Property Ratings at ParkHill City
I have been living here for over 3 years and have stayed simply for the rent controlled apartment. The building does not maintain communal spaces. The rooftop is covered with weeds and furniture is left out to the elements year round, truly disgusting. I moved in when the building originally opened in 2020 and I am not surprised the advertised indoor pool has not been opened. Building management is a joke at best and will only reach out to tenants to remind them that this is a non-smoking building and threaten consequences that never solve anything. The “private” underground parking garage door is broken and remains open year round. The garage and basement floods after every storm. The property itself is poorly maintained. Avoid the headache and false advertisement that this building provides.
I have been living here over half a year. So far everything is good to me. But they never open the swimming pool for some unknown reasons ( we were told that the permission was still in pending). But it’s been soooo long!! It’s been over a year!! I believe most people moved in halfly because of the amenities. If the management still keeps it closed, I doubt that many people will keep staying here when their leases are up, including me. Also, if the pool is open, I believe much more new tenants will move in because not many apartments have swimming pool in queens especially in Jamaica. I hope management will consider this seriously.
This place has rats, mice, and cockroaches. The water is green and tests high for bromine. There is no pool as advertised. Terrible security
I agree with the review that tells you to check everything out. The air conditioning system I can say if you live in a studio (can not speak for other units) does not work well it is on the side you put the couch and aims straight forward it has no way to move the air so the bed area is always hot and muggy the kitchen hot and muggy and the bathroom it also does not help that they do not heat or ac the hallways just the lobby so your electric bill will be through the roof for a 350 sq foot studio my electric bill has not once been below $130 and when I spoke to conedison they told me it was common for this building of similar sized units but not for other buildings near by. Parking I was promised when I signed my lease has never been available my lease is now up in two months and the pool has never been opened. Like I said both these amenities are half the reasons I moved from Manhattan to Jamaica the train ride is more of an hour to Manhattan and the area is not safe at all. The management company has done nothing to offer compensation for these amenities that were promised that they fell short on for the entirety of the lease. Also be careful the doors lock behind you they will not tell you this and the lock out fee is $150 each time.
New building, so the look could fool you. Pool still not available and management team is keeping it closed for their own reasons. The response from management is always a negative response and they do not address issues. please save your money and time
Also, there have been instances where employees have entered tenants’ apartments unannounced. For a new building that proclaims to be luxury, the garbage was not collected from Christmas Eve (Thursday 24) to Monday 28; the refuse was disgusting and nasty; two of the 4 main elevators is always out of service; and one of main entrance door has been broken since forever. The building is pet friendly, however many of the tenants do not clean up after their dog - nasty individuals. The park is decent, but last August or September 2020 someone was shot, and the choppers were roaming the area (very loud). My advice is to look beyond the "newness" of the building (it was once a hospital). Turn on the water faucet to see if its leaking, turn on the ac/heating unit and check the pressure; open the window and see what flies in; ask if the apartments are soundproofed (they aren't); try the washing machine (is it working); check out the refuse (A&B) to see the cleanliness; listen out to noise level (music playing, tv; furniture moving; chatter); ask which apartments have pets. Ask about the pool, ask to see the pool (it was to be completed months ago) and lastly, speak to current tenants and get their opinion/feedback (I wish I had done that).
The only good reviews on here were written by people who do not actually live in this building. They are more than likely friends and family of the management company. Don’t be misled. The management company of this building is quite honestly the worst management team I have ever had to deal with in my entire life. Their utter lack of respect for their tenants is astonishing. They honestly behave as if they do not care about tenant retention at all. If you’re looking to move into a place where issues you have with your apartment/the building are blatantly disregarded and you receive condescending emails monthly, then this is the place for you. I write this in hopes that those who see it are discouraged from making a very expensive year long mistake. I’m counting down the days until my lease is up. Be weary.
I wish I never moved hear. The management acts as if they are doing you a favor by allow you to live there.
