I lived at Parkview Midtown for 2 years during my time in Nashville. Ultimately, it was a mixed bag in regards to my experience. Pros: - Clean - Quiet - Good value - Well maintained building - Responsive to maintenance requests - Good location in respect to time to hospital, downtown, and soccer stadium Cons: - Landlords are EXTREMELY particular (i.e., they require you to have your carpet professionally cleaned or charge you $200 fee upon moving out despite the carpet having no damage and was very small) - Do not expect to get your full deposit back no matter what you do (i.e., I was charged for "water" damage that was there when I moved in; charged for a refrigerator water filter I had already replaced within the last 2 weeks of moving) - My partial deposit was not returned to me in a timely manner (> 30 days to be placed in mail) - Parking in non-gated area is risky; my car was broken into, other tenants experienced this as well (issue for overnight guests) - No covered parking (very problematic when your window gets busted out and there is rain on the forecast) - Lack of amenities (if you are wanting a gym or pool this place is not for you) - Landlord asked me to write a favorable review prior to moving out Overall, not the best place I've ever rented, but not the worst either. You get what you pay for.

We appreciate that our former tenant took the time to share his experience, and we greatly appreciate his positive comments. The "Cons" were, of course, disappointing. Regarding carpet cleaning, tenants with pets sign a pet agreement and agree to have the carpet cleaned and the pet treated upon move-out. The tenant chose not to have it done. We were charged $200 to have the work done, and that amount was deducted from the $250 pet deposit. Regarding the car break-in, almost every area experiences them; we are not immune, but we are not a frequent target. This tenant had a 25-month lease term, and the incident occurred in the 24th month. See tenant's notification email below. FROM TENANT Hello, Wanted to let you know that my car got broken into last night. They busted out the window. I was parked on the street perpendicular to Parkview Midtown to allow my GF to park in my spot for the night. They broke into multiple cars. Do we know why there is no parking in front of the building? I've parked there many times without concern. Thanks Note: Metro blocked the street to repave that week.
I have lived here for 3 years now and have no plans to leave until I either leave Nashville or buy my own home. This place is my 10th rental property in my life and I think it’s my overall best experience (and I’ve rented from several other great places!) My apartment is well constructed with good quality appliances, clean and well taken care of. We are near a very busy road and interstate but the noise is fairly well filtered by the quality windows and walls. I do live on the top floor so maybe that helps too. Speaking of noise, I never hear my neighbors. I think this is due to a combination of quality construction and the fact that they make a point to rent only to young professionals or other mature people they know won’t cause issues. The price is good for the location and quality/size of the place too. There are no hidden fees or junk charges like you get at a lot of large corporate apartment complexes. There aren’t all the amenities like a pool, gym, etc but I dont care about those and that’s what makes a nice place like this affordable for me (I wanted a 2 bedroom as a single person so it was very hard to find somewhere affordable). I live in the 2 bedroom 1 bath layout here and it is a gem. The owners, Paul and Peggy, are wonderful and are the reason this place takes the #1 spot for me versus other good places I have lived. They are so kind and take their job as landlords seriously. Given that I have lived here for 3 years I have had the occasional appliance malfunction or other issue. Paul has always been immediately responsive to any issue I’ve had and promptly fixed or accommodated me for whatever was going on, exceeding expectations (for example, last year my refrigerator was having an issue and he gave me access to another empty unit in the building temporarily to use the refrigerator so I could keep my cats required medicine refrigerated until the part came in a couple days later when he could fix it). So many landlords just want to own a place for extra income and forget about it but they really care about the place and the renters here and it shows. They are such good people and I feel so lucky to have found this place as I complete my residency! I’m living here for a 4th year (and likely a 5th year after that).
One of the things that gets me about the newer apartments being built in this city is that they seem to be slapped up overnight with shoddy construction and then populated with college kids who don’t care much about noise levels or general hygiene. It’s common in the neighborhood, but thankfully not at Parkview Midtown. I lived there for three years, starting off in a studio during 2020 before switching into a one bedroom from 2021 to just a few weeks ago. During my time there, I found it clean (an absolute must for me), quiet (see above), well-kept, and filled with mostly young professionals. The rent was super-reasonable and the landlords were kind/responsive to any and all inquires. It’s centrally-located so you’re within walking distance of the new stuff in Wedgewood-Houston and not far at all from Hillsboro Village or anything downtown really. I had to leave because an opportunity that presented itself to me outside of Nashville, but if I ever come back, I’ll be trying to get a spot in this gem of a complex.
This is a well constructed building, I have not been disturbed by neighbors. The landlords are kind, responsive, and take excellent care of tenants. Gated parking. Reliable appliances. Phenomenal location. Unbeatable rent for the area. Very pleased with my experience here.
I had a studio apartment in Parkview Midtown. My experience was pretty great. If you like to be close to all the major events in downtown but still want a relatively quiet space, this is it! I never had issues with neighbors, the building itself is super well kept by the landlords. Any issues I had they addressed as soon as they could. All new appliances and easy to clean floors and not to mention a washer and drawer in the unit! I highly recommend this to anyone looking for a safe and nice apartment in this area.

Living here has been a joy since the day I first moved in six years ago. As someone who has lived in many different cities, I’ve never dealt with a more responsive or diligent management team. The building and grounds are extremely well maintained and the owners always bend over backwards to address any repair or issue I’ve had. They are very respectful of my privacy, but always available for any immediate need. The security is great and this location is perfect for getting just about anywhere in a timely fashion. Walking distance to great restaurants, coffee shops, shopping, and Publix is opening on 8th Ave S later this year! Terrific neighborhood AND neighbors.

The landlords are the definition of professional and empathetic. I have had no problems living here and the grounds are extremely well kept. If there is an issue, it’s fixed within hours, and I absolutely love my apartment. I plan on living here throughout my four years of grad school. It’s the best deal in Nashville—hands down. I encourage everyone to apply, because you will not regret signing a lease here.

They are trying to raise the HOA fee for security. Residents pay 250 monthly and they want 700 more dollars for security upgrades. How come the company who built these didn't have security in place before there was a murder on site. They were too cheap and now they wanna charge everyone 700 dollars!

I moved to Nashville in 2015 not knowing anything about the city and at that time my main priority was to find an apartment close to my new job, where I felt safe. I was fortunate enough to find a studio at 700 Wedgewood. The building is extremely well kept. My apartment itself, though a studio on the first floor, feelt bigger than a regular studio due its high floor ceilings (12 feet!) My apartment faced the park and I was able to enjoy it because of the 3 large size windows. This was my first time renting a first-floor unit and though I was hesitant at first, I never felt more secure. The apartment is set up with a very friendly alarm system which is connected to all windows and door. Additionally, in order to enter the building from any of the main entrances, you need a key fob. There is plenty of outdoor lighting, specially needed for those late night trash runs. Another major plus for me was the very well behaved tenants. I never heard any noise here. Also, management was alway friendly, responsive and considerate. Regular emails were sent to inform all of us tenants about any issues/concerns, updates or future developments within the building. I truly had a pleasant experience living here and would hands down recommend it, for its safety, cleanliness, location and price.

My wife and I were one of the first tenants in the building - we renewed and stayed for 4 years. Out of the very few maintenance requests we had, management was always prompt in response and action. Had we not moved out of the city, we would have happily renewed again. Frankly, if we ever returned we would look at renting here again. I would definitely recommend this complex as a great place to live; to anyone looking for a nice unit in a great location.
I was a resident of Nashville for five years and this was the fifth apartment I lived in throughout my time there. ( I like to move to check out new neighborhoods :-) Living at Wedgewood also happened to be one of the best living experiences I had in the city. I received a personalized experience when scouting if the place was the right fit for me before signing. Every unit is upgraded and has awesome finishes. I lived in a studio and never had an issue with noise or building messiness. In my experience, the management company was extremely professional and responsive to all of my questions and any issues that may have come up. There's assigned parking and great access to downtown, nightlife, and major highways (without the noise). Overall, a really, really great experience. I highly recommend if you're a couple or single looking for a well-kept and quiet place!
I am a former tenant of this building and am leaving this review to strongly caution against living in 700 Wedgewood Park. Throughout my time in the building, the management was consistently unresponsive, rude, and dishonest towards me. My emails to management were often met with zero response, and the response emails I did get were frustratingly short and vague. The bathrooms have very poor ventilation, which created mold on my belongings and damage to the mirror and cabinets. Although the apartment was professionally cleaned and left in exceptional condition, the management withheld nearly half of our security deposit (a month’s rent). I could laundry list grievances about the management that would disgust any reasonable person, but suffice it to say the poor management alone is reason enough not to rent a unit in this building.

It is very disheartening to read this review. It is our mission to make sure that all of our residents have a wonderful living experience by providing lovely homes with excellent customer service and maintenance. We take exception with the comments made here as they simply are not true. While it is anonymous, we do believe we know the author. Part of the security deposit on this individual was withheld due to damage to the mirror in the bathroom, which had to be replaced.
Housing Management was extremely rude. Security Deposit was not returned, boxes were thrown at movers. AC unit produced mold, and left unit extremely damp. No holes in the wall, no mounts. I would not recommend living here.

Just a few notes. 1. Our AC units do not produce mold, and we would never allow any equipment or situation to exist that would promote mold in our building. The health and well being of our residents is paramount. 2. Picture hooks are allowed per the lease for hanging pictures; bolts or screws are not permitted because the hole that it creates requires a sheetrock patch to fix, which could result in a charge to fix at move-out 3. Sometimes we do have to enforce the rules for the good of all residents, but it is never our intention to be impolite. 4 We are at a loss to understand the throwing boxes at movers comment.
