Property Ratings at Parkview Terrace
Move out was a nightmare. Mutiple delays in paperwork. Property managers made repeated errors and would not admit mistakes or take any responsibility for their errors. They attempted to charge me for multiple things which they could never prove. They make basic math errors (always in their favor!) which will cost you money if you don't catch them. They take weeks and months to reply and when they do it's useless platitudes and blaming other people for their own screw ups. Absolutely useless and incompetent. Stay anywhere but here!
This complex will take your money from applications for apartments that aren’t available and then take weeks to return a holding deposit
Decided to stay after my lease was up. Downsized to a smaller apartment to save some money. But stayed with PVT. No issues at all with management. Huge thanks to Karyna and Robert for always being helpful and courteous! Never have any problems at all here.

After getting married, I did the right thing to let the apartment know there was someone else living in the home with my two kids and I. They said he had to fill out an application as well. They said because of his low credit, he had to move out within thirty days. When I questioned how could you kick us both out when I have lived here for over four years, they stated, we aren’t kicking you out but your husband has to go. How in the world can you kick out my husband?! That’s kicking the whole family out then! We are still trying to fight it but they first told us we had eleven days to leave. We don’t want to be here either but A time restraint is hard when you’re trying to find a home and save. Horrible, not caring management that doesn’t give any care about you. Horrible management.
ALERT! Be ready to pay at least $750 in total when you move out($500 is deducted as a security deposit when you move-in and then don't even dream you will get any money back, on top you will pay at least $250 more). I was there for a yr with my wife, we cleaned the house before giving and there were minor dents caused during a yr of stay, which I was never able to settle after endless calls with the management. Finally, I gave up! I used to live in the same apartment before also, but under the old management, I got a refund of $250. In short, the new management is not keen on helping you when you move out. Additional cons - Trash valet: pay $15 each month. You end up throwing your own trash. Pros - The apartment community is nice, no complaints.
I’ve lived here for less than 3 weeks, had my AC not working for almost the entire time. They’ve repaired it 3 times, none of which have successfully fixed the problem. Go somewhere else if you want reliable AC.
The property was recently sold and after renewing my lease with the new management they decided I had a below market rent value and did everything in their power to get rid of me.
I’m new to the community and since moving in, it’s been a nightmare. Let’s start off with my kitchen. The light in the kitchen flickers, the stove is REALLY old, and the microwave is old, not to mention the refrigerator is missing a drawer(for fruits & veggies). Moving along to the washer & Dryer... the washer is in great shape, however, there’s rust on the top of my dryer. The bath tubs look like they’ve been painted over instead of replaced, and the walls here are SO THIN. So thin, I hear my neighbors to the right of me SNORE all night and the neighbors to the left of me SMOKE WEED and it seaps into my apartment. The Manager here is very rude, when I expressed my concerns about the weed she blew it off and began to tell me how the neighbors complained about me. These apartments are old and outdated on the outside, the gate to enter the pool area is always unlocked or broken. At this point I just don’t feel comfortable in MY OWN HOME! I WILL BE BREAKING MY LEASE and moving out. I should’ve trusted ALL of the negative reviews I read before moving in. BEWARE AND DO NOT MOVE IN THESE APARTMENTS.

I have lived here for 2.5 years. In that time the management has changes and many improvements have been made. Pros: 3 pools with new grills, access to a large park, gated entry, security patrol, trash pickup service, free gym, pet friendly, many trees and green grassy areas, large parking lot with available spots, huge patios, appliances provides, new AC units Cons: Since the change in management the cons have been improved

I have lived here for a little over a month. Since moving in, I have had issues with my AC. I have made repeated requests to have it fixed. The maintenance supervisor comes & says it is fixed, but when temperatures rise again, it isn't working. I have complained about his behavior & lack of compassion for his residents. I have expressed concerns because I have asthma, my dog has breathing problems, & I have items in my apartment that can not be kept at high temperatures. He told me to count my blessings because others have been without air for longer. We complained to the onsite management team & were told that we are lucky because if we owned our own home, we would be without air. That is not true because my husband is an HVAC Technician & wouldn't allow us to be without air in a home that we own. The manager is rude. The only person on site that I will deal with is Passion. She is amazing. She goes out of her way to fix problems and is apologetic. She finally called a vendor out to look at our AC & of course it doesn't work, so they are installing a new one next week. She also had someone bring us a portable AC unit, but we are confined to one room when the temperatures rise. My complaint is that we were told my the manager that they would install yesterday, so I waited at home for them to come. When they did not show up, I called the office & was told that it would be Monday before they were out. We contacted the management company, and were told we would hear back from them with a solution, but have not heard from them. I am asking for some type of compensation since I have not been able to use my whole apartment.

This complex is the worst. The management is terrible. On the 3rd (even on holidays if the bank is closed on the 1st) your rent is late with a $75 fee. They constantly intrude without asking permission to turn off water, or make checks to the unit. They don’t respond when you call them. They will not contact you if you have a package. Useless.

These are probably the nicest apartment in town. The problem is that you can not use all the beautiful amenities that come with it unless you are retired or not working. All the beautiful pictures you see of the movie theater, pool room, large TV area and kitchen are not accessible after 6:00pm. You get kicked out at that point. Their answer is, "there is nobody there to lock the place up". You would think that a facility that takes in around $500,000 a month could pay someone to stay there until 10:00pm to lock-up. Kind of crazy, I don't get it.

I have repeatedly called the front office stating a neighbor was leaving their trash can out, that smelled, and leaked. They repeatedly were rude and did nothing other than oh we will call him...... Finally they got to the point where they said maintenance would come and take their trash can away..... never happened..... But it gets better...... any one else that gets caught with a trash can out is threatened with a 50 dollar fine.... not this neighbor we are 7 months and counting with his tras
We just updated the lighting at Parkview Terrace and wow does the place POP! Not only will LED lighting help them keep your monthly rates stable for years to come, it really makes the public areas look clean, fresh, and new! We found management to be great. They were accommodating in every aspect of our work. They are making tons of improvements to the property and as a result, we would not hesitate to recommend the apartments to anyone interested in the area. Check it out and tell them Managed Green sent you ;o)
Very quiet, home feel, no issues, no noise peaceful environment. If you want a nice quiet home feel thus is the place for you. I gave four stars Only problem is bedrooms are kinda small but its manageable. Then you also have shopoing areas near by with a variety of different stores. Fireplace in the livingroom and huge balconys. The pools bbq area anf exercise room make you feel at home. I reccommd these apartments

The landscape for the most part is decent, except for the browning grass. There is a community water bill monthly, but no explanation as why the amount increases when the surrounding grounds are turning brown. The staff has changed more than three times within three years, and it seems professionalism continues to decrease. Most recently, they have decided to paint the buildings, but they cannot make up their minds. The colors are a deterrent to future residents, and they should focus more on maintaining what is currently in place and their residents. One of their buildings caught fire and they only provided another apartment on the other side of the complex. There was no assistance with basic moving expenses. This is only one of many problems with the staff. The property manager has been seen smoking about five feet from the main office while letting a puppy roam free in the grass. Keep in mind the residents must leash their pets. Sums up do as they say not as they do.
This is a great community. Some of the good things: -Huge patio/balcony -Polite and helpful staff -Attached to Brookside park -Well maintained -Good clubhouse and facilities -Not far from downtown Redlands
