smoke-free" apartment community. Waaaaay overpriced. Nothing works, always issues with garage doors, computers, elevators, gym equipment; Outdated and non-working appliances. Imagine adding water manually to the washing machine, or your fridge makes a whistling noise, or the AC don't work in the middle of the summer, or the heater stops working in the middle of the winter and takes weeks to get it fixed and still has issues such as a loud noise that shakes your entire walls!! I can go on and on but I'm sure you got the picture!!
This place is going downhill. Management is untrustworthy and incompetent. There are many issues with this property. Whoever is writing some of these stellar reviews must be friends, staff, relatives or they are paid reviews. Trust me when I tell you to run as fast as you can. You’ll regret it big time, if you move here.

My daughter moved to this apt complex and took a short term lease. 4 months. At the end of the lease she was told that she didnt give enough notice..even though the lease was up..and she was charged 2300$ for an additional month. Then after keys returned they sent an exhausting review of account and an additional bill for 350$ for paint and cleaning. This apartment was barely used. She had just moved to Cali and had only a few things. I believe she was taking advantage of.
After four months of apartment hunting, we were eventually able to find an apartment at Park Place. A leasing agent helped us lease the apartment, though it took more than usual and though she didn't provide the special that we asked and confirmed with her previously. Nevertheless, we were super excited. Tatiana told us that we can move in any time (although the availability shows it 08/31) since the current residents want to move out ASAP. We told her that we consider moving early in the next week, and we will let her know early next week. We paid the deposit and application fee. We made bunch of arrangements at our side. We bought a lot of furniture ($8K worth) on the same day. My wife gave a month notice to her landlord. While we were about to call Tatiana to tell her that we like to move in this week, we got a voice mail from Tatiana today on 7/27, telling that the current resident changed their mind and they decided to stay in. We did not know what to do and asked for help. I asked to talk to general manager of the Park Place, Nicholas, if he can help. They told me that they would call us but it took so long for them to reach us regarding this urgent matter. Eventually, Nicholas talked to my wife on the phone and he told her that there is another unit available move in September (however it is more expensive). I called Nicholas again since I was not able to talk to him on the phone. We told him clearly that this is very inconvenient for us. We leased the apartment already and made our arrangements and ALL he can do is recommending us to lease and move into another apartment at Park Place which is more expensive and which is not exactly what we want? We asked him if he can lower or match the price because of the inconvenience Park Place caused for us. He said that he was not able to help at all with pricing and/or move in date and we only have 2-3 days to get the apartment he recommended. He was rude, curt and abrasive in his communication with us. I told him that since he was not able to help, I would contact the Irvine Company management though I wouldn't like to do that and I explicitly let him know that would not look good on Park Place and his profile. He totally pushed it into another direction and accused me with threatening and refused to talk to us anymore. I would like to share our frustration with Park Place and especially with their manager, Nicholas, who is in lack of helping us in any means after creating such an inconvenience for us.
This place does not feel like a home, it is a jail They have a ton of security guards walking around all hours staring in peoples cell (apartment) and they just watch you when you are walking around. They get real excited when they hear a barking dog. And if you have a crying baby, they will reach for a gun to shoot it. The apartments are nice, the security is seriously unreal here. Don't move here if you want a home.
Park Place has been pleasant to live in. The walls are pretty think, can hardly hear the neighbors. Our 2B2B is really spacious, My roommate and I were able to combine things from our 2 apartments to consolidate to this one. And we still have plenty of space. Ive never had any issues with IAC. The community here is very nice. It is in close proximity to the 405, shopping, coffee, bars, gym. The gym at Park Place itself is really nice and the biggest I have seen compared to most communities. I have really enjoyed my stay here, unfortunately I am moving to a different city. They did have a nice introductory incentive. We received 2 months of free rent. That's a savings of $5300. Hopefully you can give Park Place a chance, the community is safe, family friendly, pet friendly and so nicely kept.
This unit at 750 sq. ft. is about as big as it gets for a one bedroom and I thoroughly enjoy the modern tech/decor(keyless door fobs, in-wall cable routing for TV wall mounts, granite top kitchen counters, etc.) that comes with a newly developed apartment complex. Walls block out sound from neighbors A LOT better than they did at my previous apartment (The Park). And so far, the people who live here mostly seem professional and are pretty quiet at night (or may be its the sound proof walls). Enough with the good things, I do live in a unit facing Boomers and the go karts do make a ton of noise. Also, this facing direction is close enough to the 405 and the balcony sliding door doesn't block out sound as much as the windows do in my living room. This is ok if you don't mind some white noise when you sleep, but it will be super annoying if you need complete silence. So other than that little bit of white noise and the high rent that comes with the Irvine Company living, this place is superb. PS: good luck to all those trying to get that free rent for life deal.
Park Place Apartments has beautiful grounds and apartment unit. They describe it as resort style living and it definitely is. At times I feel like I am at a hotel. Between the 3 pools, clubhouse, game room, yoga studio (with free classes) and the apartment itself, it doesn't feel as if you are at an "apartment complex", there are are also many complimentary events that build a sense of community, almost like a master planned housing development. The grounds are also well kept. As for the apartment itself, there are beautiful finishes such as wood laminate flooring, quartz counter tops and stainless steel appliances.
There is not enough window to have air circulation! There is no storage like a coat. The small space and hight price
I am a long time resident of a few Irvine Company apartment communities in the city of Irvine. I think what distinguishes Irvine Company apartment communities from the others are their amenities. I lived at the Village Apartments at Irvine Spectrum where the main entrance into the community for example is captivating as you pass a Starbucks comfortably situated within the community’s main corridor. There is an onsite Hoag Health Clinic as well as a convenient dry cleaner with same day service. The pool(s) will make you feel like you’re sunbathing poolside at a chic Vegas hotel. The amenities alone are enough of a reason to recommend any Irvine Company community. Especially if you're single and looking to entertain company in Irvine.
