When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.

The office staff has a nasty attitude I'd you come from out of state on the weekend without a appointment. The office manager told me to drink rusted water. I was approved mid February and the unit still wasn't ready until the 2nd week of March. I told I was lucky the responded to 0 heat, 0 hot water, rusted water, and bugs. I didn't move in because of these things. Gave the keys back and they're still demanding $1700 more dollars.

In your provided information, it was stated that there was brown/rusty water and at the time of your move in you and all residents were alerted to Memphis Light, Gas & Water was doing work in o ur vicinity and discolored water was a possibility and the running of water would clear this issue. Also, the delay in your move in was due to the delay in receiving need move in documentation. Very bad apartment that have so many mold everywhere, we been leaving with the mold for 2 months cause of the water line breaks from upstairs tenants,and they haven’t come to check it until now .and I have 4 year old son that have asthma and allergies.hopefully the health department will come the check it soon

the apartment complex is very beautiful, the green areas are well maintained, but the social areas, the picnic area are in a state of neglect and dirt, the cleanliness in the buildings is deficient, many crawling insects are disgusting, pay better attention to maintenance and cleaning.

My husband and I have been residents of Park's Edge At Shelby Farms for a little over three months and we absolutely love it here! The entire office and maintenance staff are just incredible. And they truly go above and beyond to not only handle any issues that may arise, but also to ensure that residents have the best experience possible while living at Park's Edge. The apartments themselves, are newly renovated and super nice. The grounds are always well maintained and clean. As a dog owner, a delightful bonus is having direct access to the Shelby Farms dog park. It, honestly, is just a wonderful place to live!
Since new ownership and management have taken over the property, the quality has really dropped. They boast a 24-hour response time to maintenance requests, however I have a request from July 3 (and today is Aug 5) that has yet to be addressed. On top of that, I’ve put in additional requests since then and they’ve canceled every single one of them, but have yet to work towards addressing them. I called the office to complain and was told they would be addressed and still nothing. I realize that the new team running this property only care about the money they collect in rent and nothing else. I’ve submitted my notice to vacate and can’t wait for this experience to come to an end.
Parks Edges at Shelby Farms..Hands down is the best apartment complex in the Cordova area. Community is lovely, facilities are great, nice location, clean and very quiet. Good maintenance and incredible staff. I feel extremely safe here! I absolutely loved my experience with David. He made sure I understood everything about the complex. Answered all my questions and concerns with no hesitation! I recommend Parks Edge at Shelby Farms to anyone looking for a safe environmental place to call HOME!!

DO NOT TRY TO LIVE HERE. During the application process I was told IN WRITING that I would receive a certain amount of money back, but this information was incorrect. While the representative admitted she had made a mistake, they did not work to right this wrong, and they are keeping my money. I am shocked by this poor customer service and do not want anyone else to be robbed the same way I have.

I live in the new Phase Three portion of Parks Edge, the apartments are up to date and have new hardwood floors and appliances. However, the reason why I am giving them a one star is that last year we had neighbors move in. And they have a dog that barks from the time the neighbors leave till the time they get back. They leave the dog at home for several hour at a time and often until 2-3am well past quite hours. After almost a year of communicating that this has been happening to the office, still nothing has been done. Even worse they act like we are in the wrong because we can’t put up with a dog barking all the time. I have showed them videos and recording. Still nothing, and for the rent we pay here that is not acceptable.

Parks Edge, in October of 2018, has proven to be exceptional. Choosing a retirement community is not easy , so when I came home to my apartment home finding no air and 80 degrees inside, I needed repairs of the A/C now. The maintenance crew came the very next day and for two days straight to repair and then immediately the decision was made for a new A/C. The staff was so concerned they asked maintenance to put in a temporary A/C. Within a few days I got a new unit, just in time to have heat for the cold front. Thank you for prompt and professional care. My experience has been timely for all maintenance. Retiring is better when the maintenance is not yours and it’s done immediately. Thank you sincerely.
Don’t live here if you care to get your damage deposit back even if your move out inspection notes no damages. Filed a formal complaint with the BBB and they couldn’t even be bothered to respond. At least their rating dropped to a C because of my complaint. We were great renters and only there 6 months.

Constantly having to fight overcharges. Since the new management has taken over there has been a change in response time from the apartment, in my opinion. If you want to let others know about problems on the community wall, good luck. It appears that they will prevent postings that might cast them in a negative light.

I have lived at Park's Edge for a year. Unfortunately, due to some personal circumstances I am not able to renew my lease. I have been extremely happy here and wish I could stay. The management is top-notch and on top of everything going on here. They are always courteous and prompt in responding to any issue you may have and getting it resolved quickly as well. The grounds keepers are extremely proficient at keeping the grounds manicured and looking beautiful. Maintenance is amazing at answering maintenance issue requests immediately. Having two four-legged babies that need exercise I love the fact that Park's Edge is directly next door to the Shelby Farms dog park. Park's Edge also provides pet pampering with an on-site pet spa. When I was searching for an apartment a little over a year ago I looked at MANY apartment communities. NONE of them even came close to the beauty and quality of Park's Edge. I was sold as soon as viewed my unit. I promise once you check out Park's Edge it will be game over. You will not need to look anywhere else. Thank you Park's Edge for a wonderful experience. I have loved being a part of your community!
I love my new apartment. I moved in a lil over a month ago. The property is so beautiful & serene. The maintenance staff has been wonderful. I've had a couple of maintenance requests & they came right away & were so polite.
I have lived here for about a year and a half, as we signed our second lease a couple months ago. We have had nothing but a great experience living here. We live in Phase ll and it's a great floor plan. The staff is so friendly and always willing to help. The grounds are beautiful and well maintained. The maintenance team is awesome. We have always had our issues fixed promptly and within a day of reporting, not that we have had many issues at all, but still, they are very prompt. They are always friendly and helpful. I love the fact that the location is very convenient to most anything you need. All of our neighbors are friendly and there is a good mix of young people, middle aged people, older, older people and families. We love living here and would refer anyone to these apartments.
WOW! Just moved in 2 weeks ago. The staff is extremely courteous and genuine. They truly care about their residents. Not sure why "Phase III" (the brand new units) are not on this or the main community website, but do ask for "Phase III". They are stunningly gorgeous. Stainless steel appliances, beautiful hardwood floors, private balconies, etc. If I could give the staff (office and maintenance) more than 5 stars, I would do so. Come be my neighbor. Ask for Phase III. You'll be so happy living in this community.
I lived in the Park’s Edge Apartments with my fiancé for a little over three years and would like to share my personal experience with everyone. Firstly, the staff members are kind when you speak with them however, issues are typically blamed on the resident or shrugged off. A reoccurring issue we ran into was marijuana smell and smoke coming through our air ducts. We contacted the front office numerous times about this issue and we told to call the police because they could not do anything. We called officers out in January 2017 and we were informed that due to the current laws in Memphis they could not do anything about the marijuana, and that it was the apartment complex’s responsibility to take care of the resident that was causing the smoke / smell. Unfortunately, after telling this to the apartment complex they shrugged it off and said it was the police’s responsibility and there was nothing they could do. Secondly, most of the apartments in this complex are over twenty years old. The rent on these apartments is comparable to a house note. If you choose to live here, you are likely paying for convenience and location. Unfortunately, issues with our air conditioning unit in the summer were common because of the age of the apartments. Additionally, upgrades were never made to our apartment because management seemed more focused on building the third phase of apartments than taking care of their current residents. The trash compactor breaks down frequently and was not fixed for almost two months at one point. Additionally, the gym is not well maintained and the equipment is frequently in disrepair. Lastly, a resident ran into our mailbox unit and our entire building was forced to get our mail from the post office for over a month because the unit was not repaired in a timely manner. Last but not least if you intend to move out please take my advice, and make sure you do NOT let them schedule your final day on a Sunday when they are closed. We could not take our keys to the front office and do our inspection the day we moved out (Sunday) because they were closed and we were forced to pay them a prorated rate on Monday for not returning the keys the day before (because they were closed). Good luck with whatever you choose when deciding to live at Park’s Edge. I surely hope that management can improve their attitude, and policies for their residents down the road.
I moved in back in February. Been very impressed with everything from the size and appearance of the apartment to how well the grounds and pool are kept. Very quiet for an apartment complex, plenty of parking, and great office staff. Every maintenance request I've sent has been finished within a day.
Park's Edge at Shelby Farms is a great apartment complex with outstanding customer service. I recently landed a new job in the Memphis area transferring from the OKC area. I had issues with other apartments around the Memphis area about accommodating me so quickly and even had to call a corporate office of one of the other complexes around town. After a week of frustration I sent an inquiry to this complex and they met me right away. Crystal and Sara made sure that my paperwork was processed and that I had everything I needed in a span of two days so that I could start my new job. This complex is in the beautiful Germantown/Cordova area of Memphis and is in the new growing area of town surrounded by plenty of restaurants and shopping amenities. Everything you need is within a 5 mile radius! The complex is gated and has a 24 hour fitness center and laundry facility. I recommend this complex for anyone living or moving to the Memphis area.
We visited Parks Edge looking for an apartment for my son, his wife and young child. The staff was TREMENDOUSLY responsive and very, very professional as they considered what was needed. Unfortunately, we decided against the move because the only available apartment was on the 3rd floor. . . and that would be too difficult trying to carry a 1 yr. old up and down the stairs. But, if I were single, this would be my first choice!
I compared these apartments to many others and these were the best. The property was very neat and well landscaped which is important to me. The staff was great and very helpful. I plan on moving to this apartment community.
