Property Ratings at Parkview Village Apartments
There are only a handful of good things about this complex and the management company. The apartments are a nice size, they have secured entry (when the doors to the building are actually closed and locked) and the option to pay rent online is available. Outside of those few small things this place SUCKS! Then entire time of my residency the rent increased every year with no updates to my unit and when I requested a new dishwasher or even a ceiling fan I was advised I would need to move to a "moderm unit" which was another increase in the rent. They even increased the rent during the pandemic with no regard to the strain and stress from the world on the resident. My neighbor even slipped and fell during the winter months due to the delayed actions of the maintenance staff. When I inquired about the snow removal policy the response was "we wait until the snow stops before we clear anything" meaning it if snowed for 2/3 days then the snow wouldn't be removed and when it finally does get cleared there was always a ton of ice underneath that the resident ls are responsible for throwing out from bucket that's left at the front door of the building. The staff in the office are ABSOLUTELY HORRIBLE, they all lack professionalism and common courtesy respect when dealing with the residents. Once you sign on the dotted line the "act" ends and the "helpful staff" dissappear. I have even gone as far as contacting the corporate office Lautec and have been contacting them weekly about receiving correspondence back which never happens. Bottom line don't rent here unless it's your absolute last option!!
Management only cares about your money not concerns. The thinnest walls and you can hear everything, people using sidewalks as docking bays to unload their cars. Overpriced for poor quality. Unit on first floor is basically a fish bowl and everyone can see you when you open the cheap blinds provided. They move you into units not even fully finished and have a gnat infestation.
Staff here are rude and seem to always have an attitude. Buzzer wasn’t working so we called to get that fixed and almost two months later nothing has been done even after multiple requests. Our apartment smells like cigarette smoke half of the time and it definitely can get loud. The staff is the worst thing about this place. If you have any issues or concerns that arise you might as well just sit on them because they are not going to get addressed.
It's beautiful, clean, well maintained & lit, very friendly staff and residents, lots of amenities, laundry in building, feels so homey I LOVE IT! ??
staff are unfriendly, and rude. neighbors are loud and some tenants are taking more than one car port. The staff are making "exceptions" to who they like i guess.

Thank you for your comments. All carports are assigned to specific apartments. When an applicant selects an apartment, that unit may or may not have a carport, but this is known when the application is submitted. Our staff prides itself on customer service and assisting our residents with their needs/concerns. With that said, please contact our office with any concerns.
I’ve lived here for three years and the community is consistently going down. People here play loud music all day long and all night long. I made complaints to the office they suggested that I call the police I called the police and they suggest I talk to the office. Nothing is being done. On top of that tenants smoke weed and cigarettes constantly and you smell it in your vents during the summer with the ca and in the winter with your heat. Don’t move here!!!!!
I've lived at Parkview Village for 6 years and love it. I can pay my rent online via a portal. Maintenance is on call for emergencies 7 days a week after hours and responds timely. We got new windows in the building recently. We're nearby 696 and 75 freeways, many schools and parks, shopping, restaurants, e.t.c. There is a pool and gym for renters. They have landscaping and keep the area looking nice with flowers and clean. My neighbors are all great, have been here years and quiet. Any concerns I've had were always listened to and considered.
Even though each household is limited to one under the roof parking spot, multiple households have more than 1. staff knows about it and does not take any action. Therefore i didnt get a parking spot. Also they blame on me for damages when i moved out and i have to waste my time taking them to court. Do not deal with this apartment
