Property Ratings at Park Trace Apartments
About halfway through our lease our car was stolen! There was only one camera on the grounds and it was only on the gate going out of the complex. We were told by police to get the footage and the office refused to give us the footage. When our car was stolen, multiple guns were also stolen off the grounds as well. We also visited the leasing office to talk about leaving for our safety after this event and were told they understood and would waive fees and would help us however they could because the valued their residence safety over all else..... However, they soon involved lawyers and basically wanted us to pay large sums of money that they originally told us they would waive. This also took over a month to hear back from their attorneys on the decision of whether or not they would let us leave under the conditions we discussed with the leasing agent. for an establishment that values the safety of its residence, you would think they would notify the community of crimes and theft of firearms!!!! I We have had to purchase cameras to watch our apartment and vehicles. I do not feel safe here! I never go outside after dark alone! We hear gunshots. We were told break ins and theft happens OFTEN at this complex by police! The gate rarely ever worked and would be open all day and night. On the rare occasion it was closed, our visitors always had trouble getting the gate to open when they called. We were constantly being watched by the agents and employees! They kept tabs on our every move. We felt as though we had very very little privacy. An agent lived near us and would keep track of when we had guests at our apartment and commented negatively on things we had on our patio. The ground crew is extremely loud and inconsiderate. They would yell and use heavy machinery in the mornings and be right up against our windows and walls. I can not stress this enough, do not live on the ground level. You will hear every car horn and door shutting. The maintenance is so loud with chain saws and heavy machinery and the walls feel paper thin! Also if you are unlucky enough to live in the back of the complex, that is where all maintenance and grounds crews headquarters will be for projects. For months, while they were painting the buildings, a whole section of our building's parking was fenced off with a full construction zone operating about 20 ft from our apartment.

The name Park Trace is appropriate for this apartment complex because the entire complex is well landscaped. As a resident I feel safe living here, and I enjoy walking around a complex that is well landscaped with plenty of trees. Management does a good job of minimizing pests despite the complex being surrounded by trees and nature. They are also very responsive to any maintenance requests. The amenities are also another great reason to live here particularly the fitness center and the pool area.
I moved to Atlanta about one week ago. Didn't know anyone here nor had I ever visited. A job opportunity came up that required me to move from Salt Lake City, UT to Atlanta GA with only a few days to prepare. After I realized my decision the next morning, I woke up in a cold sweat realizing how much work I'd have to put in such as planning, packing, acquiring hotels, writing resignation letter, and much more. The packing went smooth, but the planning on where to live in Atlanta was becoming cumbersome. Fortunately, Apartment.com offered a good selection of apartments to view in addition to a nice review section. Park Trace stood out to me the most with a very high rating and a decently priced complex. I stopped in Kentucky at a hotel and the following morning, I pulled the trigger to call Park Trace and I spoke to Cherry. I could feel through the conversation that at the least, the workers were fair and cordial. So I decided to give the application a complete filling and submitted a copy of drivers license to the complex. By the time I arrived at Atlanta, Park Trace was the only complex I even visited. After a tour, I was hooked and was eager to sign the lease. I waited an additional two days at a hotel before I could move-in. It was worth it. I have lived here less than a week and I have nothing but positive things to say about the staff (gate key hook up to phone), maintenance, neighbors, etc. My only minor concern is that once in awhile, the gate doesn't close all the way. Other than that, I highly recommend moving to this unit if you are lucky to get one available. Advice: if you see a unit at Park Trace available within a week's time, consider yourself lucky and submit the money for the application cause someone else will otherwise.
Mold, roaches, a staff that passes the buck and doesn't care. A mold test was done but we never received the results. Maintenance only patched the work which lead to the problem never being fixed. Transfer to a "better" unit only to find the old tenant's furniture still there, no A/C, & no stove. Someone killed their mistress recently, they haven't done any repairs since they're selling, etc. They've changed management yet again to pass the buck so when researching, look up address instead of the name to avoid the same heartache I'm experiencing. PLEASE...DO NOT RENT HERE!!! You've been warned.
Great place to live and the community is well maintain. Office staff is nice and Very helpful.
