Property Ratings at Parke East
We're shortly coming up on a year living at Parke East. I have to say that there's no place like home and we are overall happy we chose Parke East. We did move from out of state and had no issues with signing the lease, retrieving keys etc. We even had some personal issues during the move in and the manager Cristina went out of her way to help us out! Being in a renovated unit I am pleased with all of the appliances and have yet to have any issues. We love the high ceilings and crisp, sparkly countertops. The screened in Balconies are a plus if you like to start your day with breakfast outside. One of my favorite things is the complex is further back from the main road. So its very nice and quiet, surrounded with trees. We have had some issues with the AC however their maintenance team & system is amazing!. They are quick to resolve any issues if you just fill out a request on the online portal or shoot them an email. No questions asked. We're a walkable distance to small shops, pharmacies, and more. The community is very well taken care of and friendly. They are always hosting events and giveaways for the residents. The ladies in leasing office are always an absolute pleasure, eager to please, hardworking. The maintenance staff are thorough, reliable and hardworking. Everyone goes above and beyond to accommodate the needs of the residents. We do travel for work & it's very comforting and reassuring to be able to always come home to a safe, comfortable, community. Where do I start.....Living at parke East for two years has been a living hell. To trying to get things fix that constantly broke to getting car windows broken into. When I first initially moved in , it took close to a year to get a door put on for the wash room that I constantly put in work orders about. They had a bad habit of just letting the phone ring and not answering at all. I got harassed constantly by the gross men that stayed out there who could be my grandfather. When the Ac unit went out , I had to keep calling because they wouldn’t answer the phone and put in work orders for them to just come and check it out. We stayed in a hot apartment for close to a month before they finally had someone come out and replace the whole unit because me and my roommate was calling everyday. (Keep in mind they were still receiving there rent money). Next , BUGS was a big issue !!!!!! Our apartment was always kept clean but it was ultimately the roaches , silverfish , and centipedes home, not ours they took over. Sometimes when we would put in pest control orders he wouldn’t even show up , and I know because I work from home. Last but not least I had mold growing in my closet that they call there self coming to clean , but left most of it still there. I didn’t even fight with them for it because I was moving out. All and all it was a experience I don’t wish on nobody , especially if your paying your hard working money to live in a uncomfortable place that doesn’t care about your needs or health. Oh yes you will get charged for things that is already broken even when you move out and put work orders in for them months ago.

Community is dope, everyone is friendly and nice. Maintenance is a complete joke. havent had a working washer & dryer since i signed the lease, and its been 4 months now with no working units. the maintenance team is more like a bunch of pre teens who are more concerned with gossip than helping their tenants live peacefully. all in all its an alright apartment for an alright price its just these owners suck man

My experience thus far has been very pleasant! The office manager bent over backward to accommodate my move, which I needed to make happen quickly. I have placed two work orders and both have been completed the same day. I have not seen a single ?? in my unit and even if I had, I would control my environment. Noise level is minimal, that is apt life. I have yet to be woken up or kept awake by noise. Dog walk area is very well lit so I feel better walking my dogs at night.
We lived here a year and finally moving out This apartment has ANTs problem, WORST staff, when you request for work order, they come, take a look, and says he will come with replacement part but never come and says Work order is completed. I don't know how many times I had to re-submit the same work order to fix just one thing. ANT is everywhere and they bite you. Place work order for pest control, and same thing... work order is completed but no one ever came inside (I work at home so I know) I mean for the price you pay, is this all you can do? They changed some staffs because I believe people complaint too many times. But with new staffs, things don't change. You can go somewhere better with the monthly rent you pay. I STRONGLY DO NOT RECOMMEND THIS PLACE AND I DO MEAN IT!!!! You are guaranteed that you will regret within a month. I am very glad that my 1 year rent is over and going somewhere better (hopefully)
Reading these reviews I now know why I received such a weird response to my online inquiry about this complex some time ago. Being out of state and relying on my online searches, I have been putting in a lot of hard work into gathering information from various complexes and 98% of them have been very friendly helpful and have gone out of their way to answer all of my questions. This complex, however, responded with a link for me to apply for an apartment. No person's name, nothing. I wasn't going to just apply. I'm not there yet. RIDICULOUS. I'm wondering how on apartments.com this complex has a "4 star" rating when all the reviews are 1 star. hmm..
I lived at Parke East for over 2 years. The complex was sold to Insula shortly after I had moved in. The original owners and staff were fantastic. Unfortunately the staff Insula brought in is not. The entire staff is rude and unprofessional. Good luck getting them to answer the phone or return a message or email. The property manager is somehow always not there. When you do walk down to the office they don't know how the help or say that will 'get back to you'. They are cheap and will cost corners in any way they can. They will also take any opportunity to nickel and dime you for anything they can. They charged us all $35 for an amenity key fob that we didn't get until almost a year later. It takes them WEEKS to do any maintenance requests. The maintenance staff will leave a mess after they have done anything in your apartment. They turn on all the lights and crank down the AC while they are there and leave it on after they leave. They LOST THEIR KEY TO MY APARTMENT and refused to change my locks, they said they could only copy my key so they could get a new copy. My car and my neighbors car was broken into. There is no security, because that was the first thing they got rid of when they bought the complex. They don't care. Save yourself some heartache and money and go somewhere else.
These apartments are the worst. I've been living there for 2 years and the air conditioning is always damaged. I have minor children and they do not care if it's hot or not. When they feel like it, they pour refrigerant and today, almost finishing the year, they tell me that even if my apartment is at 80 degrees, they can not do anything because they do not have refrigerant and I have to wait for the company to return on vacation. My children and I are sweating and do not care. Today December 29, 2018. It is inhuman what they do with the residents here. Someone has to answer for this abuse. That’s inhuman
So I have lived in this complex twice, first, back in 2004 and then again in 2013. I've been here for the last 4 years. Management continues to get worse every time someone new owns the property. They up our rent so they can spend it on unnecessary upgrades to the complex. My biggest complaint comes from the fact that management does absolutely nothing towards problematic neighbors. The 'Neighbors' who live across from me are constantly stomping up the stairs, smoking weed in their house or out on the stairs (Which comes into my house) or getting in shouting matches with eachother at ungodly hours in the morning. I have reported this to management several times and have even called cops to file a report and they refuse to do anything about them. I am going to mention I tried talking to my 'neighbors' like an adult before resulting to all that. But if I had to pick one positive thing about the complex, I would say please refer to Title...
toilets wont flush, cabinets are all rotten with water damage. drains clog easily. management is bad, really bad. you hear any and all movements of your neighbors. stay away at all cost. STAY AWAY!
Terrible management, horrible service, just terrible in every way. I've been having issues with A/C for months and has yet to be fixed, nor is it going to be fixed by the time I move out. They enter the property without consent. Stay away. You've been warned.
First of all, it's funny how they have a four star rating on here but I only see four one-star reviews.There's a laundry list of issues with Parke East but the worst is the complete lack of sound insulation. You will hear everything from all of your neighbors - their footsteps, showers, their tv, music, their talking. There's never a quiet moment here. The subfloors are so old the floors creak in every unit. A maintenance man admitted they need to be replaced but said it's too expensive. Parke East used to be low-income housing. Now they charge almost as much as real luxury apartments. Please spend the extra $50 a month and live someplace that isn't falling apart and full of trashy people.
So when I first moved to Parke East, I had just moved to Orlando, and really didn't know the area well. I had a very short amount of time to find a place and this one was available in my price range and time frame. The office staff was decent (theres only so much I expect from complexes like these). Part of why I chose this place is there was a nice pool, 24/7 security (or so I was told, but only saw this mysterious security guard once the entire time i was there), and a 24/7 gym. The day we moved in, my roommate and I noticed the fridge was leaking. This is a problem we addressed 5 times but never got fixed. In JULY our air conditioner broke and it was anywhere from 80-84 degrees in the apartment. It took them 8 days to come fix it for us. 8 days. That just is not acceptable in Orlando in the middle of July. Especially because we had dogs. Halfway through our lease, we were told a new company was coming in (this is the current company). Now, the gym is only open during work hours (which is absurd because who even has the option to go to the gym between 9-5. Everyone I know has a job and has to workout before or after). The security is just GONE. The people moving in are definitely a different crowd than who was there before, and the office is completely incompetent. Also, if you put down a deposit, expect that a good chunk of it will get taken away for no reason. I cleaned my apartment before I left (to the exact specifications that the lady in the office gave me. I did EXACTLY what she said to do) and still got charged a ridiculous cleaning fee. I also got charged to replace the drip pans in the stove because of normal wear and tear. They weren't damaged they were just obviously not brand new. Thats kinda what happens when you live somewhere for a year. Overall I moved into a place where I felt safe and secure, and left with a million problems and was scared to walk to my car at night. Just save yourself the trouble and go somewhere else.
Terrible mgmt takeover, moved to different apt. Lost $!,000 deposit and car was stolen today! No security! Want my money back but they play dumb. Had to put $500 deposit for transfer of apartments but didn't respond or return $1,00 deposit. Out too much money and safety here. Stay away! Bad all around
The apartments are NOT 1100 sq ft but around 910 sq ft including the patio. I have measured with my own sources and when brought to their attention they told me there was nothing they could do about it and that nobody else has complained about such a thing... Although the day I went in to complain I ran into another female who had the same problems. She did not recieve the apartment she has been shown in the model and was promised. The management is shady, takes over 48 hours to complete any service requests, and the walls are paper thin in the apartments. I can constantly hear the tenants below and beside me. Cannot wait until my lease is up. Would not recommend. Don't let them take your money. It is a waste
Robbins management took over the complex in August 2014. I put in a service request about a week later and it still has not been completed. I had another problem in October and put in a request, maintenance came a week later said they had to order a part.. That is the last I have seen maintenance. They are doing renovations and putting all their focus on that. They are not doing anything for the current residents. The rental rates have gone up, purposed rent increase for renewal is $100.00. The office staff on the whole is polite, however you can not get a straight answer or the same answer from a different office staff if asked the same question a day later.
