Bogus move-out fees galore and the most unfriendly leasing office staff. One poorly working refrigerator replaced with a smelly one from a vacant apartment which also did not cool well. I do not recommend.

By far the worst experience I’ve ever had with an apartment building. Management does not care about residents and moving out is an absolute nightmare fighting all of their bogus fees.

Well maybe I'm just tired from the motor cycles that go around Eakins Oval all night but I regret signing a 2 year lease here. But the rowdiness doesnt end at the oval, there have been several break ins to the garage that residents pay for, women have been followed up to their apartments and the doorman in the south tower always seems to be "back in five minutes". I thought I was getting a good deal for the pricing on my apartment as Im sure others have thought the same... well then I got my first utility bill. RENTERS BEWARE: you pay everyones utilities. Yup- all the AC usage for one bedrooms in the building is totaled up and then divided by the amount of one beds in the building and you are billed based on that. There is a $25 trash fee every month?? Yet we have to walk our boxes downstairs and there is no option to recycle. There is also a lovely line for "utilites" in the bill where the building can charge you whatever amount they want! You will also pay for the lights and A/C in common areas to be on. I was away for work for the entire last month yet my utility bill in full was $150 on top of my rent & pet rent. I thought the building was pet friendly and I had to put a deposit and have an approved breed. However, there are so many aggressive dogs and dogs that should be on the breed restriction list. Not to mention the property reeks of dog pee and poop. Elevators in the West building were down for two entire months leaving 19 floors with ONE elevator. Half the time that one singular elevator wouldnt work leaving residents to take the stairs. The review below is correct with how many times the A/C and water seem to stop working. Management responded saying it was only half a day! However two times this summer the A/C was out for over 24 hours- once in a heat wave. There is also a huge mice and roach problem that seems to never be resolved and while youre sitting in your hot apartment that you walked up 18 floors to because the elevator doesnt work dont be surprised when it reeks of smoke. The building claims to be smoke free but many residents smoke in apartments leaving neighboring apartments smelling of 4/20. Upon move out you will be charged $400 for a "repainting fee" and 99% of people lose their deposits. Specifically my apartment was in less than move in ready condition when I arrived. This is probably the worst managed building I have lived in and I've lived in three major cities over the last ten years. Truly ... it is not worth the money.

We have asked our local police to be aware and we urge our residents to contact the police if there is an escalating concern that needs to be addressed. We send out resident emails to all resident to ask that they never leave valuables in there cars and if they are a pet owner to please pick up after their pet. Under the Fair Housing Act, housing facilities must allow Service and Emotional Support Animals for any person with a disability to have an equal opportunity to use and enjoy the home. The Americans with Disabilities Act also supports this as a reasonable accommodation for someone who may be considered disabled. All residents who seek reasonable accommodation of their Service or Emotional Support Animals are required to submit documentation from a licensed medical provider stating that a disabled individual requires his or her animal to assist with their disability. All documents we receive are reviewed thoroughly to ensure they are up to date and fit within the ADA and FHA guidelines. To confirm, although Service Animals are specifically trained to perform a task that assists with an individual's disability, an Emotional Support Animal does not have to be trained to any certain degree. Even though an animal's breed may be protected by their Service or Emotional Support Animal status, their behavior is not. If a Service or Emotional Support animal shows aggressive behavior, each instance will need to be reported and documented through the community team. When an elevator breaks down we contact our vendor immediately and work to have the elevator repaired as soon as possible. The last thing we want to do is to inconvenience our residents in any way. Residents at Park Towne Place are responsible for paying utilities including, water, sewer, trash, electric, gas, phone, cable, and internet. As usage may vary in the community over time, utility charges can increase and decrease frequently. We have an outside vendor for pest control. Please submit a service request for a pest treatment so this can get remedied as soon as possible. Park Towne presents a nice veneer over a bad building. In two years living here, I have experienced around 25-30 shutdowns of AC/Heat during the hottest and coldest days of the year, as well as 10-15 losses of hot water. These problems are usually fixed in a day or two, but it seems illogical that they’d keep paying an outside repair service several times a month instead of replacing the systems. Good luck getting any useful response out of management, especially with problems with neighbors (claim to be a smokeless community but do nothing to prohibit obvious smoking that travels through vents). Save your time.

In the event of a major water leak a water shut down would need to happen in order to repair it. Since this past May, this has happened five times across all of our buildings. Occasionally these shut downs can influence an air conditioning shut down. To date, no Air conditioning shut down has lasted ,more than half a day. While we are always exploring preventative maintenance for our system there are no plans to replace our system at this time. Amenities are what attracted me, but I wish I knew that the windows were paper-thin and turn apartments into hot boxes where you bake. The parking situation is dire- more than 6 months being here and I still have been unable to get one and they tow without notice. Overall a mediocre place that I won’t be renewing my lease at.

I can't rave about Park Towne Place enough. This is such an idyllic community set right outside Center City. An easy walk to the excitement and crowds but settled enough away where this is plenty of nature and peace and quiet! It feels so safe at all times of the night. Everyone in the community is so friendly and helpful. The amenities are truly unrivaled and management stays on top of things! Gym, salon, dry cleaning, a market, a work from home sanctuary- the list goes on. 10/10 I recommend and I plan to live here for a very long time myself!!

There is black mold in the basement level and the building has a lot of foundation issues. Management lied to new residents and told them that the flooding didn't damage the lower level apartments when it did. Don't make the same mistake we did.

I move in close to six months ago and still haven't got my parking space yet. They said it was due to flooding that happened when I first got thier but once again that was six months ago. Atleast one of thier elevators is broken at one time. My first week thier I couldn't stay at my apartment due flooding but still payed in full for that month rent and a hotel. Then today my rent was past due cause auto pay didn't go threw. They said they tried to contact me but the only person who contacted me was thier attorney telling me I being evicted and I like was dope. so I flew home early im only thier on weekends so I talk to thier manager and he said that I was late in rent and that they said they tried concating me so I paid for the month rent and he was like if it goes threw your good and I was like you didn't check to see if you sent me any email or called or anything you just assumed it cause i couldn't pay. So Yeah that whole situation kind of bummed me out so I wouldn't recommend this place to anyone.

Whichever building you choose, you're going to get a view. Get yourself a parkway view if you've been looking at concrete for a while. Get yourself a city view to motivate you to do more. Either way, you'll get both walking around the grounds.

Once you start your lease, the leasing office never answers the phone. The pricing for parking is literally the highest i have ever since for an apartment building. They don't deserve your money. They average out the entire building when charging you monthly instead of by the meter. You are paying for everyone's water, electric etc. Not great. Foundation issues. Ceiling cracks and comes back when repaired.

Heating, cooling, and electricity is based on apartment usage, while other costs are based on the apartment size, occupancy, and overall usage. In Park Towne's lease agreement all additional charges or fees are provided including parking. Park Towne Place is the first apartment that me and my girlfriend have ever lived in. To say that it is amazing is an understatement. From the first moment meeting the leasing agency, they were very helpful with the entire process and accommodating to our needs and wants in an apartment. The concierge service is amazing as well, they are always there to help and always have a nice smile on their face. The apartment itself is really clean and very well kept. It feels like you are out of the city while still being in the city and it is very comforting to know the safety around you as well. Overall the amenities are great! Whenever you need food, they have a great deli service downstairs. The gym is clean and very big and it is the perfect apartment complex for not only starting your life with someone but also starting your life in the city.

I have been living at Park Towne since 2016. It used to be a well managed building. Since then, the management has turned over multiple times and there is absolutely no respect for residents. This morning I got kicked out of the elevator by "management" because she had reserved 2/3 elevators for move ins, during morning commute hours. Yes, she asked me to get out of the elevator. Why you shouldn't believe the reviews? Because Park Town constantly measures the performance of it's excellent, well trained maintenance staff only, while not allowing for any critique or complaints against its untrained, offensive management and leasing office staff. Those complaints never get addressed nor published.
I extremely highly recommend avoiding these apartments for several reasons: Apartments initially showed me the comparably pricy layout for studios and illustrating that there was not any more comparably cheaper layout available at that time. With my persistence and perseverance, the agent finally alluded that there were some less expensive layouts available and promised a discount on monthly rental. Later, when I was about to paying the rent, the agent broke their promises and charged much more than initially agreed, and it took me several months to get only half of the amount back. At the same time, the agent kept avoiding my email and he is always taking more than one week to reply one email! Last and the most IMPORTANT!!! One week before I was about to moving out from the apartment because of the untrustworthiness and unprofessionalism, while showering after Friday work, accidentally the showering room sliding glass door crashed, causing me seriously wounded and injured, ended up in staying ER for hours and getting several large stitches. After the weekend, when I contacted the community manager, the community manager sent someone to check the room, astonishingly, rudely blaming me for smashing the glass door with heavy metal in an impolite mood!!! They did not show any sign or compassion for covering the medical expense and relentlessly asked me to call my renter insurance. What they really cared about was cleaning up the glasses and reinstalling a new glass door, in another word, trying to make this terrible and unbelievable accident seem never happened!!!! I am so furious with their terrible attitude and disgusting professionalism that I am going to, for sure, sue the property with all the videos, pictures, and record evidence I have collected. Warning again, never bother considering this place!!!
I’ve reached out to the apartment complex at least 4 times with no response. Makes me wonder how great of a management company they would be.
I highly recommend avoiding these apartments for several reasons: Apartment makeup When we originally toured this apartment, the representative gave us misleading information. The “vents” in some of the bathrooms are actually just air connections to other units that allow you to hear word-for-word conversions from your neighbors. During the year that we lived there, we had to shower with the doors wide open to avoid a sauna. The air conditioning frequently breaks, and maintenance’s solution is to change out the batteries that typically have a 2-3 week lifespan. A load of laundry takes an average 2.5 - 3.5 hours to complete from start to finish. While the interiors look nice, cabinets and appliances were constantly breaking - definitely not worth the rent. The proximity to the parkway and 676 make it very difficult to sleep, you can hear the cars and highways VERY clearly. The parkway also hosts a few weekend events in a given month, so the area is likely to be surrounded by crowds on several Saturdays and Sundays. Staff The cleaning and maintenance staff are very professional and pleasant. The resident services and leasing staff are incompetent. They are very slow to respond - we had to constantly follow up and chase staff for answers pertaining to our lease and resident information. Additionally, they’re EXTREMELY unprofessional, please read below: I once joined a friend of mine for a tour of a few of the apartments since I was referring him to the building (I've since told him to avoid despite the rent credit). When I asked the employee giving us the tour how the leasing agent who had shown us our apartment was doing, the individual touring the apartments with us felt comfortable sharing that our previous leasing agent was fired for inappropriately texting female tenants and showing up to work drunk. His exact response was “It was my first time working alongside an alcoholic.” and he went on to disclose all of the issues Park Towne experienced with that leasing agent. He made a big joke of it, so my friend decided to tour the building the next day with someone else before making his decision. Don't let the art exhibits and amenities disguise what is ultimately a very below average building complex. Also, take a close read into the 5 star reviews here. It's pretty easy to tell how authentic they are...

Recently renovated complex with reasonable price. Located in a quiet, calm area but within minutes of the more dense downtown. Had a pleasant experience with the leasing office and I'm looking forward to moving in this June.
Living at Park Towne has been a truly great living experience. I have been here for about a year and it is by far the best place I have lived in Philadelphia! Though it may seem pricey at first, when you factor in all the amenities (parking, gym, secure and efficient package room, pool, etc.) and the newly renovated units, it is MORE than worth it. When I was deciding where to live, Park Towne actually provided the best value once these were factored in to the price. The faculty at Park Towne are super friendly and accommodating, making it really feel like a community. Also, the location of the complex is so convenient. It takes 30 seconds to get onto I-76 and the area is super walkable (target and Whole Foods across the street). It is also super easy and quick to walk to center city as well! I highly recommend this location.
I've lived at Park Towne for almost a year and I love it so far! The amenities are amazing and the staff has always been super friendly and helpful. It is on the pricy side (and yes, there are garbage fees and pest fees, etc), but the amenities are top notch. The gym, the shuttle, the pool, package storage, etc--these are all things that people would pay for in the city. PS, Love the concierge people at the front desk. I haven't met one that isn't friendly! I recently had surgery on my knee and they always come around and open the door for me, even though I really can get the door :)

I’ve lived at Park Towne Place for over a year and couldn’t be happier! It’s the best location in the city and definitely a steal for what you get in the amenities. Also - because it’s an older building, the walls are very found proof, so I never hear my neighbors. I recommend all of my friends!
