I love the location of Parkside Round Rock. It’s close to my job, there are numerous places to visit and restaurants to dine nearby. And the staff is awesome! Any maintenance issues are solved quickly. I have been here since September of 2020 and I hope I never have to move.

I am a 4th floor resident that work 12 hr shifts and this is what I have come home to, and it's an ongoing problem.... 4 story parking garage that is at max capacity, having to park a 5+ min walk away just to get to my building in 40 degree weather (this was 1 of 2 remaining spots on the ENTIRE property... front & back) I have went to the leasing office, voicing my concerns & requested a walk through of the parking garage this past week, as there are many abandoned vehicles and vehicles with expired registrations & I am looking forward to a cleanup. It has been 2 days and the vehicles are still there, so we shall see. Meanwhile, I have had a vehicle towed due to the only spot being available was a handicap spot and had to pay a $350 private property impound out of pocket as they offer no waiver when the complex was at max capacity for regular parking, and the PORR management has decided to take no ownership over the issue. It's a shame because I truly enjoyed living here up until this point. I shouldn't have to worry, as a paying resident, if I will find parking on my way home from work everyday. Tow abandoned vehicles! Stop letting guests park for a max of 3 days! Where am I to park the next time it is full again? The hotel parking lot down the street? Bass Pro Shops? Take your hard earned money to a complex that truly cares about their residents.

The property is beautiful with nice amenities. The gym is very big with lots of variety. The units are quite expensive compared to other apartments around and the patio space is fairly small. I was not a fan of paying extra for storage especially with it being far from my unit. The area is also pretty loud and busy. I had an issue with a break in, but keep in mind the are.There is a tight parking garage with the occasional homeless people nearby. The complex has potential but the circumstances are rough.

Not the best first day experience, apartment was not move in ready despite moving in a week after lease start date, water damage to three windows and their respective walls due to them being left open, not cleaned at all and missing appliances. I do appreciate the quick response of management and maintenance but still very unsatisfied that even a week later, the apartment looks that bad.

I lived here for a year and a half and the previous company before greystar took over was pretty good. They were attentive and responsive. Greystar has ruined this complex. They never answer their phones or seem to know whats going on. They sent me a letter asking if I wanted to renew my lease after I had sent in my notice a month before. Run the other way! I had my car towed 4x and also the walls are primed but not painted? Which leaves weird marks on them often. STAY AWAY!!!!

If you are a messy person this is the place for you. Make sure not to invite your friends or they will get their car towed with no warning even if you register them as your guest on your resident portal.

A great place to call home. The entire staff always greets everyone with a smile and are very helpful to my needs, and are quick to attend to any problems. The grounds and facilities are kept clean every day. The workout rooms are open 24//7 are rarely crowded and the pool area is beautiful. I love the convenience of the elevator and four story covered parking garage. It could not be better located and is surrounded by lots of shopping plaza’s, restaurants, hospitals, and schools. I just love it here!

My wife and I have lived here for 2 years now. The first year was fine but then the complex was bought by avenue 5. They replaced some of the staff and immediately turned off the security system that locks the exterior doors and tons of other terrible policy changes. I recommend staying far away.

The entire process of leasing to move in was easy. The complex is nice and clean for the most part and it’s a great place to be if you like a good location with all of the stores and restaurants you need right around the corner. The staff seems nice and helpful. All is well so far!

I am more than positive that all the five star reviews and positive talk about this apartment complex are fake. The management must be submitting them to counteract all the negative reviews. By far the worst apartment complex with management staff that can exist. For the love of everything holy, do not move here. The key fob system is broken and they are doing absolutely nothing to fix it. Apartments are okay. Workmanship was poor upon move in, felt like the office didn't really care, since move in there's been a lot of turnover and feels as if staff cares less. Getting mail or packages is a mess. Maintenance guys are friendly but busy and haven't resolved any of my requests. Like having a yard for my dog.

Would not recommend. Management is awful. Complex is dirty. Feels incredibly unsafe considering RRPD or swat is there frequently.

I discovered after move that there is constant exposure to dog excrements, in the elevator, hallways, entryways, & grass area. This includes odor. Yes, there are property rules regarding pets. However, I have observed most tenants w/dogs, completely ignore those rules. They let their pets do their business wherever they want, and of course, they don't clean it up. This property simply has no logical way to control all of these dogs, and their owners disregard for rules. Yes, I do think the property works hard to do so, but in my view, it is not working. They're outnumbered. Perhaps in time, it will straighten out. The same is true for the garbage situation. Currently, there is a trash valet service. However, when I first moved in, people were just throwing their garbage wherever they felt like on the property. (I'm dead serious.) Now, with the valet service, it's the same thing. Tenants just haul their smelly, disgusting garbage bags out into the hallway. This causes smells within the hall. (I can't even imagine what it's going to be like in the hot weather.) Worse yet, tenants are throwing their full garbage bags out into the hall, onto the floor, some 23 hours in advance, or days in advance, before any valet pick up. Truly disgusting. So one is just inches from these garbage bags, when walking down the hall. In this age of covid, it is not healthy. Anything could be in those trash bags - human body fluids, or chemicals. Hazardous fumes can come out of the bags. So can bacteria. The trash cans provided are completely ignored by tenants. No one uses them & puts the lid on, like they're supposed to for their garbage. Again, it's the same scenario. Management is outnumbered. There are just too many tenants doing it, and not enough monitoring. So, if you decide to rent here, just know that you have to have a strong stomach. There's a lot of bad smells from garbage & pet waste. Other than that, I feel my apartment is truly gorgeous, and that the amenities are beyond reproach.The staff are all amazing, wonderful, hard-working individuals. It is a gorgeous property --- yet could certainly be better, if tenants took better care of it. Mgmnt. is here to govern the paperwork, to lease these beautiful apartment homes to folks. They are NOT here to babysit your pets, or police your garbage. This is not adult daycare. Tenants should have enough common decency AND brains, to know how to behave w/their garbage and pets. However, they do not.~
Parkside is definitely a spot to live if you love simplicity, but also updated luxury living. It is very quiet, very clean, and upkept even as a newer complex. You will enjoy the smoke free facility and the simple walk across the street to the Round Rock premium outlets, as well as Bass Pro Shops a block away. The leasing staff is very formative and are willing to help accommodate your every need.

Easy move-in process with the help of staff. The complex amenities look great, I love the gym area! The location itself is overall a quiet community, Id highly recommend!
Since purchased by Avenue5, this property has fallen more into disrepair and poor management. Mail room is overflowing, noise is too much from other apts, and the traffic is horrible.
I have almost no words to describe how fantastic this apartment complex is. From the great amenities, to the quiet, easy living, fresh walking breeeways, beautiful grounds, & large parking garage to keep cars out of the elements - I was truly impressed. The leasing agents are professional and super nice to work with. The entire staff makes everything so easy for move-in. Great online "space" to pay rent and request work orders. Beautiful apt, with wood floors. (no messy, dusty carpet.) I definitely recommend these apartments.
The best apartment living experience I have had in my entire life. Phenomenal amenities, clean, pretty grounds. Easy living. Professional leasing agents. Quiet. You cannot hear noises from other apts, probably due to layout and perhaps building materials? Location is centralized to shopping. Phenomenal apt living!
Living here is the second worst place Ive ever lived all the doors are broken. The key fob entry remains a joke. My storage unit was stolen from a previous employer that kept a master key. And my AC is being controlled by the office. It shuts off or gets turned up in the middle of the night. Yet, I pay my bill, not them. The front desk person (Antwon) might be the most absolute worst customer service rep I have ever encountered. Hes completely dismissive of any concerns. All he wants to do is ignore any complaints or concerns. He acts as if its his first day every day. Not to mention that nobody ever replies to emails nor answers the phones. I dont know what any of them do all day, but its not help their residents or get property issues resolved.
The location is ideal and the apartment is a very nice value for the amenities in place. As a new complex (bout a year maybe less), the growing pains have been addressed adequately. Workout room is amazing and pool is very nice.
It is a beautiful property but it is clear the few people who don't want to live here and follow the rules and try to keep the property in the best condition and respect their neighbors it is ruining the quality of life here. Until these issues are addressed there's no reason to refer or commend this property. The owners need to allow the PM to manage this property. Provide resources to clean this up and maintain.
I love this place. It perfectly meets my needs. I feel safe in this community. I recommend it to any one looking for a home.
