Parkside at Cottage Hill

I could not be happier with my apartment. I have been a resident at Parkside for 5 years. My apartment is spacious, well-lit, and affordable. The customer service is great. The staff goes above and beyond to be helpful. Maintenance is knowledgeable, shows attention to detail, and they fix things very quickly. The office staff is polite and professional. You're greeted with a smile and treated like a friend. I have access to a pool, gym, and clubhouse. They frequently show appreciation for their tenants.They also allow pets. This is a great place to call home.

I have lived at Parkside for about 8 months, and had an accident that made it very difficult to walk up 3 flights of stairs. We talked to the sweet ladies in the office and they helped me move to the first floor as fast as they can which was a major help and saved me some money. Any time I’ve had a maintenance request they have come either that day or the morning of the next day and fix the problem. Everyone that works here has been nothing but the nicest and most helpful people!!!

Haven't pressured washed anything in a while. Looking run down but they sure can keep the front up. Gate broke at least once a month. Constant loud music from mechanic repair shop across from building. Neighbors below always fighting. Trash bins nobody cleans just nasty and makes the whole appearance from the corridors look bad. People leave trash on stairways. Gum droppings, containers, cigarette buds on stairs. Nobody bothers cleaning the stairs or keeping them blowed off from debris. Looks nice from.outside but little stuff matters especially when you pay for a high quality apt complex. Racoons especially come around from the bins outside the doors of where people live bc no one refuses to clean them or bag the trash properly.

Because the staff fail to pick up the trash around here there are stray cats EVERYWHERE and management does nothing to get rid of these cats they are pest!!!!! Neighbors constantly putting their trash in my trash bin and they keep me up at night with their constant bickering. Have a noise complaint? Don’t bother telling the staff because they don’t help they just tell you to call the police. I did not renew my lease and I couldn’t be more happy to get out of this place.

The staff will go out of their way to help you, and they are extremely great.-

it is ok apartment. pretty good in service.. if i have any problem, they come n fix it pretty quick.

On behalf of our entire family (including our fur babies) we want to express our sincere gratitude to the entire Parkside @ Cottagehill staff both the office management team & the maintenance staff. They are super nice & professional. They will go above and beyond the call of duty to take care of their residents. The apartments are luxurious, built with the highest end materials. The gym, dog park, and the rest of the grounds and landscaping are always clean and excellently maintained. We have been a resident here since March 2017 & just signed another year’s lease. Highly recommended ! A

First of all grounds always dirty, lazy maintenance staff and to complete landscaping guys I believe they smoking something not cigarettes because I hate that smell that’s why the grounds looks bad even when they do the landscape in here. Nice place but have those cons please do something about it

Keep looking. Do not waste your time here. Came home for lunch one day and came back out to leave and there was a tomato off of a sandwich on the hood of my car. Told management. Nothing done about it. There was garbage all in the parking lot and napkins in the grass in front of our apartment all the time. Nothing was ever done about that either. They leave out of the lease that you have to replace the carpet when you move out if you have a pet even when you pay a pet deposit. Apparently the deposit is only for the pet to live there. Doesn’t cover any damage and isn’t refundable. The pet park the speak of is horrible. Its mainly dirt with places in the bottom of the fence where it doesn’t go all the way to the ground and a small pet could get out. It was always so loud at all hours of the night and there wasn’t anything done about that either. All around a horrible experience and we didn’t even stay to finish out the year lease which we did continue to pay until it was up. I could keep going on and on. Just don’t waste your time here.

A new management company took over about 4 months ago. They got rid of everyone that was working here before, even the lawn company and those that were keeping the grounds clean. Everything has gone downhill since they took over. The exterior lights do not all work. Residents were told by the front office they were turning some off to save on the power bill. This results in some very dark areas. The grounds are kept cut but trash is everywhere. They boast about valet trash service, but it is very sporadic. The dumpster is overflowing several times a week so people just throw their trash outside the dumpster. Have a noise complaint? They say to call the police, even give out the non emergency number. Have problems after hours? It now goes to an answering service, who are not helpful and very rude. Each time you call, you are transferred to several different people and have to tell them the problem over and over. Only to be told that they will give a message to the office the next business day. The office says they never receive the problem. For the amount of money spent to live here, much better service is expected. I recommend you save your money and go somewhere different.

Disorder rules all at this property. Manager is rude and disrespectful. They can't seem to get their act together. Look elsewhere.

this used to be a good place to live.. since the other staff has left, the atmosphere is not the same. i'm never greeted at the door like I used to be, and I have to wait for someone to come out their office to help me. not only that but it seems like they can't get my rent correct, for the past few months after Frankie and Jordan left, i have to show the staff every month what my rent is, and i have to show them again this month that i don't owe them any more money... and now I can't get them on the phone because their telephone is disconnected.. what kind of management company is this... they are trying to create extra charges for the residents so they can pay bills seriously.. I don't think so.... how can they manage us if they can't manage to pay their own bills... they need to bring the people back that know how to manage...

I went to have a tour of this apartment complex last week. The apartments are beautiful and the staff is GREAT very welcoming and very helpful. Monica the lady that assisted us was awesome. I am very pleased with my experience so far do plan to lease.

The apartment complex grounds are well maintained my a contracted service and most always looks great. This is immediately compromised by the abundance of residence that treat the complex as their personal dump, emptying out any trash they have in their cars on the curb or just throwing it out the window as the drive through. There is also a dog park and small wooded area for dogs, though small its a nice amenity. The only issue is the wooded area and dog park were poorly constructed, there is a large amount of buried trash and sharp glass slowly being exposed that is a danger to both animal and their owners. Recently there has been a large influx of college aged males wreaking havoc in their poorly modified but incredibly loud vehicles. They drive incredibly fast through the complex doing burnouts or revving their engines at all hours of the night. Management instead of attacking this issue through the problem residents, installed speed bumps throughout the complex to battle the speed. The only problem with the speed bumps are that they are so high your car will scrape on them severely damaging your undercarriage. Another issue with the recent addition of these residents is they walk the grounds at night in large groups or creepily walk in-between cars hiding in the shadows intimidating all those that walk by. The apartment complex has gone from a very nice and safe area to a terrifying and unsafe place to be around at night. Be it fear of the hordes of men or their fast driving. One of the exit gates of this gated community was recently broken for over a month, half of that time being in the open position adding to the lack of safety one would feel living here. This is just an example of the management failing at keeping the grounds up to par. The management team here lacks the fortitude to do anything about the previous listed issues and merely addresses them through mass emails blaming the residents as a whole for the issues caused by problem residents. There is no accountability being held for the problem residents and the issues will only grow until the management team steps up. In conclusion i would not recommend this place to anyone. while the actual apartments are nice inside (though very poorly built) the overall environment is not worth the large price you pay to live here. Please look elsewhere if you're looking for a apartment complex that feels safe and friendly.

Parkside at Cottage Hill is a fabulous place to live. The staff is super amazing, the amenities "ALWAYS" works, and on top of that; they have a SMART PARTNER program that gives us (residents) discounts at local businesses. I have never lived at a place so amazing.

The apartment is very beautiful! The view is amazing ! The neighborhood is great! I love my apartment !

If you're looking for a peace of mind when it comes to comfort, security and, southern hospitality then, this complex is perfect ! The location is literally minutes from shopping malls, grocery stores, schools, etc. The entire staff is welcoming and professional. Pool parties, breakfast on-the-go, music night, the events are endless with this family friendly community !
