Worst experience ever. Keep dreaming about your deposit when you move out as they won't give it back even if the apartment is cleaner than you receive the first time. It is very old and yet they keep increasing the rent rate every year without any reason.

I left my room clean. I was being charged for "Heavy carpet restoration/deep furniture mark/carpet repair/strech" $119. Well, should landlords be expected and absorbed such kind of cost? The more you let the same tenent to rent for a long time, the more wear and tear would be expected. I have lived in that apartment only for 1 year and 9 months. The property itself is very old, plus the mangaer Rosa isn't nice. When I asked her to send me the picture of the carpet, she said she is busy and she couldn't give time for my request. Bad customer service for ex-tenants.

In 2 years living here summers are awful. HVAC issues all summer and it is starting again. Same maintenance guy who checks toilets. Not a real HVAC person patching things together to work at minimal levels. Cannot wait to move when contract is up. They need to invest in new units instead of cannibalizing parts to patch things together.
I would like to respond to some of the negative reviews about Parkford Oaks.I have lived here for 30years as have several other residents.Others have lived here for over twenty so we have seen all the ups and downs of the property.We did go thru two and half years of bad management but now we have some of the best managers that I can remember.They are working really hard to get the property back in shape and lease to good residents.We will be having resident events again which are always popular.There is a nice pool which is always popular in the Summer.The location is outstanding without having to pay Uptown/West Village prices.I am proud to call this my home and to live somewhere where people care about you.
I lived here for one year I am moving out because I need a two bedroom for my daughter. If they had two bedrooms I would stay on the property. The office staff is very nice and the maintenance team is amazing. Honestly, I will miss the maintenance guys the most. They are very fast and friendly. I never had many Maintenance needs but when I did they were always there the same day .
ZERO STARS-Living here has been a nightmare. I've only lived here for 10 months and I've regretting this decision after 3 months. There is a new property manager now, but nothing is better. My apartment is literally falling apart. The outside balcony is tilted downward and have noticed from whenI first moved in to now that the wood of the balcony has eroded (probably termites). I don't go out into the balcony anymore. The carpet has stated darkening and probably had mold growing underneath. I was home once for the"pest control" service and they literally strayed a few meters in the pantry and in the bathroom- THAT's IT! The "gym" is a dusty room with 1 treadmill and a weight bar and two other things. I've had problems with the lock on my door turning and for almost two weeks I couldn't lock my door and the neighbors are ghetto! I woke up twice within the past two months wondering i someone was in my apartment. The office hours for the complex are horrible. I work a full-time job, so if I were to need something- they're never available. The shades for the slide-door balcony will easily fall off just from vacuuming your living room. The in-unit washer and drier and small and the will fall apart on you while you're clothes are washing. Oh! Once I came home from work and my water was shut off... I called the emergency hour service and they told me that they shut it off for some work they were doing. They give you NO notice about that. I had to go across the street to the gas station in order to go to the restroom. Please look somewhere else, you'll find a better deal and better quality at another apartment complex. It's not worth living here. I LITERALLY suffer from the horrid trails of what my apartment gives me.
My name is Brian I've lived at parkford Oaks for 2 years going on 3 it's a very nice place to live it's quiet close to Uptown with easy access to multiple highways and the DART train not too far they also have holiday get-togethers and other comunity activities
I love that Parkford Oaks is conveniently located to Love Field Airport and walking distance to restaurants, bus stops, Whole Foods, dry cleaners. I love that they are gated and not a very big apartment complex. I have had no problems with maintenance or staff. The office has resident appreciation events which I think is nice.
I lived at Parkford Oaks for 10 months. I thought it was an affordable, older complex near UTSW. Within the first month I realized that I was going to be miserable. The apartment I rented was infested with roaches before I even moved a single item in the apartment. Absolutely disgusting living conditions. The pest control came every week for the first two months and yet still there were roaches. I was treated very poorly by office staff and they charged me for anything they could think of. Don't let the water fountain lure you in... it causes standing water and breeds mosquitoes. The washer and dryer are so small and the parking spots are even smaller. My car has dings all over it. Save yourself and your things from this horrible apartment complex, DO NOT SIGN A LEASE HERE!!!
I've been at Parkford Oaks almost 2 years. I enjoy my home. It comes with fireplace and washer and dryer. The apartments are quiet. I've never had a problem with Maintence. They always respond right away. I enjoy the gated community with gym. Unfortunately I only walk by. They really take care of the residents. We have special events for the residents a lot. The front office is very responsive when we need them especially Allie.... We are minutes away from highland park and uptown without the pricetag. Easy access to toll road, and all freeways. Maintenance and repairs are not a priority here. My AC unit has a vent in the bathroom, which built up condensation and leaked water from the ceiling. For months I had to live with a bucket on my bathroom floor to catch the dripping water and empty the bucket several times a day. I have also never had a functioning oven. Every time I put in a maintenance request or ask for a new oven, they send someone to look at it and "fix" it but it still doesn't work. Read your lease carefully and know what you are getting into before you sign. If you pay late, they immediately hit you with hundreds of dollars in late fees (your rent is a discounted rate, and the discounted rate goes away if you miss a payment). You also lose online pay access and have to send a money order every month. If you work a 9-5, you will likely never make it to their office hours. I sometimes have trouble getting packages as a result of my work schedule. Parking also fills up pretty quickly, unless you're willing to pay for reserved covered parking. The place is quiet and decent value for the location, but know what you're getting into!

I spent one year in this complex, the management were very nice and frindly, Alli specifically was awesome, the maintenance guys were great and they were nice to us, for a year never had any complain. We had to move for bigger unit and closer to work, otherwise I wouldn't have moved, Omar:))
This complex will nickel and dime you for everything they can. Your deposit? No chance you'll see any of that. I was charged 70 dollars for cleaning the apartment, 50 for carpet cleaning, along with many other ridiculous fees. They even had the audacity to charge me 55 dollars to remove a wooden sign that was 'glued' to the wall (double sided tape) My washer and dryer unit broke. After 1 month of waiting for a replacement I talked to the manager only to have her tell me I need to be patient. If they seem helpful that will stop the moment you sign that lease.
I have been trying to become a resident of Parkford Oaks Apts for over 4 years. They are so well loved, booked year around. Finally got a vacant 1 year ago October 2015. I hope to stay another year. Great small family community feel. Shawn B
