Property Ratings at Park Terrace
*BEWARE* (-5stars) DO NOT, I REPEAT DO NOT MOVE HERE! My boyfriend and I moved here last august. Worst mistake ever! Right when we got here it was disgusting. Everything was dirty. The floor was caked in this gross black stuff. We had to sweep up glass that was on the floor by the window(below). There were no handles on our bathroom cabinets. Our bathtub didn’t drain. Our windows can’t open(they are windows that should be able to). They painted over the door to the apartment while it was closed(below), so we had to break the seal in order to get it open. Our dishwasher makes the dishes dirtier because the roaches live in there. Roaches are terrible! They were in the apartment before we even go any food in. There are homeless people that will sleep in the laundry rooms. The doors are supposed to be locked, but no one does it. And management doesn’t care. The garbage is constantly overflowing(below). Ew. And homeless people will dumpster drive in them a lot. We came home to a broken window about a month and a half ago. Went to the office but it still has yet to be fixed. We have had 3 Amazon packages stolen totaling about $150. Two of those packages we had delivered to our SIDE PORCH because we knew someone would steal them. Someone had to break into our home to steal those. But management says that it’s they’re responsibility. Kids are constantly cursing and screaming outside our apartment with no supervision. They throw balls at our window which knocked down a photo in our wall. This should scare you^^ Please, don’t come here.
This is the worst apartment ever. We have had several packages stolen off of our porch with no help from the leasing office. Them claiming it’s not their responsibility, even though they are responsible for the crime that occurs on their property. We’ve had several lightbulbs burn out, that then ended up needing to be replaced just a few days later because they’re already burnt out. They can’t even give you brand new lightbulbs, that’s how much of a joke this place is. Also, the cockroaches are everywhere no matter how clean you think you are, they won’t go away. Also the amount of homeless people that walk through this property is crazy. The leasing office also lets them sleep in the laundry room during the winter, so when you go in in the morning to do laundry there is just someone sleeping on the ground in there. I wish I could give this place a zero that’s how truly awful this place is.
We should have known better from the start. They didn’t know when our move in date was although it makes you put one in when you apply online. Which is the only way to apply, yet they were going to effectively screw us over because we thought we would have this place secured and ready to be moved into weeks before the day we finally could move in. The place was hastily finished even though they had two weeks after the previous tenants moved out to fix it up. Since living here I see they only seem to fix up the apartments the day before new tenants move in. In the last couple months they started to let these vendors come through (you know since the gates have never fully worked they can just come right in and out no problem) that honk hand held horns up and down all of the apartments at least twice a day. Want to have an early bedtime for your kids? Not allowed here because 8/830pm you’re going to have annoying vendors honking up and down the apartments. If you have sound processing issues avoid this place because if you even try to ask these people to stop they just do it more like it’s some sort of game. The office tells you they can’t be here and to call the cops on them, yet the vendors will tell you how Maria let’s them be here (that’s the manager). Avoid this place as I can go on about maintenance and the poorly kept apartments, about the lack of communication from the office staff and the lack of care for the tenants well being.
Emailed them, asking them to contact me. No reply. Called and left detailed messages three times. No one answered or called me back. Finally I stopped by - no one in the office. Property Management 101 - if you don't make a good first impression - or ANY impression at all - you cannot get renters into your buildings. If this is how applicants are treated I can just imagine how bad they must be once you rent (asuming you can get them to contact you). The managers should be fired. This behavior should NEVER be allowed to happen.
A living nightmare. Janet in the office lies about everything and if you get on her bad side she does things just to spite you so if God for bid you do move in here stay away from her I was only there a couple months and had to leave the noise and craziness and fell off of the ground so it’s just too much for me Don’t move here you’ll be sorry and then you’ll be stuck in a lease and they love to sue people or so they’re constantly telling vehicle is at least for a day and there is nowhere for visitors to park
When i found bedbugs and i learned the next door has bad infestation of bed bugs.. apartment manager won’t do anything but say you’re on your own.

I am sorry that you had that experience. If you are a current resident please stop by the office and will take care of this! This has never been brought to our attention. We do NOT accept that over any circumstances. If somebody from our community has any pest control issues we take care of it right away! Thank you! Park Terrace Staff August 8th 2018 1:14PM
Do NOT move here. I have lived here for a month and a half. In that time, I've had two packages stolen off of my doorstep in broad daylight. All the staff says is "I don't know what to tell you, I'm sorry that happened, there's nothing we can do since there's probably not cameras around". The office also doesn't accept packages, so you're basically out of luck unless you want to risk your stuff being stolen. They call themselves a gated community and yet their back gate has been broken since I moved in and stays open all of the time. The surrounding areas are not good neighborhoods and I do not feel safe knowing that anybody could come onto the property at anytime. The people that live here do not seem like the best people, even though they supposedly check to make sure no one living here has any records of crimes or anything. The apartment itself is nice, albeit a little dated. It's not much of a problem, though. I like how things are set up and the apartment itself (I'm in a one bedroom) is pretty spacious, which is really nice. The apartment itself I really like, but the rest (property, managers, safety, etc) I hate. I've only been here for a month and a half, and I know that I am definitely not renewing my lease. If I could, I would move out ASAP. The property managers seem like they are only in it for the money, they don't care about the residents. The price you pay to live here (even though it's cheaper than many places in Phoenix) is DEFINITELY not worth the trouble of living here.
I live in property and they are great. Staff is so nice the property is always nice and clean.
There are a lot of things wrong with this place. The inside and the outside of the apartments are falling apart if you want something fixed you have to beg and plea with the office just to get it done and it doesn't come easy you will be disrespected the entire time because you are truly a inconvenience to them. The only time they will even look you in the eye is when your handing them that rent check and of course its gladly taken. Maintenance is very slow and most of the time they have no idea what their doing. The apartments at night are so dark don't let the front by the office fool you especially if you live in the back you will literally live in the dark this isn't the safest neighborhood either put more lights up people!!! Probably my biggest complaint is the water off all the time how on earth do you expect people to live yet alone pay rent in an apartment with no running water! Obviously I regret moving here do yourself a favor and keep looking trust me you will defiantly find something way better for the price you would pay here unless you you want to be stuck in a lease full of regret like me :( Another quick note my apartment was really dirty when I moved in there was even clothes in the washer from the previous rents and the parking here is non-existent.
When I was looking for an apartment the staff was nice and always answered the phone since I signed my lease its been completely the opposite. No body answers the phone EVER they have caller ID so they know when you're calling and the office closes at different times everyday! Basically whenever they feel like going home which is not convenient at all for residence who have to go into the office just to make a work order because no one answers the phone even though the sign says they close at 6. Work-orders you have to constantly remind the office to fix whats wrong with you're unit over and over again. The apartment I got looks completely different than the model make sure you see the actual apartment you will be renting before you sign any lease with them! I have only been here 3 months and they got bought out. Plenty of people have broken their lease and just left not sure how regularly this happens? The apartment complex is pretty empty except for the front which is where all the office staff live yes they all live here. They will not show you the back of the apartment complex when they are giving you a tour because it is night and day from the front. A lot of people get their cars broken into and the office just leaves the glass on the floor for everyone to see? When you come into look at apartments they will say there's security been here 3 months have never seen any security guard just a whole lot of homeless people digging in the trashes all over the complex. I have met a few other tenants here about 3 they are nice but the rest of the people I have to hurry to my car or apartment. Another tenant got their apartment broken into because the sliding door didn't lock properly which they told the office to fix but of course it didn't get done! The smell of marijuana is so strong throughout the apartment complex and now there is a lot of gangster wnnabes who linger all around. At first there was only 2 or 3 now they must all live here because there is about 5-7 who drink and and get high on a different stairway everyday. The water is included in the rent so basically you are out of water half of the day yup the water is turned off 24/7 with no notice if you are the type that likes to be home a lot I defiantly would not recommend these apartments to you. All in all these apartments SUCK although I will say the application process was easy to get approved however that was when they were MEB now they are owned by some company I have never heard of????
As it was my first apartment on my own I was excited. 2 pools, low rent, super close to my school..what's not to like? People are friendly here. But 3 summers later I haven't had a few things I've requested to get fixed even looked at. (They did come fix my A/C very quick though) But still, sitting on my couch I'm content with my stay here although I am relocating for a bigger space. Fyi sometimes they shut the water off with no warning or no clue as to when it will be turned back on. Not helpful when you have to get ready for worknor even worse WHILE YOU'RE IN THE SHOWER. Other than that and the fan over my stove as well as the biggest burner on stove never working it would be 3 stars. Average, perfect for a serious first time renter. Also some apartments here are updated with new kitchen appliances ie stove and microwave..mine was not.
