Property Ratings at Park Wayne Apartments
I have been living at the Park Wayne Apartments for 10 years. The complex has a great location: about a mile from downtown Silver Spring and a five-minute walk to the Sligo Creek running/walking/biking trail. The location also has the advantage of abundant flora and parks nearby. A Giant store is located just a two-minute drive from this place. As in most rental buildings, some issues will come up from time to time, but management has always proven diligent and efficient in addressing them. The property manager, Daisy, and the maintenance personnel (Jose, Selvin) are tireless workers and show a great degree of patience with the multiple requests they get from residents. Their job is not an easy one, but they go well above and beyond the call of duty to help their tenants. In comparison to nearby rental buildings, the price is reasonable and recently management has taken further actions to improve the conditions of the property. The public areas in the complex are well maintained. Sometimes it may be a bit difficult to find ideal parking if one arrives late at night, but that is something we all have to live with in the DMV area. After 10 years living here, I am extremely satisfied with the property. Kudos to Daisy, Jose, Selvin and others working for the property for their tireless efforts to do their best in making the property a welcoming one for their tenants.
Terrible place to live, I have been living here for 9 years and these apartments are not good. The only thing good about these apartments is that the bus comes by pretty close, it's also free to walk around and the stores are 5-6 mins away. And the price of these is pretty good unlike others. These apartments are full with mice,bedbugs and roches. When I try to sleep I always hear my neighbors across the room it happens every day or it would happen every night. The lady who works here IS TERRIBLE, she would blame you if you complain about something, sometimes my toilet is stuck or the shower doesn't work I ask her if she can call someone to fix it she would complain to me and when I come back from work THE SHOWER ISN'T WORKING??? Does she not like me or what??? There is a small park in the middle of buildings (the apartments), and the park is next to a mini forest and when I go there with my sisters I always see mice running from the building to the small forest. People don't clean well here they make us take everything out of the kitchen so they can spray something for the roches and I feel like what they spray is just water. Terrible apartment please don't live here.
I am writing about my 18-year experience at Park Wayne. (I moved out recently, only because I was able to get a Condo of my own, using my no-down-payment VA Loan). Park Wayne is one of a large number of apartment complexes in the Manchester Road area; and one of dozens in lower Silver Spring. Among the best features of Park Wayne is the staff; resident manager has been there for 12 years; there are several full-time maintenance persons. This is unusual in that many complexes of this medium size do not have full-time staff onsite. There is daily cleaning of the halls and property; there are usually contactors at the site who have been coming for years to do what is needed within the apartments. There are also contractors who maintain the grounds; leaf removal; snow shoveling, and such. There is easy bus transportation, multiple bus routes are at or right near the complex. I am familiar with the other nearby complexes and Park Wayne is the best value
I have been living in this apartment more than 9 years and its gets worse and worse everyday. The rooms are very small and crowded. The apartment is very dirty. The receptionist is always rude and very biased. She never responds to complaints. The only reason i stayed in this area is because it is a convenient place for many things like grocery store and metro station.The rooms are full of rats and bedbugs as well. I will never recommend this apartment to anyone else.
I've been here for two years, now we bought a house and moved. These are the good things: The price is very good for this area. The neighborhood is very convenient for public transportation and shopping. The location is also convenient for driving and local parks and play grounds for the kid. All the utilitis and parking are also included. Maintenance is quick. However, the rooms are small and the apartment has only basic things. For example, kitchen has no dishwasher and microwave. The tenant has to buy their own AC too, usually it costs around $250. This is one time and they will install it. Some of the apartments are hardwood floor; some are carpet.
I enjoyed my two years stay at park Wayne apartment.its highly recommend.
I lived at the Park Wayne Apartments for about 7 years and it has been the best experience for my time in Silver Spring. As with any apartments you live in for an amount of time, I've had quite a few things I needed to be addressed. The Office was quick in all of the problems I had and were diligent in getting things back to normal. Daisy, the property manager, is very helpful and extremely swift in getting your problems resolved. Park Wayne apartments is a quiet community and I would recommend anyone to live there. I've been here for over quite a while and I'm always hoping that one of those moving trucks I see every month will someday soon be mine. Cause all of the moving trucks are people moving out, not in. Good: Nice Foliage Outside, Hardwood Floors. All utilities included in rent. Maintenance is quick to handle emergencies. And that’s about it for the positive. Bad: Old fixtures and appliances. Bad paint jobs. Small bedrooms, bathrooms, closets, and kitchen. One bedroom's closet is not located outside the room. No storage. Neighbors can be heard through floors & walls. Management is slow to address issues. Residents who throw trash on grounds and mail on in the front entrance. Incompetent management staff. You can smell neighbors cooking outside, in the hallway, and inside your apartment. Fish! Strong Spices! It goes on. Only 3 benches for 1000 residents leaving no real outside space to hang out. Unfortunately people will hang out on the steps smoking, ugh! Ugly: Roaches!! The Bain of my existence. Seriously, these pest seemed to have set up permanent residency. My apartment is clean, but they still insist on stopping by and paying me a visit. Actually thanks to dirty neighbors who seem to organize "all you can eat" buffets for the critters, they never left, leaving their freaking off-spring to torment me. Management make you clear out the entire kitchen every time they spray. Only to come home and find the roaches are greeting me in the kitchen asking, “What’s for dinner.” I don’t know what’s in that spray they use, but these roaches are ninjas or special ops. Cause they are still here. Rent will increase yearly, currently $1215. Neighbors will hit your car and think nothing of it. Expect door dings and sometimes big dents! Parking is hectic at night especially if you live in the back apartments. If you come after 7pm you may not find parking in front of your building. Sorry 2nd shift workers, if you come after midnight, don't expect to find parking at all. You will most likely have to park on the street behind the complex 2 blocks away if you’re lucky. Otherwise you will have to park by the school about 0.3 miles away and walk in the dark to your apartment. No amenities except a small play set for children. Only 3 laundry rooms (6 machines each) for the entire complex. That’s 18 machines for 1000 residents. Laundry room only open 8-9. So don't start a load after 8 cause they will lock you out.
What I love about my apartment is close to my work. There is a bus stop right at the door. The place needs more cleaning and also the price is a bit expensive for me. I don't think it's convince enough for easy living.
