Property Ratings at Park Sedona Apartments
I've lived in this building for over 12 years. The other reviews on this page are total bull! John and Janet are the best managers that we've ever had. The building is always clean and tidy and it's a very welcoming place to come home to. They would drop anything to help any resident at anytime. The building is pet free and for those complaining, don't move here or move out! An emotional support animal is not the same as a service animal. Look up the laws! As a resident, I don't want your dog debris all over the building or the poor when your lease clearly states we are a pet free building. Keep them in your apartment and out of the common areas. Janet has NEVER yelled at a single person in her life. Even when I've called the office about my noisy neighbors in the middle of the night, she didn't get upset. They had over 15 people in their apartment and you could hear music blasting through several floors of the building and this is not the first time its happened. Janet came up and politely knocked on their door and after about 10 minutes they finally heard her and she asked them to turn it down. If you cannot be respectful of your neighbors, don't move here (or anywhere else for that matter). If you think your apartment building is your personal playground, don't move here. It is very disrespectful when tenants have giant parties at the pool and trash the place so the rest of us can't even use our own amenities. I believe our lease has a limit on number of guests and all tenants should follow those rules. If you are not capable of following the rules of your lease, you should not move here. John and Janet are the apartment managers and not your parents and should not have to remind you daily of the rental agreement you signed. Slandering them online in reviews and social media is only going to get you into a lawsuit. A large portion of the building is full of 20-30 something tenants and just recently we've had a few bad apples move into the building that are ruining our quiet peaceful homes. Hopefully their lease is up soon and they will move out so we can get back to peace and quiet.
The location and price are amazing. Honestly, not sure if it is worth it though. The managers, Janet and John, onsite are over bearing and possibly certifiably insane. They create rules that are not in the lease, such as making those with service animals use different doors or a rule that only 2 people are allowed at the pool from your apartment. If one of these "rules" are broken, Janet will scream in your face (literally). The only thing that counters the craziness that is Janet is Rozeboom Management, her employer. They are very responsive and help to tame Janet when she goes off the rail and starts making up rules. When I called mid panic attack after Janet screamed in my face for having 3 guests at the pool instead of two and then again for taking my emotional support animal out the front door, they assured me that the rules Janet had been creating were not coming from them and to let them know if anything else happened. The passive aggressive signs from Janet were taken down the next day and she has not said anything to me in the past 2 weeks since it happened. That being said, I won't be ending my lease early, but do not recommend this property for anyone under the age of 50, as Janet does not like younger people. She will make your life miserable and until she is no longer the manager there I would not rent at this location. You could be the quietest 20 or 30 something and she will still scream at you for something.

Pros: Good for the price, Location is amazing, Apartments are decent inside Cons: Laundry, Management Janet (property manager) is literally the security patrol. You have any noise coming from your unit after 10pm she will send you a violation letter, you go to the pool with too many guests (when it is dead majority of the time) she will send you a violation letter, you lose your keys and buzz the office after hours she will send you a violation letter. You are in the social lounge 5 mins after it closes she sends you a violation letter. You hangout at the pool and you are the only one there and a piece of trash flies near and you don't pick it up, BOOM violation letter. LITERALLY you need to be on your P's & Q's or walk on eggshells to live in this community or you will get evicted. This feels like a retirement home or that's how they want it to feel. This community is NOT pet friendly and I had my sister come visit one day and of course Janet was patrolling the property from her balcony that over looks the front entrance and sees my sister get out of the car with a dog and Janet yells at her stating she cant bring her dog inside the building. MY SISTERS DOG IS A SERVICE ANIMAL!!!!! The washer/dryers in the building SUCK. You seriously have to put a small load in for them to wash properly or wash them twice. The dryer doesn't dry and takes over $5.00 each load. YOU WILL be paying over $100 a month in laundry cost just to use them and they never maintenance them. Their common space downstairs is nice if you are able to ever use them. She shuts it down on holiday weekends claiming its for maintenance or renovations but honestly I think its because she doesn't want to have to deal with hawking it all weekend. The TV downstairs doesn't have Wi-Fi or cable so that's pointless and the gym equipment is ANCIENT! pointless to even have a gym with such outdated equipment. Service request: I lived in a studio with one toilet and on multiple occasions it would get backed up (old plumbing) and I would call the emergency line because its my only toilet. Janet literally has told me, it will have to wait till tomorrow John (the maintenance guy also her husband) is already in bed!!!!??????? and when they do come in to your apartment they are careless and don't clean up after themselves. Also, any light fixtures in your apartment (which some have specialty bulbs) you have to change out. Honestly, I would not recommend this place to anyone I know.
