Property Ratings at Park Trails Apartments
I lived here for several years because I couldn't afford a good place to live. Property management sucks. Loss of water, loss of power, lots of bugs and a decent bit of mold. This place really sucks. Don't live here.
I've had someone with keys coming in and out of my apartment, without notice, the whole time I lived here. I suspect it was the management, but don't know for sure. I had several items stolen, as well. I also noticed they like to get people's car towed, again.... suspect that's management-super shady practices. The place is overall, really dumpy. The hornet nest was never taken care of even AFTER bringing it to their attention and I was almost swarmed by em. The washer has been broken for over a YEAR, and they never bothered fixing it. The apartments ARE in a good area, though.
I lived at these apartments for 2.5 years which was 2.5 years too long. • These apartments are under the flight path of MSP airport, so you will hear loud, low flying, airplanes non-stop. • My building had an extremely loud entry door, which my bedroom was directly above. Every time someone went in/out, I’d hear the door slam, loud enough to wake me up and hear in other parts of my unit. • There were endless water issues at these apartments, either I had no hot water or no water at all. The repairs to the water heater and pipes seemed to be merely bandaids on the real problem. Not only that, but my shower would randomly get scalding hot for no reason. • Outside noise and hallways noise is definitely an issue, especially when they started allowing dogs, which when I moved in they didn’t allow. • I’m not sure if neighbors were smoking in the building, or if the smell of cigarettes just carried that far from the smoking area by the dumpsters and into the building, but my unit often smelled like cigarettes. • Management doesn’t stick around. There were four different property managers during my stay. They also do not provide backups when they’re on vacation and do not communicate when they’re out or when they are no longer with the company. • Snow plowing is slow in the winter and therefore the snow gets packed down and then becomes ice. The parking lot in general is a bit of a potholed mess with puddles when it rains or snow melts. • Lastly, guests are required to have guest parking passes which the property manager issues (which are a pain to get when there's no manager). My boyfriend’s car was towed due to the carelessness on the property manager’s part while filling out the pass. This cost $200 to release the car and then 2.5 weeks of working with the towing company and Park Trails to get a refund. Every unit in my building turned over while I was living there except one unit, maybe two. People do not stay here long term. I would look somewhere else especially if you enjoy quiet and running (hot) water.
Apart from the good location and relatively low price, there are very few pros. I’ve been here almost three years, every year thinking it will get better. (Spoiler, it hasn’t...) Terrible management with fast turnover, maintenance issues constantly, and no hot water frequently. The water was shut off completely several times in 2020 alone. Noise travels a lot, as the building is very poorly constructed with cheap materials and not maintained well.
These apartments are poorly built and the property managers and parent company (Soderberg Apartments) do not appear to care about their tenants. The property manager, Max, was great when we moved in, but he left soon after and we’ve gone through several property managers since then. Soderberg Apartments never communicates these changes to the Park Trails residents, so we’ve gone weeks at a time without a property manager to handle issues and maintenance requests. We have gone hours without running water on several occasions with no warning, and my building also has an issue with the hot water going out frequently. My apartment has cracks that have let hornets inside three times, and we also have pest issues with silverfish and house centipedes. The pipes have had several issues in my time here, and the water has so much mineral content that it leaves residue in the tub, sinks, and on dishes and laundry. Our apartment wall also has a bad smell when the sun hits it, which makes me suspect mold in the building materials. The only redeeming qualities are the somewhat low cost, free parking, and the friendly maintenance person. The updated kitchens are nice but not the best quality appliances, and the “maple” floors are laminate panels.. not actual wood.
Don't move here if you like hot water. In fact, don't move here if you need running water in general. Don't move here if you want maintenance to follow up on maintenance requests. Don't move here if you want management that cares about you, your unit, the property, or even their own company. Maybe just don't move here at all.
The apartment itself is nice. The maple floors and granite counter tops are a nice touch. Overall the area is quiet and the neighbors are very kind. General spaces are kept clean and maintenance is quick and respectful in responding to work orders. What they won't tell you... - Air Conditioning: the wall units are very old and not efficient. They do not cool the whole apartment and the dials often do not work 100%. - BBQ Area: This is non-existing. There are three picnic tables total on the property and one grill which is never clean and tucked in a corner. - On-Site Property Manager: They tend to have a 3 month shelf life and sadly leave or get let go, leaving the residents to have to hunt for someone at another property to get assistance. - Package Receiving: Inconsistent due to the common lack of an On-Site Property Manager. - Vaulted Ceilings: They are standard height. - Walk-In Closets: You can walk in and then immediately hit the wall, these are not walk-in at all. - Laundry Facilities: Not enough per building. The dryers do not fully dry items, even when only 1/3 full. Tried reaching out to maintenance and the company that owns the machines and was told it wasn't their issue. - Courtyard/Picnic Area: Do not exist. - Business Center: This is the Property Managers office, but since there is more often not a Property Manager on site, the office/Business Center is not accessible. - Smoking Free: Not true. Many residents smoke on their balconies, Friday and Saturday nights in the summer the air is so stinky with cigarette smoke. Storage Units: These are incredibly small. - Rent Increases: a $100 increase is common. There is no explanation when you ask why. - Property: There are three shipping containers, two in the yard area and one in the parking lot (taking up spaces) that showed up in the spring. We were told they were new bathroom vanities for all the apartments. No one has received new bathroom vanities, in fact the containers have not been accessed since arriving. They are unsightly and suspicious.
Lived her for a year. The buildings look run down inside because maintenance, while very timely and quick, does sloppy repairs. (For example, not trimming and nailing in wall bases properly or sealing in all areas with caulk properly. They put a brand new wood floor in before I moved in and scratched it up with appliances before I even saw it.) However, management has been good. Stacy was always timely and polite in responses, and Ana has been great so far. The location is really what makes this apartment so great. Trails that lead right to Lake Calhoun and close to shopping and hwy 100. The 1 bedroom units were worth the price last year, but now you could rent a nicer place for the same price.
I have been living in Park Trail Apartments for about 3 months. The apartment itself is very affordable, clean and has a very nice layout. The community is very quiet and respectable. The neighbors are friendly and welcoming. The maintenance staff is incredibly responsive and is more than willing to show up during off hours to address a need. Now for the best part about this apartment ... The LOCATION. This complex is located very close to the uptown area. There are plenty of shops and restaurant within walking distance. Plus you have plenty of access to parks and trails. One of the coolest features is that there is a large park and a trader joes across the street. My wife and I have been thrilled with our apartment.
I have been living at Park Trails for a year and love it! The location is great - you are close to uptown, walking distance to Trader Joe's, can easily hop on the bike path, and there is a park and rec center right across the street (ahem Pokemon Go people). Being a recent college grad and living on a tight budget, I was having a hard time initially looking for apartments in the area. Although Park Trails may not have super fancy amenities found in upscale and luxurious apartments, the units are renovated with newer appliances and the location itself definitely makes up for it.
I've lived at Park Trails now for about 6 months and would recommend living here. The location and renovated apartments make this property feel newer than it really is. Pros: Remodeled apartments, friendly management, and walking distance to the grocery store! Cons: No garages and not dog friendly All in all if you are looking for an apartment in the St. Louis Park area this property is the best value around.
I moved in about a month ago, and I couldn't be happier! Onsite property management and maintenance staff has been incredibly responsive, efficient, and friendly. My unit is beautiful, well laid out, and has tons of storage/closet space. And the location is amazing! I am no more than a 5-10 minute drive (and sometimes a 5 minute walk) from anything I want: restaurants, grocery stores, shopping, lakes, parks, post office, bank, yoga, gym, EVERYTHING. I am extremely happy with my experience so far and would recommend Park Trails to anyone.
My roommate and I just moved into Park Trails Apartments in September, and so far our experience has been great. The location is absolutely amazing, right off excelsior by Highway 100 and only about a mile from lake Calhoun. The staff here has also been exceptional. Lydia is always very sweet and friendly and quick to respond to emails and questions. Eric, with maintenance, has been so helpful since we've been here as well. We had a few initial but minor problems and Eric and Lydia were always so quick to respond and persistent on ensuring the problem was fixed and that we were happy. Free parking for residents is a huge bonus, as is the newly updated apartment units and appliances!
Park Trails is perfectly situated in an area that makes Uptown and Minneapolis accessible, and yet outside of the area enough to get a quieter suburban feel. Many of the people in the area/residents are young professionals. Trader Joes and the Civic Center (Hockey Rinks & Outdoor Water Park) are within walking distance. Insofar as the building, the outside appearance really fools you. If anything, that alone needs work. Once inside the rooms have very nice looking wood floors and great appliance and countertops. The rooms can be a little dark and the bathrooms are super retro, but they aren't large issues and the space is very nice. The management staff is onsite and very responsive/friendly. No problems there, and the online rent payment makes the rent (One of the cheaper in the area) that much easier to take care of. St. Louis Park does not allow grills on decks, so they are rather pointless... But the pool is a nice touch in summer (It has been "broken" for a portion of this summer but they quickly fixed it. Very satisfied with my choice to live here after leaving Uptown and the sirens!
