Property Ratings at Park West
Stay far, far away from this place. From the day I moved in, it’s been a nightmare. The apartment is infested with rats and roaches—no matter how clean you keep your space, they seem to be everywhere. It’s truly disgusting and management does nothing to address it. The appliances are another disaster. Half of them don’t work, and good luck getting anyone to come fix them. Requests go ignored, and management is basically nonexistent. They won’t answer calls, emails, or messages, leaving you on your own to deal with everything. The outside is just as bad, with trash everywhere and zero upkeep. And the worst part? Gunshots can be heard near the playground. It’s terrifying, and it makes the whole place feel incredibly unsafe, especially for families. If you’re considering moving here, don’t. This place is dangerous, dirty, and poorly managed. Run, run, run!
The most worst apartment I ever stay, no parking space. Even my family can’t even visit me in peace..Not good enough ????

The apartment is lacking in basic amenities which are meant for better living. The capacity of the parking space is not large enough, bad conveniences, bad interiors, Worst apartment any one could imagine staying in.

Updates have been going on for months I see properties value and rent going up but not safety. We have no security, gate it always on the fritz, can’t use the amenities such as the gym, loud neighbors. No one ever can help you. Dogs left on patio all day barking ready to move already.

We're sorry to hear about your move-out experience. Please reach out to us at ResidentServices@ARIUMLiving.com so we may better understand this experience and resolve this issue. We look forward to hearing from you.
When I moved it was dirty, very poor communication with office and it not safe because two times broke my car's window. And specially at the end give you so so much hard time, charging for such little things and make a huge bill. You can find much better in other place.

We're happy to hear you haven't had any issues during your first year staying with us! Thanks so much for taking the time to let us know about your stay so far; we hope you have a great day!
These are an excellent complex. I have been living here for going on 3 years and I love it, maintenance is always done on time and I get along with my neighbors. My kids school is right next door and I can watch him play on the playground during the day. I do wish the valet trash service would work 7 days a week instead of just 6 but hey no biggie. Oh and Bertha (Manager) and office are always great, smiling and helpful. 5 stars!
Please DO NOT rent from this complex. The manager is so unprofessional amd the apartment has been neglected in terms of maintenance. Wooden floors are weak and there are cracks all over. With the combination of weak floors and filth, the place is pest infested with mice chewing into apartments through the weak floors. The manager is not abreast with issues and just sends a generic response to complaints without checking her facts.
I just moved to this complex and really feels good to live here. Yanet was really helpful. She’s so nice I give her a ten ??

Waste of time, money, and energy. I applied for Arium Park West Apartment #1432 on October 14th 2019 & my application came back Denied on October 15th- same day I was referred to apply with Liberty Rent to CO-SIGN for my Lease & Liberty Rent approved the same day. Following day, October 16th I paid $849 dollars to Liberty Rent and same day Certificate was sent so I could move in to the Apartment #1432 that was ready for immediate move in at the time and even verified by maintenance. I was told by Bertha and Thomas, leasing Manager & agent, to get Electricity turn on, and buy renters insurance in order to move in to the apartment, so I did on October 17th. Arium Park West sent me a “Welcome Letter”, set me up on their website, provided me with a personal WIPS Number which I made a $175 payment thru Walmart thinking that’s how I had to pay my “Surety Deposit” they had spoken to me about paying- turned out it wasn’t Arium West Park WIPS number I had to pay the Surety Deposit but a different Company. Regardless of this inconvenience I went ahead and made ANOTHER $175 Surety Deposit- this time was the correct Company. After having paid in full a Co-Signer, Surety Deposit, Extra $175 to the Apartment Complex, Renters Insurance, Electricity Deposit, and Uhaul to move in...I was told I was denied because I had an “Eviction” that was never mentioned to me after they received my results from my first “Denied” application- wish they would of said something since the beginning. Ps. BEWARE they advertise “Free App and Administration Fee” but they make you pay $200 dollars upfront THEN they say they take off $200 from your first month rent? SO, is it $200 off your first month rent OR Free App and Administration fee? They don’t make sense, and for that reason I didn’t move forward with this company.
I'n my 3 months here management has made great strides to do things to improve the community. They are helpful and attentive and really listen to the feedback of the residents. Ive been pleased here mainly because of them.
My fiancé and I have lived in Arium Park West for over a year now and besides things like the trash and cleaning the pool we've been pretty satisfied. Sadly, dating back to February of this year we have had a terrible spree of attempted home burglaries with some being successful, car/motorcycle theft, cars being vandalized and broken into and also tires being stolen. As a community we've come together and spoken with management who has yet to do anything to try and rectify this horrible situation. It has gotten completely out of hand at least every other week, two days out of the week you can expect to come out in the morning and several cars are broken into, stolen or literally sitting on bricks. I know that they can not guarantee that things like this wont happen but I at least expect them to do their part at decreasing the chances. Give us better lighting, a gate system that works properly, cameras on site that actually work or maybe even a night guard at this point anything helps. Also, the lack of customer service and empathy shown by the office staff is extremely disappointing! I myself and I'm sure majority of my neighbors are in fear of our personal safety as well as the safety of our property. Its seems as though management has not taking this matter serious and I would love to see them do so. I want to get back to feeling safe in my home as well as my community!
When I moved into Arium Park 2 years ago I was happy I got such a great deal on location and space. I didn't have any major issues other than maintenance being slow at time. When we got new management I was actually happy about the changes they wanted to make. Unfortunately the needed changes aren't the ones being made. We can get new pool furniture and have crawfish boils but no better lighting, working gates, or anything safety related. I literally can't sleep through the night because I am constantly checking on my car, which has already been broken into twice over the course of 2 months. I understand that things happen however the response to this was very poor, considering that at least 6 other cars were burglarized both times that my car was. I was just told about how they can't "guarantee my safety" and the last time a lady at the front desk just looked at us and asked what we want her to do. She wouldn't so much as tell us how to get in touch with the courtesy officer. They keep saying that they are in the process of addressing safety concerns (that the officer had already brought to their attention) but I haven't seen significant changes. This "luxury" community is probably up to 20 burglarized cars, a stolen car, stolen motorcycle, and apartment break-in within the last 3 months. I was very misguided in thinking I was getting luxury when I resigned my lease and now I'm stuck until next year... DON'T MOVE HERE!
My husband and I have been living here less than a year and it's an understatement to say that this place is one of the worst complex's we have ever lived in. We are just two of the many people who live here who have had enough of what's going on and want to be sure someone else doesn't have to go through or experience what we and our neighbors have been putting up with for too long. I have a long list of things so please CONTINUE READING if you're considering this complex because this is the last place you'll want to live. When you hear "don't judge a book by it's cover" that fits this complex fairly well. From the outside looking in it can seem incredibly luxurious and very well kept. However, those fancy pictures and "nice customer service" are extremely deceiving. The first day we moved in they had the wrong floor plan ready. After moving into the correct unit the AC was broken and it didn't get fixed for two days. This complex has gone through 3 different manager/ staffing changes since we've been here. There is ONLY ONE trash dumpster in the whole complex. It's very embarrassing to have anyone over especially during holidays because the trash is constantly piled out onto the walk path leading up to the dumpster. Our closet racks collapsed and they didn't come and fix it for a week. Our washing machine broke. They brought us a new one a week later that was also broken. It took another 3 days for them to bring us one that actually worked. Yes it is a GATED COMPLEX but the gates are CONSTANTLY LEFT OPEN which has resulted in HIGH THEFT. There have been 8 cars broken into in the last 3 weeks. Also, one apartment was broken into. The staff was asked what could be done to fix or help the situation of the theft and they stated THEY AREN'T RESPONSIBLE FOR PROVIDING SECURITY (which is very understandable IF THE GATES were consistently closed) and that we were responsible for the damages. This made us furious because we should not have to stay up all night watching our vehicles when the gates are left open all night (and day) praying we won't fall victim to the next break in...the gates have finally been closed for more than 3 consecutive days however there were 4 MORE CAR BREAK INS two nights ago. The list goes on and on of how poorly this place is run. Please consider all your options before wanting to move into this particular complex.
I wanted to relocate to an another apt. Community. I was uncomfortable because it was far from where i used to live. However, when I walked into the office I met Kourtney and Lillian they made me feel very comfortable, they were ever so professional and they knew their jobs well because I was left with no questions to ask. Lillian and Kourtney went above and beyond to assure me my choice to make the Arium my home was an excellent choice. Those two are wonderful, any company should be proud to have them apart of their staff. Lillian and Kourtney thank you guys so much, I love it here
This is my first time renting an apartment. I lived in a house all my life. I was very skeptical about living in apartment. I was worried about noise & having neighbors living beside, above, & under me. So I choose the third floor in the back. To my surprise AriumPark West is a very quiet & calm complex. The staff & management are very helpful & friendly. When I need anything in my apartment to be fixed, it only takes a day or two for maintenance to fix the problem. The neighbors are very friendly also. The pool & gym are safe & well kept.I also have free access to a printer, copier, & fax that are available anytime of the day. Im convinced I'll be renewing my lease next year.
This complex is lovely from every angle! Upon entering you instantly feel a sense of home, surrounded by beautiful palm tree landscaping. What won me over about 4 years ago was the leasing building... ALL I NEEDED TO SEE! Tastefully decorated with comfortable lounging areas, the billiard furnished with a pool table, coffee bar, kitchen, stool style tables, cable TV and computer center. Not to mention the newly renovated weight room overlooking the island style swimming pool. And our favorite place to be out of everything... Drum roll please... THE MOVIE THEATER! Friendly neighbors, comforting environment, pet friendly...we even have a gated dog park! Got a maintenance issue? They are there the next day and management ALWAYS follow up with an assurance phone call. If you are looking for a place to call home, The Arium Park is the place to be... Everyday here is like a walk in the park! ????????
I have lived here for 14 months and I'm at the end of my second lease. The apartments are really nice and I can't complain about them at all. I am familiar with most of my neighbors who are pretty friendly so that helps a lot. There is one major problem at this complex and that is the trash. They have one bin for the entire complex and despite it being a top complaint by the tenants it has not been rectified. Besides that problem, I have enjoyed my apartment and have enjoyed living here.
First let me start by saying that I have been living at this apartment complex for several years due to my financial situations so I feel I can give a most accurate review. I have watched this place change hands least four times to my knowledge witch means the policies change each time. that can be very confusing specially with with new fees different hours and paying rent schedule, Dropbox or not. keeping up with new staff members is challenging. the moment you get used to 1 maintenance crew there's another. Although I have requested for maintenance not to be in my home unless I am present that seems to go constantly unnoted. the apartments deceptively nice on the outside Butthe walls are extremely thin and everything breaks all the time and there is a major bug problem here. roaches ants spiders lizards you name it. I have even heard scratching on the roof of my apartment in the walls. I have seen dead rats around the premises off and on. there is only one trash can on this property in the back and its a compactor.problem with that is that it gets full quickly and most people don't take the time to close it because it's dirty and nasty, press the button to compact the trash. so trash then starts to spill over and becomes extremely nasty and with a whole complex of people using 1 trash compactor it gets very overwhelmingly gross back there and creates a massive critter problem. you have to request for extermination of your apartment else they don't do any although they have a major roach problem and should be doing regular sprays. the Tenantsput trash out on the front of their door (which there is a rule not to do that goes on Unenforced) instead of taking it to the trash can which also causes rodents to come to the apartment complex. the complex has not washed the hallways out which leaves a very smelly problem. people leaving trash out with liquid spills out it makes a smell especially on hot days.although it is part of my amenities that I pay for the pool in the gym seems to stay closed. the pool has been closed for most of the spring and summer months. I've also had three breakins on my vehicle with radio stolen. there have been several breakins around the properties with doors kickin first second and third floors. after many incidents and residents complaining they finally have some major security walking arOund. my air conditioner constantly breaks and I have small children.I had to use external ac units over the weekend till monday.
I moved in a month ago and they have made my stay unbelievable. I really feel like I'm at home.
Staff: the staff at Arium are honestly amazing. The apartment has recently been bought by new management and the attitude in the office has completely change. You can expect positive and friendly attitude from the whole staff. 4.5 out of 5 stars Units: Tons of floor plans to choice from, which helps with the mondane cookie cutters that are on the market. Inside the unit features are unique and modern. Which they had granite counters and stainless steal appliance to really fit the luxury apartment claim. The walls are not thin so you barely hear your neighbors. Plumbing is a issue in my particular unit , smells of sewage is an issue at times. 4 out of 5 stars Landscape & Cleanliness: They are consider a luxury housing, with that said I can honestly say the up keep of the complex could use a bit more help. Incurring a trash pick up service might help keep the grounds a little more tidy. But the palms trees and landscaping give the complex a tropical oais vibe. Amazing pool with a clean and modern gym. 3.5 out of 5 stars Location: Situated at the cross section of Westhiemer and Richmond the area is not the best. Their has been public housing in the area and unfortunately with that a small rise in crime. There is a mall literally couple steps from your front door, but the stores in the mall are not name brand clothing boutique. The cineamark and a few of the other retail shops help make up for the down fall of the stores. If you have kids and very particular about schooling alief school district is not one of the most competitive , so keep that in mind. It takes about 15 minutes with out traffic to reach the major highway . 3 out of 5 stars Safety: I've never encounter any issues on the complex itself. But like I mention before the area is not prime. I think if the complex added video camera for an added security and help keep out some of the sketchy individuals to may wonder in to the complex. But I have done my research and this complex is the safest in the this particular area. 3.5 out of 5 stars I hope this help with your hunt. Never rush into an apartment do your research .
The staff is extremely rude; they're never professional when you visit the office, and if you have a complaint, they treat you as if you're the one with the problem. I cannot wait to move. The garbage is always piled up, birds are building nest inside the building hallways and pooping everywhere!!! I have voiced this complaint several times and they refuse to do anything about it! I have even reached out to the corporate office and they refuse to even speak with me. I had a break in and maintenance took two days to fix my doors which means it was still open. I had to stay in a hotel and was never offered any reimbursement. Thank goodness I document everything because I do plan on taking further action to escalate these issues!!
I've enjoyed living here the last year. The apartments are close to restaurants, a mall (not a great mall but still convenient), and grocery stores. The maintenance team has been on top of fixing things quickly which is appreciated. The only complaint I have is the cleanliness of the common areas, such as the gym and trash around the complex. I hope this gets fixed soon! Oh, and also there's only one dumpster on the whole property which is really inconvenient and overflows often. Besides that, everything so far has been good. I would definitely recommend checking it out.
