Property Ratings at Park View Apartments
I think you can do a lot worse for apartment condition and quality of management/maintenance, but I had several problems. I personally had higher than normal rent, but that's because I had a shorter lease period. I was always planning on moving out at the end of my lease, but even if that were not the case, I don't think I'd renew. Also, as a note, be sure that the unit your touring is the one you're renting, or ask if the one you're renting has updated appliances. There were roaches, and the exterminator who was called in multiple times did little if anything to help the problem; it was only homemade/store bought solutions which helped. (Note, if renting, ask how long the apartment has been unoccupied, as I think the roaches get in during that time) There was an intermittent water leak from two floors above which took weeks for maintenance to find and fix. When I contacted management about tobacco smoke smell in the hallway, they referred me to the front desk, and on a later date when I contacted the front desk, they told me to contact management. During the transition of the seasons, the building can only be switched from cooling to heating one time, so there are cold days in the fall where the heat still hasn't come on (and I assume there'd be hot days in the spring when the AC hasn't yet come on). Midway through my lease, the building got upgraded fiber internet, which sounds great, but the monthly internet bill was double what I was paying before, with no option to opt out and continue the old service. It was objectively better service, though, so I can't complain too much. In fairness to maintenance personnel, the problems were genuinely difficult to fix/diagnose. Which tenants were living like slobs and attracting the roaches? Where is this leak that only happens once every few days coming from? Who of the dozen or so tenants on this floor is smoking in their apartment? I've definitely had worse management and places in far worse condition, but I hope to have better in my next place.
The Apartment advertises that there is a walking score of 91, I believe this to be a little inaccurate, it's probably closer to 96. My wife and I wanted to move in to a place where we could walk to major attractions without driving. There is coffee Shops within a block, parks everywhere, river walk right at your back door,, half a block from PNC park, a block and 1/2 from Heinz Field, I mean Acrusure, yuck. Maintenance is fast and on time. And everyone is super friendly
Unit was not cleaned prior to move in. Staff and Management are rude and unhelpful. If they do help they provide inaccurate or partial information. Will not fix maintenance issues if it’s “to hard to fix today”
Neighbors constantly scream and shake my entire apartment all day and night. Management is completely useless, it’s “just apartment noise.”
I’ve lived at Parkview for three years both in a one bedroom and a studio, I cannot wait for my lease to be over and to move. I feel like I live in a dorm with my neighbors constantly partying and blaring opera ???? until 3am. The hallways constantly smell of weed. My dishwasher needs to be ran atleast 2 times to even remotely clean my dishes. Everytime the HVAC is switch to heat or AC it breaks. I went the entire summer with the AC barely working and they wouldn’t believe me until I complained several times. I slept on the floor in the living room because it was so hot in my bedroom. My kitchen floor tiles are not even glued to the floor and pop right off. They have lost my packages despite confirming with USPS that the package was indeed delivered to their office. There are constantly bugs in my apartment because the windows are poorly sealed. I could keep going on and on. They also keep sending emails how they’re going to send our packages back or take away the shopping carts (to help carry groceries into the apartments) just because some tenants are terrible and can’t follow the rules. That’s fine, but don’t punish everyone just because of some bad apples. Yes the location is great but that’s really all that it has going for it. The price I pay is not worth living here anymore. I really recommend you look elsewhere.
When I moved in last year, I didn’t pay attention to the state of the apartment because the location meant more for me. Throughout the year, we had few times of water in the shower not being hot, a whole week of washers and dryers in PV4 not working and other small “problems” like these. However, I still tried to enjoy my stay there. When moving in, the bathroom looked terrible, looked like they painted the bathtub over hair and I had to clean it, still didn’t help and I put a mat there. My kitchen looked terrible, all in cracks and stains. I could not use the oven because of how bad it looked and smelled when I tried to cook something on/in it. Now, when I moved out, I was returned only about 30% of my security deposit. And for the most part, I don’t agree with the deductions. Anyways, “good” place to live, just make sure you have all the photos of before on your phone and don’t be shy to complain (because I was)!

Don't live here if you can help it. I noticed the ceiling over my bed had begun leaking so I put in a maintenance request. It's been almost 30 days since, and the leaks are only multiplying. After waking up in puddles of dirty rain water multiple nights, and having a ceiling covered in disgusting rust-colored stains that give off a strong acidic odor, I can't stay in my own apartment anymore. The leasing folks are ignoring my emails and I'm only able to get through to the maintenance staff. The customer service here needs an extreme overhaul. Like many, I was sold by the shiny marketing, but in the end it's just that—shiny marketing.
Run! they will charge what they want and everything its “on the 12 pages lease” with very small letters. this is an old building newly painted and they charge you like if it was a new one. no windows in bathrooms: smells stays forever! balconys are a huge problem in winter. kitchen cabinets are cheap and uglly. they decide when you can use heat or AC and somedays arw hoy and they have the heat on and other days are very cold and they have no heat and they said its free so they can do as they please. very bad experience

Moving from NY, had no idea of the different communities in Pittsburgh so I wound up here. IT IS EXTREMELY OVERPRICED IF YOU ARE LIVING ALONE, two people splitting rent in a 2 bedroom is okay. It seems once every few weeks they turn the water in my building off, have no idea why. For the ENTIRE 12 MONTHS of my lease, when showering the water will randomly hit you with a burst of molten lava, happens consistently and at least 4-5 times during a 5 minute shower and is the perfect way to start every morning infuriated. Parking in their garages is overpriced. The leasing agents and workers are very nice but all that means is you'll have a pleasant 10 second interaction with them when you see them, doesn't exactly add much value. **If you want to pay for high quality living but not live in high quality, this place is for you**
I relocated to Pittsburgh and luckily discovered this apartment complex. I really enjoyed my experience at Park View Apartments. The entire staff is friendly and very responsive. The location is amazing - great coffee shops, restaurants, and breweries/pubs are walkable. The dog park and tennis courts are right around the corner. Plus, it is a 15 minute walk to get downtown. The indoor gym is spacious with lots of machines. In addition, the North Side neighborhood is rapidly improving! I definitely would have stayed here if I had not purchased a home.
Terrible experience with the staff, management and property. Take the negative comments about Faros and Park View that you read on the internet seeiously. We did not and it was a nightmare experience from start to finish. Staff is terribly rude. Specifically, if you are working with either Julia, watch out. Terrible, terrible people and they are poisoning our city. The units are not worth the price and are cheaply built and maintained for the rising prices. My heart goes out to all who still live there. I will speak with anyone considering signing a lease. If you can involve a lawyer when working with them, do it. They changed our lease agreement without our knowledge. Faros is truly awful to their core.
My husband and I lived in this apartment complex from Summer 2016 to Fall 2017. At first, we were pleased by the price, location, and service. Then little things began to bother us. There are washing machines and dryers on each floor, but and using them was expensive. The washers were so inefficient that our white sheets turned yellow. After just two washes in a home machine, the discoloration was completely gone. The outdoor patio spaces look wonderful, but when we tried to use the gas grill in the middle of summer, we had to try several different ones before we found one that worked. Our neighbors regularly yelled at each other in the hallway late at night, and management apparently never took stronger action then sending a series of employees to talk to them. All these things were minor, but they became more problematic when management told us that our rent would be raised by around 7.2% for the next year’s contract. We were given only one month to decide, which was not enough time to make other arrangements. After signing the new contract, we began to consider moving, and clarified with management the fee to break the contract (1 month’s rent). We continued our search, found the perfect house to buy, and began the process to break our contract. We then discovered that management had doubled the fee two days before we officially broke the contract. Although it was legal for them to do this, they never informed us or the other tenants in any apparent way that this was happening. We met with the complex manager, who was condescending and acted like they had done us a favor by having such relatively cheap fees. Apparently it never occurred to her that we’re not charity recipients; we patronized their business because of the cheap fees, which they had just doubled without warning. I talked to her boss in the management company and requested that they honor the fee that was originally in the addendum; my request was refused. Thankfully, we were in a financial position to actually purchase the house we had worked so hard to find, despite the fee increase; someone else might not have been so fortunate. Although I realize that Park View management did nothing illegal, I believe that they were arguably unprofessional and showed poor business skills by alienating young professional tenants who could have sent business their way. I cannot recommend Park View as a place to live; convenient location, nice views, but simply not worth the money or hassle.
I have lived here for seven years. The management company changed about three years ago. There have been many changes both positive and negative since this company took ownnership. The main improvements include a fitness center, barbecue grills and a 24 hour concierge. These are great. However, I feel the negatives outweigh the positives. Understandably, this company is a business and seeks to have good profits and revenues. Unfortunately, they fail to understand quality of service is a large factor in tenant happiness. Over the past year I have come home to find holes is my walls and drywall on the floor. These repairs were made because other areas of the building were suffering from leaks and problems. I was never warned people would be entering my apartment and making holes in the walls until they were already done. This disregard for my privacy was disturbing. Due to these negative changes I moved out. Since moving out I have had difficulty getting my security deposit back. They state there are stains on the carpet and need to clean these. They are charging $250 to clean these. There are THREE stains which cover about FIVE square feet. Normal carpet cleaning costs less than a dollar per square foot. Normally cleaning a FULL room costs about $50. This area should cost about 10-15 dollars to clean. If they cleaned both rooms in their entirety this should cost $ONE HUNDRED. It is unclear to me why they are charging $250 for cleaning these stains. I am awaiting a response on this matter. What is also quite bothersome is the worst of these stains were already present prior to my arrival there. They state I should have documented these when I arrived to the apartment. I documented the cracked bathroom tiles, holes in the kitchen counter, dirty balcony, broken bathroom mirror; however, I missed these carpet stains. I highly recommend you document every scratch and abnormality otherwise you will be charged for such. It seems the new management is struggling financially. They are hoping to cover their financial worries by squeaking money out of tenants. This behavior is suspicious and unethical. I have contacted the better business bureau to assess my concern with their business practices.
This place will steal your packages, con you out of money, and refuse to do repairs. Despite the nice view, the management company is the worst that I've dealt with. Also, people seem to get robbed and shot outside on a regular basis.
You can't dispute that the location is good but the units are overpriced and you have to pay for water. If you want to live near downtown short-term and don't mind being inevitably priced out by a big rent increase at the end of your lease then maybe you wouldn't mind it here. The demographic of the apartments is now mostly loud twenty-somethings who smoke and drop litter in the hallways and stairwells. Walls are thin and noise most definitely travels. Park View advertises "luxury" living but the feel of their buildings is crowded dorm. Also be aware that if you make a deposit on an apartment there and fill out an application and are approved, there is a clause in their paperwork that starts a countdown of 3 days. If you change your mind for any reason about moving in, and don't ask for your money back before the end of these 3 days, they keep your deposit money.
The Apartment itself is great. My unit had all new equipment installed prior to moving in. Smoking is allowed in the apartments which can be annoying but I dont notice it most days. The only thing that prevents a 5 star rating for the price is that there is a block of projects nearby which makes nightime a little sketchy at times. You just need to know where not to go at night. Security has done a great job here.
I believe this apts are overpriced but for the security and the changes to come it will be okay. $100/mo for garage parking if you want it. 630 sq ft studio is $785/mo. I got new carpets which is nice. Can't complain.
I just moved into my apartment 2 weeks ago. Rent in Pittsburgh is much pricier than I am used to, but it's a great location for the beginning of the next few years.
The buildings are nice after being renovated, and the have some nice amenities, but honestly, a studio apartment, and a parking spot for $820 a month? It's not that worth it. I'll be leaving at the end of my lease.
I love the location and spaciousness of these apartments. Maintenance is awesome. But I can't recommend them based on my personal experience. The walls are very thin and my neighbors are extremely loud and mean but management has not done anything about it. Also since new management took over, they have raised rents and pray and parking prices and are now charging certain utilities that used to be free, they removed all guest parking, and refused to replace a treadmill in the gym in our building for over a year. So my personal experiences with them have not been favorable and I would not recommend these apartments despite the amazing location.
This apartment complex is in an amazing location. I am about 2 blocks away from PNC park, lots of restaurants are bars around. The complex has a lot of grassy area and has a fenced in pet off leash area! They are extremely pet friendly! The actual apartments (at least in my building 1 out of the 4) was built in the 70's so I have a 70's style bathroom, but the carpets have been completely redone and the walls have been refinished. It is very clean and spacious. Currently in my building they are building a new gym, and I have a roof top terrace, but I have access to the 3 other buildings in the complex so I've been able to use another building's gym and their entertainment room. And people from that building have access to my terrace. The only negative issue that I have had was with the showers. The water will not stay one temperature throughout my shower (even if it is a short 2 in shower). One moment it will be comfortable, and the next second you're being doused with freezeing or boiling water. I have tried to talk to maintenance about it and they said that they are working on the pipes that are causing the problem. Otherwise this is a wonderful place to live in the quiet area of the north shore. I would highly recommend it to anyone!
I've live here for three years, and I can say this place isn't worth living in for the raising prices. They are renovating, but nothing has changed in our building yet we're paying more. There are four buildings but PV2 is clearly the worst. They told us we would be fully renovated by over a year ago and they have barely started. The worst thing about the building is that the owners will not put money back into the facilities. The elevators are the worst elevators I have ever seen. One is almost always broken and the other is constantly being used by maintenance or someone moving. This may seem like it doesn't matter, but the stairs don't connect to the lower levels, so if the elevators are broken, you will literally be trapped down there. It really is insane. One other annoyance is that the lobby floor is shared by a nursing rehabilitation facility. They workers have access to the residential area of the building for some reason and are constantly using the elevators. I'm not really sure if this is even legal because they can take the elevators up to the apartments. Security is also good, but there are issues. My bike was stolen last week and I was told I'm just out of luck and I should call the city. Also, our power has been out twice on the last two months for a full day at a time. It's not the city either, it was only the apartment buildings. It is a frustration to live here, and with our rent going up 15% and there being no improvements, it's just not worth it. Find somewhere else to live.
This apartment complex has been great. The building is concrete, which means even if you have neighbors that are loud, you can almost never hear them. It is within walking distance to a lot of stuff in downtown, (if you are a pirates fan, just 5 min to the stadium) There is also a park on the north side of the complex, which makes for great running paths. The maintainance staff are great, very friendly and the few things that have needed fixing were quickly taken care of. My only complaint is that not all the parking offered by the complex is gated.
Park View Apartments are the new owners of the Allegheny Center complex I have lived in for nearly 3 years. The old owners were okay; the rent was cheap, most utilities were taken care of, and the view was fantastic! However, that was about it and the community felt really dead. The owners didn't do much of anything to help spur a sense of community. The new owners that changed the name to Park View have completely reinvigorated the whole neighborhood (which the complex has mostly to itself). A total makeover has been started on the apartments to bring them to the 21st century of interior design and make them feel vibrantly alive. Part of this makeover includes new amenities such as rooftop access, 24 hour front desk attendants, business centers, game rooms, cook-out decks, and actual fitness centers. They even listened to my direct request for bike parking and installed a ridiculous amount of it! All while hosting events to spur mingling among residents and a sense of community. With all that said, there is a few cons that should be mentioned. One is that rent raised about 18% this year, and will probably continue to raise after construction is complete. That would be understandable if construction was complete, but our building his a complete mess because of construction. So we're essentially paying for amenities in other buildings while ours aren't completed yet. That's a very minor concern though, considering all of the other great things Park View has added to the community. I can only imagine that with time this will become an even better place to live. Hopefully the rent doesn't skyrocket too much; it's still one of those great little finds that is the perfect distance from downtown without having to pay downtown rent.
The staff was exceptionally courteous over the phone and during the tour. The building itself offers many amenities. I.e. rooftop deck, recreational area, workout center, etc. The building is in a prime location for anyone working in or around the city. I walked to PNC Park in under 8 minutes. The views from most apartments are amazing. I have intend on moving here in the spring when my other lease is up. Also, beautiful parks and the aviary are right outside the door as well as many restaurants, hospitals, and museums. Too good to pass up for anyone with an active lifestyle.
Management makes new policies and gives little time for tenant to think. NO flexibility. They are like either my way or highway. Some staffs are very very rude and would be like we don't care if you stay or leave. Quite common for water to drip from ceiling and workers keep coming to your room and disturb you. They do patch works rather than permanent fixing. Sometimes AC does not work. I would never recommend this place. Not worth money you put in
