Property Ratings at Park Valley Apartments
This apartment complex is not what it seems. The pictures and advertisements are completely false, and the management is scamming people into renting here. The property is overrun with pests like roaches, gnats, and even possums. The hallways are filthy, doors have no locks, and the pool is unusable despite being advertised. Instead of fixing the real problems, they just keep changing management. Don’t fall for their tricks—this place is unsafe and unlivable. Rent elsewhere!
This apartment is an apartment complex you come to when you can’t go anywhere else. I’ve been telling the rent office about the mold in my apartment for over a year now, all they do is spray it and don’t do anything else about it. They refuse to move us into another unit, they keep saying if we feel uncomfortable then we have to pay to move ourselves and that isn’t fair. The pool hasn’t been open since we moved in, the bushes don’t get cut, and our neighbors are nasty. The walls are very thin so if your neighbor is smoking a cigarette you’ll smell it. Overall the apartments aren’t terrible but I wouldn’t stay here if I could afford to go somewhere else.
I'm happy to see that management has focused on the safety at the community. Feeling safe at night goes a long way.
I love all of the trees that encircle the property, it is very peaceful, great landscaping.
Staff is friendly, maintenance is reliable and the grounds are clean. You can tell they take pride in running this place.
I'm glad they bought new pool furniture for a pool we can't access. I'm sure there's a "gated community" fee that I'm paying for a gate that has worked less than 50% of the time I've lived here, and not at all in the last 3 months. I'm glad they built a playground instead of a laundry facility. Management changed this past summer, but instead of making an effort to finalize the transition smoothly, some of them went on vacation while harassing tenants with automatic emails/texts for bills that had already been paid. There's a reason all of the good reviews are in the last 3 months. They were paid for with incentives that the older tenants weren't offered.
The rent has gone up every year for no reason. The management has always been unprofessional garbage. Their communication is rude and unprofessional. Mass texts screaming in ALL CAPS is not a way business should be run. The only good thing this management has done was EVENTUALLY bring back dumpsters that we used to have. The pool has been inaccessible since before I moved here in 2021. There is nothing actually good about being here. There are just some things that aren't terrible
I've lived here for 2 years and this new management gives amazing customer service! They immediately respond to your texts, emails and phone calls no matter how late it is. I once got a call in response to my email at 9pm. The new management is making huge, much needed changes to this property already and they've only been here 3 months.

Overall, I am very happy with this property. I was worried with the previous management because oftentimes, they would take a long time to handle requested. With new management, the situation has changed. I am very pleased now.

Living at Park Valley has been a good time. Some of my neighbors have become great friends, and I appreciate that there are amenities that our kids can use. Great for bonding and families.
My husband and I recently moved into the community and are positively surprised by how welcoming the community has been and by how responsive management is at the property! Highly recommend folks consider moving into the community!
Not at all like pictures!! Office never answers phones. Things break again and again becuz the appliances are cheap. Living here is a huge safety hazard all around. Gates never work. They randomly shut off water. Toilet always clogs. Pipes in general are garbage. The back door doesn't lock properly. No peephole or window by the front door so you have no idea who's there!! No sense of urgency to install a smoke detector (we never got one!) Overrun by sick, hungry cats. In a bad area. Has no playground, pool, workout center, or laundry facilities so don't believe the lies!
This apartment is unprofessional. False advertising. What they advertise online is not there. Y'all will be disappointed. They don't fix anything properly. They get used stuff from another apartment and put it in yours.
My apartment is hot during the day my kid has eczema they came 3 times and still haven’t fixed it!!! A rat came through the utility closet they didn’t even come when I called! I have a baby on the way and it’s 80 degrees in here! DONT MOVE HERE
Don't waste your time - the phone rings then goes busy - I've tried to contact them on and off for 3 months. Don't bother going by to pop in for answers...it's gated and when you call office it does just like the phone, rings and goes to busy signal
This apartment complex sucks to the high heavens. They constantly have all these rules but can’t fix things. They lie about everything. They say wheelchair accessible rooms but that’s a lie. It’s stairs everywhere. There’s no ramp. And they say it’s no reason to have one. They care more about the looks of the apartment but not the actual apartment themselves. The apartment sits at an angle, so your apartment is not level. Everything needs to be fixed. People park anywhere they like. Terrible apartment. Don’t move here
NEVER LIVED IN A PLACE SO HORRIBLY TAKEN CARE OF! NO A/C IN THE SUMMER, GNATS EVERYWHERE AND HORRIBLE MAINTENANCE!! I WAS THERE 3MONTHS AND GOT TF OUT! DONT MOVE HERE ITS HELL ON EARTH!!!
They never fix anything. There is something wrong right after we pay rent. Like hot water will be off or ac will be out. And when you call them and ask what’s going on all they ever say is they don’t know or they don’t know when it will be fixed. And you constantly have to call them if something in your place is broken. Took them over 2 weeks to come fix my toilet. Oh yeah and there is mold. And they are still trying to raise rent for these raggedy things hey call apartments.
This apartment complex sucks. The keep raising the rent but don't fix anything. The place is disgusting. The carpet is nasty. The office staff never answer their phone.
My apartment staff are friendly, informative,and helpful. They treat me with respect and assist me in a timely manner. I love the fact that I'm close to the mall and other shopping ares as well as to the high ways.
I have been here for over a year now. I will say with the new management it is a bit easier communicating with the leasing agents/Managers. The comparison of sq ft to rent price is very reasonable. The pool area has not been serviced since I moved here and it doesn't look like it will be any time soon. There is a section of the complex that has been blocked off for months due to a weak grounding. It has yet to be serviced. I will say for the area I live in (Candler road) these apartments have been a safe environment for me. I would recommend these apartments if only the maintenance was kept up to par.
Hi. Just to give you guys a heads up on the lifestyle at the apartments I live in. I've been here for a little over 5 years and seen more then a few changes, some for good and some for bad. This is the kind of place that the younger crowd would feel is home. Mostly because the variety of fast food restaurants as well as a shopping mall on this one strip . It's rightf off I-20 less then 20 minutes from downtown ATL and just seconds from I-285 so if your the on the go type of person this is the place for you.. we also have all ages that live here from young to old by that being said we have patrol men that rides around also Dekalb county police is stationed lest then 2 min. With that being said it's a pretty cool place also cheap to be so close to Atlanta.
There is something to be said for affordable, but aggrivating, poor maintenance, botched repairs, worthless security and dishonest a staff is another thing. Should you find yourself inthe Park on Candler bring camping supplies because you'll wish you simply lived in the woods.
