Property Ratings at Parklands Apartments
I loved loving at Parklands in unit K-301, which is currently available at an incredibly low price! Gorgeous sweeping views of the mountains and valley, excellent morning sunlight and a big, quiet space. Beautiful amenities and a super responsive maintenance team. Truly luxury living. I had to move for work but I miss this slice of heaven every day.
The unit is fresh and spacious. High quality design and materials seemed to be used in the unit and in the common areas, which include many really nice amenities. The management staff are present, responsive and welcoming. The design of the complex holds space for a sort of blossoming community vibe. The neighbors have been really nice and seem to like it here as well. Nice landscaping which appears to me to be a mix of native plant species, cactus, herbs and palms. Through the design, amenities, and staffing Parklands seems to hold a culture of going the extra mile for comfort, ease , quality, and functionality . Good vibes.
Grounds are filthy, trash, poop, cigarettes, weeds, cat litter….who’s managing this place????
Run down fast, management lacks and is only reactive to issues. A lot of false promises, amenities are sub par. Pool is freezing or dirty, grounds are dirty. Their priorities are solely on the new build next door.
The maintenance staff is excellent and responsive! We really appreciate Pete and his staff.
I was the first tenant in my building at Parklands in 2020 and have had a nothing but a positive experience with management and maintenance staff. The apartments are well designed with matching modern stainless appliances and easy maintenance “wood” floors with carpeted bedrooms - very nice for the price actually. Great place for dog lovers too with nice clean well-maintained grounds and pet poo pickup stations. Kudos to Jeff and everyone in the office - Good job! I have to move out of state and will miss living there.
We were excited after signing our lease, and we’ve given it a solid amount of time for things to turn around, but it’s been rough since day one. Managment has somewhat lacked since the beginning and hasn’t really done anything else to prove otherwise. This is a ZERO tolerance no smoking complex, especially within units, yet managment has done NOTHING despite the fact that in the 6 months of living here I’ve made at least 11 complaints about smoke entering our unit from someone smoking on their balcony or within their unit- making our home smell like weed or cigarettes regularly. They have asked to let them know every time it happens- yet nothing comes of it, even though multiple complaints from others have also been made. With the lack of follow through and sometimes just plain attitude when reporting, they should just lift the restriction. Also- the apartment doors close on some type of spring system, however some residents still feel the need to swing it closed behind them. That would be fine, if it didn’t mean it made the door slam at an alarming volume and with unnecessary force. It would actually a better idea if they made the doors so you were unable to slam them, horrible construction idea. We can actually feel our neighbors slam their door (every 3 minutes) through our entire house. The same goes for the door across the hall, where due to the design, the master bedroom wall is right across from their door, and the stairs, where it is incredibly loud. I’ve asked several times, even when we’re in the red tier, if they’d ever open up any of the amenities. I was told they were going to and also, “were working on it” a few times, and nothing has opened since we’ve been here; no gym, no pool, nothing. They say we are not paying for amenities included in rent, however it’s a pretty pricy place for what you actually get if that’s the case. All and all, its been a hard year for everyone, and I can understand they have their reasons for operating they way they do, I’m sure. However, if you’re home often due to the nature of how California is operating, have an odd/off work schedule, don’t appreciate loudness, want to use the amenities, sensitive and or allergic to smoke, this place might not be the best call.
Beautiful apartments but my main issue living here is how loud wells rd is. I wanted to let up my window to feel the breeze instead of turning on the a/c unit. I woke up terrified because of how loud certain vehicles were. Along with other people in the complex we had a problem with ants. We hadn’t even started cooking yet and they were everywhere: balcony, kitchen counter, sink, stove, fridge, both bathrooms and closets.
I will start with the few negatives, some are with the property, some are not. -As has been brought up in a few reviews already, I had a major ant issue during the warmer months. I am a pretty clean person partially because I grew up in Georgia where you'd have ants if you even THOUGHT about crumbs. I had them in droves and the property only schedules pest control for Thursday. I work in SB and have a cat so they can't come when I am not there. I got it under control myself. -When I toured the property, I asked about ceiling fans as the units are pre-wired for them. I like airflow and asked if I bought them would they install them. I was assured this wouldn't be an issue. I then asked if their team could install a chandelier and they agreed. When their maintenance guy finally came by to do it (after over a month of waiting) he backed out, saying I was missing parts. I had a guy from Reddit come over and hang it within 5 minutes. -I asked one of the leasing agents about when the amenities would be available. That's still up in the air thanks to COVID. I asked if we were going to be compensated in any way as we're paying for a pool, a meeting center, and a gym we can't use. She told me we're not a charged an amenities fee so we don't pay for them. Whether they charge directly or indirectly, the residents pay for the amenities. She was very curt with me when saying this too. -My garage is WAY too small. -Wells Rd is CRAZY loud. Now, that seems like a lot of negatives but I have lived in a place where someone was stabbed outside my window and I routinely played the game of "Firework/Car Backfire/Gunshot". Not a fun game. I genuinely love my apartment. I love coming home to a well designed, well air conditioned, trendy apartment. Yes, part of that is me patting my own back because of decorating, but I have my own washer and dryer, new appliances, underlit cabinets, genuine tile backsplash, a farm sink in my kitchen, a garden tub in my bathroom, and two balconies, one of which is a wrap around. I feel I got a great unit, yes, but I can't imagine the other ones aren't as nice inside. I don't regret the move at all, hard water be damned!
Overall beautiful apartments. Updated appliances and design, near the park, friendly staff and neighbors, good maintenance team- but A LOT of things need to be improved. Area: It’s in the developing community of Saticoy. Gorgeous farmlands, but there was a serious fire risk last year. It’s pretty far from the 101 too (the 126 is useless if you’re heading south.) And Wells Road is super loud plus I can hear my neighbors revving up their motorcycles. Every. Single. Time. Like almost every other California county, Ventura’s seen its homeless population explode in the past few years. Most I’ve encountered are harmless but some can be pretty scary to be around especially if you have small children. Not a fault on the property, just something to note. Minimal security: There’s security guards roaming but that won’t stop burglars from breaking into your car in the middle of the night- speaking from experience. With the amount we’re paying for rent, the property should really invest in additional security- at least monitors if not a gate. Parking: You get an assigned spot and sometimes overflow parking but my car is sooooo far from my actual apartment, which can be scary at night. The single car spaces are super tiny too. I messed up all my leather bags from scratching the wall while trying to squeeze out of my car. They do have units with attached parking; try to invest in those if you can. Pests: Almost all of the tenants had HUGE ant problems during the summer months. I think I had 3 different colonies invade within a few short weeks. Used baits and after a month, I saw less of them. Fully went away once the weather cooled. When I first moved I had a ton of spiders too. Payments/Lease: Make sure to take a good look at your lease before signing. I asked for 12 months and for some reason was given a 18 month lease. Read the fine print or you’ll be paying for a unit you won’t use. There’s also a flat rate and RUB to the utilities bills, which means you’ll be paying for utilities you barely use. I live in LA part-time and somehow after only staying 2 weeks in my Parklands unit one month, I had a $172 utilities charge. Keep in mind that I’m in a single occupancy residence. I learned a lot through these “luxury” apartments. I feel that they are comfortable with a few things to take into consideration. Just make sure to do your research and ask a lot of questions.
First, my move-in date was delayed by a month after I had already relocated from out of town. I'm sure you can imagine the nightmare this caused. When I finally moved in, there were ants everywhere, including hundreds in the freezer. After taking down window coverings, caulking openings in the walls, front door frame, kitchen counters, and floors plus leaving ant baits everywhere, I've finally got them under control. Remember, this is a brand new apartment. The apartments are beautiful, I will give them that. However, the tiles on the outside are cracked, the stairs do not line up with the walls, the moldings on the inside are clearly cut wrong (short, crooked, cracked), the walls are not straight and the grout in the bathrooms and kitchen are cracked. There are dents in the new bathtub and the water heater already leaked. It does not take someone in the construction industry to see that this place was hastily and poorly built. It has been 5 months since the first tenants moved in and there are no amenities as promised (pool, fitness room, etc). There are no light fixtures in the bedrooms or dining area, so you have to purchase and install your own if you want ceiling lighting. Individual addresses are still not available in Google Maps which was a nightmare trying to change addresses for important things like the DMV... You have to put in the address for the front office if you want food delivered. Overall, these apartments are very livable, but I've yet to determine if it was all worth it. My advice is to give this place a few years to get their kinks worked out.
Although moving into brand new apartments may seem enticing, that begins to fade when the water from the restroom sink comes out murky. The finished apartments from the outside still has tape around light fixtures and a pole sticking out of the ground. If you have children it could be dangerous since the doors unlock when you move the handle. The office manager is very condescending. This is the first place I move into that I’ve regretted. There’s homeless people hanging out around the apartments, Wells rd is so loud, and there’s limited parking for guest.
