Maxim, I’m pleased to hear you are enjoying your new home. Early summer/late spring and the fall are my favorite seasons. As the manager, I love when the leaves and colors begin to emerge both from the trees and shrubs and the thousands of bulbs we plant each year. I actually walk/run frequently through Pennypack Park along the banks creek across the street. The tree canopy keeps the path cool below. The beauty and convenience of the area is second to none. I believe that is true of the construction and apartment size and features. The community was built with sound control (and fire prevention/control) in mind, and we have expanded on our concern for quality living by adding many features including a surveillance system, video and audio door monitors, commercial common security doors, LED exterior lighting that covers the entire perimeter of the community and much more. Best of all (as I say frequently) is the quality of the team that services and supports the community. I can’t say enough wonderful things about them. They responded to calls this holiday weekend in the evening even though the calls did not fall under the definition of emergency. Thanks for posting your review of our Park Place One Apartment community. I think you captured our team philosophy perfectly. Our goal is to deliver an exceptional living experience. We want every resident to feel like a VIP. We go to extraordinary measures to do so, and no example highlights this better than how we attack snow removal. We want to be the first community to have their snow removed, and we want to not only clear the snow so there is access from your home to your car, but we want the access to be as safe as possible. We want our residents to feel comfortable carrying grocery bags or other such items to and from their vehicles without fear of falling and being injured. To accomplish this on heavy snows, we try to clear each and every parking spot, often times, we will ask for car keys so we can clean under and alongside the vehicles, and upon completion, return the keys. Each and every morning following a snow event (well before most residents awake), our staff walks the grounds to look for slippery conditions; they take immediate action if required. We have the same procedure/practice each evening before the sun sets. I’m very proud of how we support and care for our property and it’s residents. I’m delighted that someone like yourself (a long term resident), would write a review, and provide such valuable information to would be future residents. One has to have been living in a community for sometime to truly understand how are our practices differ from other managed communities with respect to how our customer care positively impacts the well-being and happiness of our residents every day lives.

As a manager and someone who lives and works within walking distance of the Park Place One Apartments, I couldn’t agree more. The neighborhood has a great deal of shopping choices, recreation areas (both passive and active), and is very walkable. We continuously work to keep up the appearance of the Park Place One, and at the same time, we continue to invest in new improvements. Our investments are made in starkly visible and subtle nearly invisible improvements. We invested in a massive exterior and interior lighting project in the last few years that added beautiful light posts with modern LED emitting light that blankets the grounds and the entire exterior parking lot and sidewalks with soft and relaxing light that allows one to enjoy the landscaping, and navigate safely in inclement weather. This is one of our visible improvements. This year we added high security locks to exterior common doors that operate with keys or fobs, and are tied to an intercom system that allows residents to both see and hear visitors. This would classify as one or our subtle nearly invisible improvements, but one that has a major impact on safety. We have completed nearly a dozen major improvements over the last few years, and we are currently working on a major improvement at this very moment, and have several in the planning stages. In the days prior to delivering the keys to our apartment homes, our entire staff is focused on delivering a home that will delight our new residents. It’s not enough to deliver the keys to your apartment home on time, but to deliver each and every home with the detail and care that we would expect for members of our family. It’s a bit challenging to deliver around the holidays due to vacations, and many of our supply houses being closed (if we need parts), but we manage year in and year out to overcome these issues. We actually sit back and wait for responses like your recent review. We take a great deal of pride in what we do, and great satisfaction when our efforts are acknowledged. Thank you for taking the time to write a review about your experiences to date, and thanks for the shout out to Rachel and Kevin. Rachel has been with our company decades. She is a beloved member of our team. Kevin has been with our team for about 15 years. He’s the youngest of our maintenance “Leaders”. He’s literally followed and trained with our head of maintenance for 10 years before he was given full authority to co-direct maintenance in our communities that include Park Place One. We try to deliver the very best apartment home possible from day one, when we don’t quite meet the expectations of our new residents, we do whatever it takes to resolve any issues until the residents are happy. We hold companywide meetings on service and maintenance every Friday evening. Every member of our maintenance staff down to our in house painters are required to attend. At these meeting we go over each and every completed (to make sure nothing was missed) service call, and all incomplete service calls. We discuss what materials may be needed, schedule follow up service if required, and plan for the week ahead. Maintenance service has a lot of redundancy and overlap so we can avoid “dropped” service calls. We are always planning new improvements. You mentioned security and safety which are priorities for us. We will soon be rolling out new LED exterior wall address signage that will make it easy for emergency services (like an ambulance) or guests to locate resident’s homes at night without getting out of their vehicles. We understand that minutes sometimes can make a difference in the delivery of emergency medical care so we invested tens of thousands of dollars to enhance safety. I am pleased that you chose the Park Place One Apartments as your new home. We will continue to work hard to service all the residents in this most special community. It’s always gratifying to hear from our newest residents that the preparation for their new home met or exceeded their expectations. It takes a lot of energy and time to prepare an apartment for our new residents. During the entire process, we are keenly aware that the work must be completed timely, without taking shortcuts, and that the final product must reflect positively on our company. Our community is uniquely located, literally adjacent to Pennypack Park. It’s many walking and riding trails offer an escape from our hectic and busy lives. The walking trails follow the banks of Pennypack Creek. Park benches line the banks, and the entire trail is covered and shaded by large hardwood trees. The location also is located near major highways that include I95 a federal highway that takes you as far north as Maine, and as far South as Florida, and the PA Turnpike that takes travelers west to Pittsburgh and beyond. If rail travel is important to you, you have three local stations within a 10 minute drive taking passengers downtown, with a connection to Amtrak station and the entire east coast rail network. We hope you take advantage of all that Philadelphia has to offer including it’s museums, night light, dining and shopping experiences.

I’m glad we were able to accommodate your move in schedule as was originally planned. I appreciate your willingness to work with us when it seemed likely that the former resident wasn’t going to move out a scheduled. Fortunately, the family moved into their new home on the date originally planned, and everyone is happy. I’m sure that people who read our reviews, wonder if our staff (that get repeated mentioned) are really that good, they are, and it’s a privilege for me to work with them on a daily basis. They are willing to stay late to help solve problems that may pop up at the last minute, they are always friendly, and as I said many times, super talented. I personally love the Pennypack Park, and especially during the fall. It would be an amazing Park if it took an hour to reach it, but it’s literally right across the street from the Park Place One Apartments. The thousands of spring bulbs we planted last fall are in bloom, and new blooms will continue throughout the summer into the fall. The community enjoys a reputation for top level maintenance both on the interior and exterior. We constantly strive to improve and build new features that add to the quality of life and enjoyment of our families. This year we added video intercoms to each home that allow the residents to see and hear who is at the front entrance to the community before giving them access to the building’s interior spaces, and we just concluded paving improvement. Moving forward, we are going to add new high energy, high performance glass entrance doors and frames to our common doors. They will also significantly add to the security of the community. New signage for ease in locating buildings, and new trash corrals will continue to add to the beauty and performance of the community. It is not an accident that our property and grounds look great. Our staff is focused on delivering the best service we can to our residents, and keeping the property grounds clean, groomed, and fresh. We constantly invest in the community by upgrading, updating, and improving the grounds and buildings, resident apartments which directly impacts the wellbeing of our residents and their happiness. In the recent past, we redid all the site lighting and interior lighting improving the quality and quantity of the light, along with the aesthetics of the associated fixtures. We also installed a community wide surveillance system that covers almost the entire surface are of property, and perimeter of the buildings. Thanks. I agree with you, our maintenance and rental office staff are great. They are also very dedicated to the happiness and welfare of residents, and they are very talented. I have never known a more talented mechanic than Boris. He as been here nearly 40 years. He loves what he does, and as long as his feet will carry him, I suspect he will be taking care of the needs of the Park Place One residents for years to come. Rachel has been here at least 30 years, probably more. The junior member of the maintenance team Kevin is a “newbie” by our standards. He has been working in the company for some 10 plus years. We have a great team of landscapers, and a great snow removal team. We get our walkways and parking lots clean well before any nearby communities, and we do it better. Our snow removal team is salting in advance of falling freezing temperatures and precipitation such as a snow/ice event. Some days, even the managers are out clearing snow. We agree, the apartments at Park Place One have a great location; they are convenient to shopping, and numerous public transportation hubs, as well as, a number of wonderful recreation facilities (both passive and active). One of the most overlooked aspect (unless you have already lived in a poorly constructed building and experienced firsthand the importance of sound control) of apartment living is sound control and fire protection. Park Place One has lots of green areas, a stream, foot bridge and amazing landscaping. It also is situated across the street for a wonderful park with great walking and running trails. In the summer the pool and clubhouse are places to relax and catch up with friends. Our apartments are second to none, surely, no other apartment building in Northeast Philadelphia offers the features to be found in this community. Our interest wasn't the result of a crime spree, but a desire to prevent crime. Thus, we began plans for a state of the art surveillance system that would cover the entire grounds of our community. The system we designed is made up of dozens of high definition cameras that allow each resident to view the perimeter of their building and the exterior parking lots. Residents can zoom into any image 24/7 from their smart phone. The system is monitored 24/7 for potential outages. The system cost hundreds of thousands of dollars to install. It is a unique, to the best of our knowledge no other non-rise building in the area as such a system. It was met with such enthusiasm by our residents, that we added a community wide upgrade of the exterior building and parking lot light lighting two years later to compliment the surveillance system. We set profit aside, and focused on our residents. Park Place One is a community that offers amazing sound control, extremely beautiful landscaping and grounds, and an incredible support staff of talented maintenance and front office men and women who care about our residents. New team members are hired for not only their professional skills, but because they take satisfaction in in doing their jobs well and helping others. Our staff is very diverse. They represent many of the world’s faiths, come from many lands (most of our staff were born and raised in the Keystone state), twelve languages are spoken in our firm.
