Roach infestation that has gone ignored by building manager. No smoke detector in-unit. Broken toilet and sink requests have been ignored for 'Requests of Higher Urgency'. Trash room that has strong smell & many more roaches inside. Do not live here!

This apartment is perfect for anyone who is willing to deal with broken washing machines, emergency water shut-offs at least once a month if not more, scarce working call box, deliveries that get left outside the front door, and a cacophony of other TLC Corporate management failures.
2/5 stars for building management. Beautiful old building that is not well-maintained by TLC. Unfortunate/ugly/unnecessary "renovations" constantly being made, while the building looks like it's falling apart, and in need of very different attention. Roaches, washing machines always broken, elevator out of commission for long periods of time, manager who seems overwhelmed/unable to do their job properly, constantly switching maintenance team, chaotic overall.
Laundry machines always broken, management rarely available, callbox outside has been broken for three weeks now, water has been shut off multiple times in my 12 months here, the kitchens do not have proper ventilation, the trash chutes absolutely stink, and the flooding on the first floor that happened a few months ago was solved by box fans. I have had packages left outside because mail carriers couldn't access the building, and I myself have been locked out because of the before mentioned callbox issue. Other than that, I have had a fine experience.
I’d recommend this apartment Because of the neighbors and neighborhood it’s very quiet , friendly , peaceful.

I, Zachary T., MADE IT through AN EIGHT YEAR RESIDENTIAL STAY, By the SKIN OF MY TEETH.... IN THE BEGINNING of my stay at 434 West Wellington, I was Impressed, Always acknowledged, would have ANY and EVERY maintenance issue or request answered to, and even repaired beyond what I expected.or at times even blessed with a Brand new appliance or change in/on lease like what A RESPECTABLE, CARRYING and RESPONSIBLE PROPERTY WOULD NATURALLY PROVIDE. Then 202p hits And it just got worse and worse. So of course it would start with washers and dryers being out or them not working. But we could deal with that. Or let's say our keys weren't working because the door was wide open where people could just walk in and so we could deal with that. Beware of what you get delivered to this property because if you're not there to pick it up somebody else happily will and this happened to me so many times where I ended up talking to UPS and FedEx and an agreement to where they cannot even drop it off unless they give it to me personally or put it in my locker that would be locked Oh no that's terrible. Wait a minute. That is nothing. That's just a little bit. I'm going to keep it short. 2023 was a nightmare here. I've never had an issue with any time living anywhere. I got evicted in Aug 2023, and that was due to me being unable to make my rent payment now. Let me explain to you why I was unable to pay for my rent.So for 2020 to 2023 we all you know we understood if they were going to be a couple different times that plumbers would have to work on our water system. Well, 2022 and 2023. This became our norm and a lot of us that lived here. We would wake up. Not even aware that we wouldn't even have any water to get ready for work by this. I mean none at all. Not even called to brush your teeth. This ended up happening to me in 2023 in late July early June but it was a whole two weeks without hot water. Long story short, it damaged the way I could even get ready for work and I wasn't the employee and I wasn't the go-getter that they hired due to the fact that I couldn't be that without. I got fired from my luxury hotel high in the charts employee which damaged me and it's still hurts I was unsure as to what to do but I'm obviously smarter than people expect. So every time my water was out or off 311 and 211 got a phone call. Well luckily they kept track so any further issues will be accounted for if my eviction has to attend court.

The leasing office is so unorganized. I scheduled a tour through TLC's website and spoke to the leasing office over the phone the day before to confirm my visit. When I arrived for my appointment the next day, no one was there. I waited 30 minutes with another people who was also scheduled to tour and there was no one in the office even though they were supposed to be open. No phone call or email from them. Huge waste of time and really frustrating to work with.

Don’t move in here unless it’s the only option. Poor management, poor upkeep of building cleanliness. Building won’t take responsibility when they mess up and will be quick to evict.
Don’t move in here unless it’s the last resort. Management is only in this for the money, and if you need anything done to your unit it won’t get done as well as mangers are swapped out every month. They are quick to enforce evictions but slow to follow up on maintenance requests. Things are stolen from the mailroom, laundry room only has two working washers and maybe 3 dryers. Keep everything in writing as they are forgetful and will act like they never got word of any requests.
This is my first apartment I’ve had on my own and I am so happy with my choice to live here. The location is perfect, especially if you have a dog or enjoy dogs being around. There are a million things to do within walking distance, and the community of the building itself is fantastic. My neighbors are very friendly, the maintenance staff is exceptional, and the property managers are very communicative and present. As a young woman living on my own, I feel very safe in the building and the neighborhood, even when taking my dog out at night.

Excellent communication and response time with TLC Management. Everyone is extremely friendly and helpful, especially Tammi and Olivia. The upkeep of this building is outstanding, and apartment maintenance is taken care of very quickly-usually the next day or even same day...Juan is amazing and super nice. Awesome location and vintage design!
