Property Ratings at Parkland at Orange Park
Do not recommend! Explore other options. Why you may ask??? 1) Clay sheriff cops daily 2) Loud neighbors with no regard for others space 3) Property management with poor communication 4) Moldy vents and the grounds to match. They value keeping the disruptive neighbors happy instead of the peaceful ones. If I had to list any positives, I can say the unit size for value is decent and maintenance has improved, but the other bs you have to deal with outshine these. Read the other real low ratings and save yourself the headache.

The community looks fine at times however, the trash that they allow to sit around the dumpsters or refusal to ensure the dumpsters are accessible is ridiculous especially in the rear area of the complex. It is very neglected back here. They actually store there damaged equipment back so that and the lack of accessibility of of dumpsters resulting into days of garbage accumulation is very embarrassing.

Bad plumbing. Gym is closed down half the time as well as the second pool. Bugs and scuffs in the walls. VERY THIN WALLS!!! Animals outside deer, stray cats, snakes, etc. Homeless people living in the woods surrounding the apartment complex. Physical altercations have happened here involving knives.
Neighbors are incredibly loud, walls shaking from the music. Constant yelling outside, a group of people got in a fight and they pulled out knives in front of my apartment. My apartment constantly smells like marijuana from neighbors. Roaches from day one, don’t trust putting food in the cabinets. Broken dishwasher, broken trim, broken oven, paint all over the floors. Not worth living here.
I lived in these apartments for a year, and the service was absolutely terrible. The AC broke in the middle of the summer and it was never fixed, despite repeated attempts to contact maintenance and property management. The apartment was riddled with fleas, and there were other issues such as drawers falling apart, wires coming from electric plugs, and parts of the stove falling off. On top of this refusal to fix anything, after I submitted notice that I was leaving, and cited the lack of upkeep, suspicious things started happening to me, such as the valet trash no longer picking up garbage at my apartment only, spark plugs being pulled out of my motorcycle, and even having my scooter towed for..... leaving it parked? While those could be coincidental, the fact that these malicious incidents occurred only after I made it clear that I would be leaving due to poor service is disturbing.

Place is terrible. Roaches on walls from day 1, cabinets coming unhinged, A/C went out twice and both times had to beg maintenance to come fix it. And the noise from the apt community is a joke. Constant banging on walls, can hear walls shaking from neighbors surround sound and seems like the entire complex is having a competition to see who’s got the loudest system/surround sound. And don’t bother calling the community disturbance officer, he’s not going to do anything for you. And you get absolutely no privacy in these apts at all. You’d be wise to find somewhere else or spend a little more to get a more quiet and reserved community. Got 2 months left here and honestly hoping I can make it through

Management is super nice. Maintenance when needed always get the job done right away! My apartment was spotless when I moved. I love living here. It’s the neighbors that wanna drive you away. My biggest issues are I live on the bottom and the walls are VERY thin. I can literally hear the person above me using the bathroom, front row to their terrible arguments, constant banging on the floor so I’m constantly jumping due to big booms, can’t hear my tv. My biggest issue that took a bit of doing to get handled was the outside patios ARE NOT closed so if you have a lazy above neighbor GOOD LUCK with animals!! My neighbor had been lazy and letting the dog pee on the porch which led to it all coming on MINE. I couldn’t sit outside, I can’t have anything outside I have taken videos and pictures many times to get the issue solved, from what I know. That’s apartment living for ya , be on top or your better off renting a house if you can.

When we moved in, the unit was complete crap. The outside was dirty and they should really consider power washing the buildings. The entire unit smelled really bad. The cabinets are old, rusty and falling apart. I didn’t feel comfortable putting anything in those cabinets even after we cleaned them. We told the office and were told that if they’re not “wet or moldy, they’ll just paint them.” The counter tops are a joke. They were stained, not leveled and looked like they used those cheap stick and peel covers. The doors to the washer/dryer and closets in the hallway/kitchen are METAL and painted white plus they never worked properly. They still have popcorn ceilings! Who still has those?! The carpets were insanely FILTHY! They smelled so bad!!! We bought a new vacuum and it was full after vacuuming all 3 rooms! To top it all off, we all got bitten by only god knows what. They moved us to a different unit which was still crappy. They have a sign in the front that says “luxury apartment homes.” There is nothing luxurious about these homes. The whole place is crappy for what you pay for. Take my advice and go somewhere else.

Living at the Parkland at Orange Park I noticed throughout time how much management didn’t actually care about their residents and more about themselves. (Mainly the lady manager of the office) She was never willing to help out when we asked questions nor did she ever give out very specific answers when I had many questions for her. Our dishwasher broke within 3 months of living here , and it took them MONTHS to come fix. We came home everyday to our apartment smelling like marijuana in which was very annoying and sickening. Also, our car was broken into 3 times and nothing was done about that either. I’m happy to say this is our last month living here.

Let’s be honest, no apartment is perfect, but the Parkland at Orange Park is pretty much the closest thing to it. If you’re considering living here, you must read! Pros: - New management!! - Friendly and fast responding office staff - Fast acting maintenance team - Location. Close to NAS, and pretty much everything else you could think of. - New appliances including washer and dryer - Storage in laundry room/area - Beautiful grey new laminate flooring throughout - Vaulted ceilings with sky lights - Large walk in closets in EVERY room - Wood burning fireplace - Large screened in balcony/patio with storage closet - TWO outdoor pools - Playground for kiddos - Huge beautiful gym - Secure mail package pick up - Valet trash pick up service - Beautifully landscaped and clean grounds - Lots of parking spots - Allows pets Cons: There is only 2 minor cons. But there is going to be a little something at every apartment. - My unit is neighbors with the back of Home Depot where the loading dock and all semis go. It can get noisey around certain hours. 5-7am or 7-9pm usually. Its muffled in all rooms for the most part, except the furthest room that is closest to them. We’ve gotten used to it. It’s just like living with road noise, it gets drowned out! - The sliding doors and windows are the old aluminum style that aren’t energy efficient. I think they are the original ones. You can feel the cold air, especially at night, around the framing. It makes me wonder if it will be the same thing but with heat this summer. Maintenance came to check the sealing and everything, and they said everything was fine. I think it’s just the fact that it’s the old original windows and sliders. I feel like if the windows and sliders were updated the noise from Home Depot would be very minimal if any at all, and the cold air would be no more. We plan to stay all 4 years while we are stationed here because we love it so much. The 3 bed 2 bath fits all of our needs and more for a great price. I hope eventually while we are here the windows, or at least the 2 sliders could be next to be updated. The new management has done SO many great updates, and probably has spent so much money on the many units here they have to offer. We really have nothing to complain about, and everything to recommend for future residents!

I love living here! It’s less than two minutes from the mall and eateries. The area is ideal and practical for someone who wants to be around everything. I actually transitioned from out of state and did everything over the phone and online w/Sunny (Assistant manager) and she made the transition such a breeze. First day here I got my keys and moved in with no issues! I’ve lived here for about two and a half years & I haven’t had any issues with management or maintenance. Sunny and her staff are very professional & have always taken care of my needs. A simple phone call or email gets answered right away! The property is well maintained and you see them walking the grounds constantly to ensure their residents are doing okay. I’m happy with the the new management company that’s taken over & the upgrades they’ve made! In addition, they have a great resident portal for you to pay your rent, make maintenance requests, discuss community events or selling items and the ability to be transparent & leave comments...it’s small community. Happy tenant here (and no this isn’t management wiritng this post) just a satisfied tenant! -Shelly

The Parkland of Orange Park is a lovely place. I recently moved in and I’m so pleased with the apartment I live in. Lacy was a huge help and made my transition from my old apartment to here a breeze. I’m excited for the years to come living in my cozy apartment.

Been here for 4years and never had a issue great staff and maintence team. Now a new company has taken over the property and let's hope they keep the same staff if not they will have a lot of unhappy residents.
There are a few things I like about maple glen. The office staff was very friendly and helpful when it came to preparing me to move into the apartment. They made things quick, easy, and understandable. Unfortunately, there are more bad things than good. When we moved in, they told us that they were going to repaint our stairs that week, and 7 months later, they are untouched. Along with that, we've called maintenance several time about a light that needed to be fixed and they have yet to fix it even through they swear they have. The worst part is that when our neighbor under us smoked on her porch, it would seep into our apartment somehow which made it reek of smoke. It's a decent place if you're looking for something short-term, but I would not recommend it to any of my friends or family.

Great customer service in front office. My significant other and I came in to see about getting an apartment and the staff was very patient and informative with us. Made us feel comfortable and was very straight forward and up front.
When I first moved in water was included in the rent, now I pay for water, so that's a negative. Too many stray cats. Used to be able to use quarters for laundry, now it's a card based system. The eldest woman an man that manage the apartments are always cordial. Never any problems with violence.
The apartment I live is the best one i have stay in since i have been I have been staying Florida. I would love to stay here forever. Unless i find a place that is just like this one.
this complex is really overcrowded and run down. Would prefer a more secluded community with higher class people.
