Property Ratings at Parkmerced
I live in one of the towers. The elevators break down about twice a month. One of the other towers had an explosion when a meth lab went bad. Your car will be broken into. The grounds are poorly kept and filthy. Maintenance is slow to respond. Asking for help at Resident Services will only get you a runaround with typical corporate stock responses, such as "I've sent a message about this and they will get back to you" and then they never do. Mention it, and the response is then "that wasn't my fault, I sent the message" with zero follow-up. They will string you along until you give up. Security is a joke. Call them, and they will just tell you to call the police. They are not there for your safety. Eventually, you will find homeless people living in the storage locker areas, doing drugs. Park Merced has been notified repeatedly about this, and has done nothing about it. Your belongings are not safe in the basement storage areas.
I moved in August (2022), and at the end of March (2023) there was a leak from raining that day that eventually broke into a hole in the ceiling of the bathroom. After putting in a maintenance request it took more than a week for someone to look at it, and they tried to tape it and said "there's nothing I can do right now, we’ll reach out." A week later someone else checked it and they gave me a dehumidifier for the bathroom, and now I have to pay a higher electric bill due to the dehumidifier being on. I asked the worker how long it would take to get this fixed and I’m told to ask another day. Since then, I’ve been calling maintenance several times a week asking for an answer, but they won’t even call back even after they told me they would reach out the next day, all they say is “we don’t know right now”. The first several times I called they didn’t even know the maintenance request existed. It’s now May (2023) and there’s still a hole in the roof, in the ceiling of the bathroom, and it leaks whenever it rains. I would make a longer post about how inconsiderate the staff is but I’m just trying to get this ceiling fixed, it gets really cold in the morning and night inside my apartment since there’s a hole in the ceiling.
Definitely a mold problem and bug problem here. There are many squatters here with many suspicious looking people going in and out. When reported, they just say there is not supposed to be people living in the unit, but does nothing about it. So people live here rent free, while actual renters have to pay for these squatters water bill too. Do not move here. Many car jacking around too. Just not a safe place.
I have to laugh at the Excellent blended rating on this site, something must be wrong with the algorithm. Today's episode with the Maintenance Department. Last week I kept hearing noises either on the roof or in the attic (rats?!) so I submitted a request gave them permission to enter. One day I came back, I could tell someone was in my apartment because the workers lock the door with a special button in the door that residents don't usually use. (why do they keep using it, I don't know). There was no prior notice, or any notes afterwards to let me know someone would be in my place. How hard would it be to leave a sticky note? Same thing happened today, except for this time I had trouble opening the door. I call the maintenance number and wait on hold. I ended up walking to the office (about 10 minutes away), and when I arrived I was still on hold. The woman told me she just got off the phone and was going to answer me, in the meantime there was an entire office full of people behind their screens, guess no one was told to answer the phone. As I was talking to her the maintenance director came out of his office, and told me to go back to my place and someone would meet me there. I walked back, no one was waiting. I called again, was asked to wait another 10 minutes, and finally someone showed up to open the door. A more serious case was about six months ago. On a Monday morning in March I turned on the gas oven which I rarely use. Couple minutes later I smelled gas, so I turned it off. I turned on the oven light, didn't see anything. I opened the door, a ball of flame jumped in my face. My hair, eyebrows, eyelashes, all singed. Days later there were still small pieces falling off. I called maintenance right away and they sent the Director of Maintenance. He tried to turn on the oven, smelled the gas and turned it off. He called one of his guys, and said on the phone "there is something going on with the ignitor, come check it out." An hour later the crew showed up and the first thing they said was "that's an original, that's old." After all this Residence Services still insist that I should be grateful I got a new oven out of this. Why? It's not my house! Why was there an old oven in the apartment that would suddenly spew fire? I didn't ask for this, just like I didn't ask for smoky hair, burned hairline and missing eyebrows. So far all the workers I met are nice and very competent at their jobs. Communication and organization is the problem.
All around excellent experience! Andy was a great listener and worked with me to find my perfect home. Parkmerced has so much to offer as far as activities and events. I'm really looking forward to being a part of the community.

I witnessed my first police chase here... My partner and I play a drinking game every time we hear sirens or drug addicts fighting. There is mold everywhere and If you call them, they just paint over it and blame you for not keeping your window open.But that’s hard to do when you have to decide between getting robbed or living with mold. I’ve lost so many dresses and shows here due to mold The leasing office only exist to collect rent and tell you when your bill is due. They are no help what so ever. However, the apartment is very spacious with large windows, which is how they trapped us...
Absolutely horrid management and maintenance. Never ever seen anything like it.
They say they have working security cameras. They have a security team. When your mail get stolen from the common area or bike stolen from their "secure" bike area (that you pay for the privilege of using) they refuse to do anything. Not check security cameras or even take a report. They are horrible. Absolutely horrible service.
These apartments are really nice and close by to the university. I walk to school everyday and the Bart station is also a rough ten minute walk. Literally almost any store you can think of and a movie theatre is nearby. The downside is three things: 1. Parking. I personally do not like that in already paying a lot of money plus $150 to park in the garage! Parking in the street is available but very limited and it's hard to find a space. 2. Fire fighters everyday. Since I have been here for about a month since August there has been a fire alarm pulled multiple times in this apartment and nearby ones late at night. Min. 10-15 times. 3. Rent. It is an ok price but as far as the luxury of the apartments it is very barren and with metal doors which to me doesn't give a home feeling.
It's very rare to see such a huge nice apartment community in the city! it's like you are in your own city! I love the quietness and the green space around. But behold LOTS of students and young ppl live here so loud parties and screams never end all days and nights.... also property management really lacks here they never pick up phone and ignore many maintenance requests leasing office staff mostly not that friendly either. Apt finishings and kitchens are all very old original ...
I've lived in this apartment for 6 years now and have sent in numerous Maintenance requests to fix the mold that has taken over my apartment. Also, there seems to be a never ending supply of potato bugs in the carpet. I think they realized that the apartments are rent-controlled, so they made themselves at home! These mold and bug problems aren't my fault. If you ask anyone in Parkmerced, they'll share the same story. These building are so old and don't have proper ventilation. I've bought charcoal bags, fans, humidifiers.. it's crazy! This is seriously bad for my health and feel that allergies are crazier than ever. I've heard that these apartments are awaiting demolition in the next few years, so maybe that's why Management has changed numerous times and does the bare minimum. Yes, there is rent control, but the amount of mold and bug infestations are just not worth it.
I am currently a student at San Francisco State University and I had to find an apartment that was close to school and on the low side price wise. I live in a 2-bedroom 2-bathroom apartment, which I share with three other people beside myself. I have been in the apartment for a year now and will only continue to live here for one more year. The apartment itself is pretty spacious but honestly there are only a few pros and then some major cons. Some of the pros include allowing pets, being close to public transportation and SFSU, community events, work out facilities, and an online portal. The cons include terrible upkeep with apartment maintenance, No screens in windows whatsoever, rent increases without direct notification, the staff does not get back to you on your request unless you pester them in person, and it's impossible to make changes to your lease without moving out completely and signing a new lease. Bottom line I really only live here because it's so close to my school and because the rent is reasonable for San Francisco, but the service is mediocre at best.
Apt. Bldg.has: Cable,Internet,Laundry Room, Business Center, Exercise/ Weight Room, Elevators and Courtesy Patrol. The Apt Complex is right across from SFSU. Next to the Olympic Gulf Course, A couple of blocks from the Pacific Ocean and San Francisco Zoo. The City bus (Muni) comes right onto the complex. The Bart is only one bus stop a way. Lastly, there is city and reserved parking at Parkmerced.
Not sure how the tower units are, but I live in one of the townhouse units and generally, I like it. Original hardwood floors, a huge kitchen sink and lots of light in every room. Rent is lower than a lot of neighborhoods in the city. It's also right along the M line. There are a few negatives though. Being next to SF State, there are a ton of student renters around here that treat the complex as an extension of the school. There are often broken bottles and plastic cups littered around, and the neighborhood is significantly louder during the school year. The parking situation is not ideal. The parking garage is pretty far from most units, covered parking is $$ and pretty tight to fit into for a lot of cars, and during the school year, finding street parking is almost impossible in the evening.
Con: I've lived at Parkmerced for several years in one of the towers and it is absolutely disgusting. They're very good at slapping paint on new apartments, but as soon as you become a tenant you're just a number and you're neglected. I've seen several (about 7) massive rats in the basement while going to the laundry room and have informed management, but they've done nothing about it. These rats are massive, about the size of footballs. I've also seen roaches everywhere, both in my apartment and all over the basement. Again, I've informed management and they pretend to do something about it. Lastly, I along with several neighbors have dealt with bed bugs. I am a working professional, and i dont have random people staying at my house, nor do i travel, so we believe they are spreading through the building. Also, another complaint I have is parking. I pay over a hundred for my parking spot which progressively they increase rent on; while some people have theirs at 50... it's incredibly frustrating. Pros: The location of the property is great, and the apartment itself is large. That's about it. Happy apartment hunting!
