They cover up poor management by doing little events at the office to make it look like they are resident friendly. Staff has always been nice but this team is lacking in actually taking action to improve the property. I was told I would be getting an updated unit. I was moved into a filthy, falling apart unit full of bugs and never cleaned prior to move in because the unit wasn't ready on my move I'm date. But I took 2 days off work and had to choice but to move into a not ready unit which wasn't even the floor plan I was supposed to lease. Mgt. Worries more about dogs on leashes than other tenants blaring music at 10pm. And if you pay for parking...you may or may not get to use it since there's no actual system in place to indicate you pay for a specific spot

From management, to roach and fleas infestation, to long response time for orders and broken mailbox for the whole time we leased. A roach crawled on my face as I slept once. Also, I would wake up and kill 6 roaches a day. We sent in orders, fogged multiple time ourselves, leaking AC for weeks, and our car was stolen. Do not rent! The worse place we ever lived.

Do not rent from the new management company! You will be disappointed. If you do, do it at your own peril. If you EVER need any help or run into any challenges in life, they will not care one bit. Having a house is the answer. Even if you have to qualify for a mortgage at a very high rate...DO IT and refinance later. These apartment management companies are just not worth your time and health.

It’s been 3 weeks and they haven’t fixed my heat, I’ve put in several requests called and emailed. My ceiling caved after rain took two months to fix.
I can’t wait to see what the management does with the property. The office staff is already going above and beyond for the tenants. Ms. Tiffany and Ms. Alejandra have dedicated their time and effort to make sure the tenants are receiving the care that the previous management lacked!!

I love this side of Arlington, the location is perfect, close to lots of grocery stores and restaurants as well as highways. Somehow the area is still quiet and peaceful but the best part is office staff; they are so communicative and caring. I plan on staying here until I move into a house.

I've been here for almost 8 years. The roof still leaks in the same spot after reporting it every time it leaks. The AC constantly goes out because the units are almost 30 years old. My AC just went out today for like the 5th time since March, and once again they came out and said "its working outside" even though its blowing 75 degree air out. Its currently 85 in my apartment and they said they will have to come back out and look at it tomorrow....its been 2 months! The property has trash everywhere and no one picks up after their dogs. Managment also never calls back and it takes several weeks to get anything fixed. It use to be a decent place to live until Dayrise took over the property. Its been nothing but downhill since then.

This place is a joke. I have had sewage pouring from my ceiling on more than one occasion. Constant plumbing issues which ended up being a tree growing up the toilet. It's loud, unsanitary and all around poorly managed. When you report, it's either not addressed or all or weeks later. Now the pipes busted upstairs (I'm downstairs) from freezing, and I have been displaced with "maybe" the ability to return next week. The apartment is stating that I must pay rent even when I can't live in the apartment because it is flooded. They are a nightmare. Run far away and never rent from this place.

Outside of the nice location, there are no redeeming factors to this complex. I have submitted over 20 work orders over the past 3 years and my AC still does not work. It is currently 82 degrees in my apartment, my living room window has blackout curtains over it, I have 4 fans constantly running as a feeble attempt to cool off our living space and it still does not work. I have been patient, but this is ridiculous. My dishwasher still retains water if it doesn't get used at least every other day, my porch light still isn't working, nothing gets fixed! All repairs are band-aid fixes at best! Please, find somewhere else.

DO NOT MOVE HERE!!!! Ive been living here for two years and have been having problems with my AC. Normally I'm gone but do to Covid me and my children are at home. My AC runs ALL DAY and the temp will be around 85 degrees. It does not cool down until 11 or 12 at night. When I contact the office repeatedly they've told me it just because it's hot outside and the AC can not keep up which means to me there is an issue and it needs to be fix. My sink as been leaking, someone came to fix it and when they left... still leaking. At this point I just want out of my lease.

While the apartments are very nice the management will not send qualified people to fix issues. We attempted 4 times to get our air conditioning fixed. They sent maintenance guys that didnt have the knowledge to fix it. We spent the summer with our apartment in the low 80s. We have a roach problem. They promised 4 times to have exterminators come in. The 4th time they sent an office person with a can of Raid. So if you like hit roach infested apartments this is your place.

I honestly have no idea who was in charge of the maintenance staff nor do I know why they were hilariously unprofessional. During my one year stay I had the A/C unit in my apartment break a total of 4 times, and when it was "fixed" I could not reduce the temperature in the apartment below 80 degrees consistently during the summer. They repaired the same thing three times which from the get go we told them was not the issue but a symptom and surprise surprise it kept breaking. There was no real visible professionalism with the maintenance staff as no one had any kind of uniform or so much as a name tag. I will give credit where credit is due though, as the staff overall was polite and generally courteous. Finally, they even tried to bill me after my contract had ended and I'm presently fighting that battle as I write this review. If you can't go anywhere else, then this is better than nothing, but if you have other options, use them.

This Is a decent apartment for individuals or younger couples who are just starting out. Their prices are a little pricey and the staff is very friendly. There are only couple of cons about this apartments: 1)is that they take awhile to fix stuff if it isn’t your first day moving into the apartments. I’ve put work orders in and don’t hear anything then out of nowhere they show up at your door unannounced ready to fix whatever the issue is but If you’re not there they give you a email and don’t come back! 2)im not sure if this is a common thing but in phase 3 we had a slight bug problem but it was handled by us(the residents) using common bug spray and roach specific chemicals. They do occasionally spray the buildings but that isn’t enough. 3) they apartment does maintenance(roofing, shutting off the water, etc.) without notice until the day or a couple of hours before.

Most time it's alright. But they do not warn you or give you any heads up when construction is coming through to change the shingles or roofing. Past few weeks has been nothing but noise noise noise at all times of the day, especially morning times while everyone is asleep. More times than not, I wake up to fumes from remodeling, incessant LOUD LOUD LOUD banging from your ceiling as men repair tiles, or loud buzzing and whirring from pruning trees (which these men leave in all of the walkways so if you have to leave you have to climb over branches and leaves). Some days I will wake up with strong headache inducing fumes having filled my apartment from men repainting rooms. Right now it's noon and these men have been slamming things onto the ceiling for hours with no let up. I am recovering from the hospital and can't even get a wink of sleep because I keep waking up to impossibly loud workers right above me or outside my windows. The items on my walls, and my ceiling fans, are trembling and shaking. This is unacceptable and should have been mentioned beforehand. Edit: It's currently 3pm. Men on the roof just as loud as ever, playing loud music that I can hear through the walls, and 'whooping'/cheering loudly to each other. Edit: 5pm, There are debris from the roof covering both my back balcony and my front door step. This is disgusting. Now we have to sweep up this debris that's covered our chairs, table, stairs and more, so our pets don't get into it. I took pictures and videos of all of it.
The worst place ever to live..way too much over priced...no maintenance since 3 months even though i’v Been calling every now and the to remind them...everything keep break down ...no hot water...just for real go somewhere else

This place is the worst! Water leaking from the walls, mold starting to form cause of the water problems, Ants/bugs coming from the walls, cabinets and drawers out of date and don’t stay together! Everything is just bad and to top it off the front lady Ashland will TRY her hardest to convince you to live here but once you are here she will screw you over!!!! For the amount of money you pay here, might as well stay at nice hotel or buy a house!

I moved in September and have been very pleased with the staff as well as just this side of town. It’s right off the freeway but very quiet and peaceful! Thanks to their maintenance guys Ray and David for their help with leaks during the rainy weather. Office crew Veronica, Luis, Ashley and Mariah and just everyone who greets with a smile and are always happy to help.

Wish I could give it negative stars! I stayed for 5 years and had to leave because of the new management. It used to be known for bein a cheap and good place to stay but that's down the drain now. They charge 10x more then what the apartments are worth
Y'all beware!! We just moved in yesterday and came upon a nasty surprise....nobody warned us that there are absolutely no light fixtures or ceiling fans in any of the bedrooms or the living room!! Come nightfall it is pitch black in most of the apartment, and now we are forced to go buy a bunch of floor lamps for three separate rooms, an expense that we did not anticipate. In addition there is no pantry, no microwave, and all kitchen cabinets look warped like a human skin disease. The location is great and the complex as a whole seems pretty good, but these are all things that we did not anticipate going into this.

moved in around december, thought i was going to love this place. turned into a nightmare quickly. they first gave me a outdated aparment, and the manager lied and said there wasnt any more apartments available .. untill i called and acted like a new coustomer , and was promissed a upgraded freshly painted appt... went to the front off and was still being lied too.. untill i told them they LIED and i want the upgraded apartment. then the manager was shocked that i caught onto her lies. end of story ive had nothing but problems with the manager and the front desk . my toilet stopped working within a week of moving in. i called in to have it fixed, they had their maintenance man come ‘look’ at the toilet and he had no clue what he was doing. sorry but this place isnt the best for a family, or someone who is a first time apartment renter. i went ahead and paid to early terminate my contract. from december 2017 to may 2018... Run while you can

I lived here for almost a year when I got sick had a stroke and had to move back to West Texas. I would rent here again . very clean and quiet.Staff was very nice and helpful

The amenities in my apartment were old and looked nothing like the model apartment I was shown. They closed the pool the first summer I was there and increased my rent. One month I paid rent a day early and it was deducted from my checking account and they sent me a late notice! I never checked on why I received the notice since I seen that my check cleared. And then a week later I received an eviction notice! And obviously I was never evicted, I guess the right hand finally talked to the left and they realized their mistake. Please DON'T get anything delivered there. They have this sign in sheet they are "suppose" to complete when a tenant gets a package and the tenant signs by their name when they come pick it up. However, apparently the staff at times just throws it in the back without entering the tenants name, because my package is typically back there but my name would not be on the list, for me to sign. When I moved one of my packages accidentally went to them and they wouldn't tell me if it was in the back. They said we send it back to sender when the tenant moves. SO NOT TRUE when you don't even pull up the tenants name to complete the sign in sheet and are just throwing the packages in the back! Worst rental experience ever.

There are 4 pools on site none of them are open to the residents and previous years the residents have complained that the pools remained closed all summer. I moved here with the anticipation to have full access to all amenities pools are essential to Texas summers. This is a huge disappointment.

Under the new ownership, this complex has become an unsafe and incredibly expensive place to live. Been here 6.5 years and this last has been the ultimate worst. From my car being stolen to my other car being vandalized multiple times, the management director es not care and does not work with the police to active solve problems and remove bad tenants where it is blatantly obvious. The pitch they give you would be they remodeled the complex and cleaned it up. All they did was repaint which got paint drippings on 2 of my vehicles. They also started to nickel and dime tenants with crazy rules which they do not enforce. They always put residents responsible for issuing complaints but do nothing to fix the issue nor do they proactively try to resolve the for repeating occurrences. I now have a lawyer on speed dial to remediat their 60 day leave notice when it was previously 30 days, thus not making it easy to deal with a quick move when needed or you pay a hefty cost. The overall review score was more positive with the older management team,but I noticed some of these reviews are written by the management team since they can be anonymous. Forgot to mention the fact they now charge for reserved covered parking. In some areas of the complex, this makes it really difficult to have your cars close by and then can have a higher risk of being vandalized for some of the known bad areas. My advice, skip over this place if you are looking to live in this area. the crime rate is has been increasingly worse and will not change unless their is a bigger partnership with police and a security presence at the complex which they refuse to pay for. I also agree with the several reviews on the insides of the apartments need to be redone. The foundation has shifted and roof leaks caused peeling of the top ceiling. The maintenance crew are some of the nicest people here and do try to resolve the issues, but ultimately, a lot of the insides just need a complete overhaul. Hope this review helps would be tenants to take a harder look and if you still want to try to live here, talk to some of the current tenants around the apartment you are looking at.

New management is pouring a lot of money into the place. It would be great if they would put some of that money towards treating the roach infestation in my building. I've had roaches since day 1. Requested treatment more than 10 times. Received treatment exactly 3 times. BUT...they never treat the whole building...only my unit. So it doesn't resolve the problem. I've contacted the health department, who by the way closed all the swimming pools on the property this summer. Gross. I'm moving out ASAP.
Have had maintenance issues for months for leaking walls, soaked carpets..nobody ever shows up or contacts you back. Had to call my own plumber out. I'm about to have to call my own air conditioner guy out here. I won't be living here's the the end of this lease.
New management came in and this place went from bad to worse. I would give it no stars. My bathroom has holes in the wall that have not been repaired I have repeatedly turned in maintained requests. The people above me have a water leak in their bathroom and this has also not been fixed for 2 months; my bathroom ceiling is falling into my tub area. I had to call code enforcement to get them to even come look at the bathroom then had a hole in my ceiling for a week. After they "patched" (horribly patched) the ceiling they destroyed several items in my bathroom and got white gunk all over the apartment in every room. The contractors or maintenance staff vandalized and damaged my personal property even injury by little dog. Management's response in an email was, we didn't need a step ladder so we didn't hurt your property. The carbon monoxide detector must have been installed by someone over 7 feet tall for their response to be accurate. The office staff is rude and hateful and customer service is non-existent. The assistant manager will turn the lights off in her office and shut the door to make it look like she isn't there. I have been told that this is three properties in one with over 580 units and it is a lot to take care of and that working here is hard. I live here if you can't handle your job you should find a new one. They do nothing about noisy neighbors, un-controlled dogs, or trashy looking patios/balconies one of which has a dryer on it currently. Also, when I went in to ask what my compensation was going to be for not having a functioning bathroom for three weeks they said they sent that to the manager. I asked for corporate's phone number they said they didn't have it; I called her on that and she kicked me out of the office and called the police to have be banned from the office. So don't complain that you don't have a bathroom. This happened after I had already put in my notice a month ago that I was moving out at the end of my lease. Save yourself from the nightmare don't move here. They talk a big game but don't follow through and office staff needs to learn some customer service skills.
The maintenance will argue with you and i absolutely love this place to . but he and our new management did not communicate to me right. I had a smell in my sinks since i moved in and my sink and washer flooded and the smell got worse and it stayed and he said they couldn't help me with that and insisted it was how i lived. Management here can get rude with u too so beware and careful thank u.
Okay so i love these apartments, we and my man moved in the middle of November and the staff was very nice and welcoming. So, as of today it is March and they have just recently sold the apartments to some other company which means we have new staff in the offices. I wont say i dislike the staff but i find them very unorganized, i am currently in the process of arguing about my rent that i paid last month. How can anyone be unorganized dealing with money orders that suppose to be filed right away when paid. I`m so upset right now , iv never had this problem and for others to come to me with the same issue is very terrifying. Just the thought of thinking about them saying we have to move because of lack of organization i`m so upset especially the fact i know we paid our rent!!!!! Sickening.
Please beware. The apartment complex seems very well kept however once you actually see the apartment's kitchen and bathroom you may change your mind!! The cabinets are extremely out dated, damaged, and worn out. The Appliance isn't white or black its yellow.
The apartments themselves are a little bit older, but you can tell they have been well maintained. The management here is so kind and helpful, which is great! Our only complaints are of our neighbors, which could always be much worse! We have enjoyed living at the Parks at Treepoint.
It's a nice quiet neighborhood for the most part. Our above neighbors like to vacuum 4-5 times a day. Our AC vents also pick up their cigarette and weed smoke. Our apartment constantly smells because of them. It would be a higher rating if not for that
I've been here for 2 years going on my 3rd. Quite area great neighbors. While I have seen a few spiders, I have not seen any other bugs. They allow large breed dogs which is great since I have a rough collie and a Siberian husky. Lots of places to walk the dogs, there is even a nice little pond with ducks. My only real complaint is parking, it is a nightmare to get a spot near your apt. I wish there was assigned parking it would make things easier on a lot of people. Sometimes it can take a lot of persuasion to have appliances that do not work properly replaced. Other then that the apts are not bad.
Been here for about 2 and a half months. Quiet, friendly people. Office staff is great and handles issues quickly. 5 pools, parking is great, easy access to highways, spacious rooms and closets.
I've lived here at Parks At Treepoint in Arlington, TX for just about over a year now. Firstly, it's a great location in the city of Arlington; close to The Highlands, close to AT&T Stadium and Globe Life Park. If you're a sports fan like me that's a huge plus. The apartment complex is great. And 5 pools?? How can that not make you happy?! The office staff has always been helpful and easy to talk to. I've never had any problems inside my apartment, it's been a pleasure living here. I see myself living here for a long time. Come check out Parks At Treepoint, you won't regret it!
They're really nice apartments with lots of storage and closet space! The private balcony's and outside storage was a bonus for me! Maintenance and staff are all super friendly and on top of it around here! There's a really nice little pond on the grounds you can go fishing in, plenty of pools to explore and enjoy. Love the huge beveled mirror in my apartment too!
The parking is horrible. But the grounds are clean, maintenance is fast, and the staff is friendly and open. The apartments are clean, and in good condition
Lived In all the apartments around tree point and these were no doubt the best I have ever leased
