I lived here 4 1/2 years 2019-2024. Location is nice and convenient. Complex went through 4 management companies and about 6 property managers in my time there. Always issues reaching office/maintenance. Issues included electrical, water leaks, sewage backup into tub, hvac, trash left around dumpsters including bulky items for long periods of time, had a racoon try to come through my shower wall and took 6 months and two management companies to mostly resolve. Gutters were never cleaned nor was dryer exhaust vent. upstairs/downstairs apartment dryer vents into yours along with the smells. Work by most hired crews is sloppy at best. You do Not want to live here
Maintenance is a joke! They will take forever to start a job an never complete it. They will never answer the after hours phone and have no problem leaving someone with out ac or heat since they are not experienced with that type of maintenance. Oh, and you better hope you never have a leak because they certainly do not how to do any plumbing. Sewage back up on ALL the downstairs units. RUN FAR AWAY! The low rent is not worth it!

Lived here for 5 ish years and management was changed 3 times. Person running the office got to do whatever they wanted. Always crappy maintenance that took forever and the people that live there for the most part are so rude and inconsiderate. Someone set fire to a trash bin that caught the car next to it on fire. Dog rules never enforced, especially by management. Neighbors were awful and when asked to assist with noise complaints, etc, management did nothing productive or helpful. Terrible place to be.
I’m extremely disappointed in the new management. They have failed to update their prices on their website, and show misleading images such as washer and dryers installed that do not actually come with the units. I was willing to compromise on these issues because I still desired to make things work with the location and promises of newly renovated units. I was assured that the premises were no smoking, and I decided to put in the $190 application fee. When I arrived to see where my unit would be located, I saw two different smokers under balconies. Over the past month I have attempted to call and email to discuss my concerns, and I have never been able to reach them or receive a call or email back. I finally had to sign a lease somewhere else due to the inability to reach anyone at Parkville Place Apartments.
We moved in and our apartment was filthy. The oven was caked with gunk and the previous managers painted over dust setting on the vents. Our oven didn't work for the first month we were in the apartment. There are massive spiders and centipedes in the shower and on the floor. The layout is nice though
Is a quiet and cozy place in the woods. Kitchen is huge! Having the laundry hook ups is great and convenient. Appliances work great. No issues whatsoever. You can notice the new management changes quickly since they don't let the grass grow an inch :)
I will try to keep this short. These apartments are gross. When we moved in we moved quickly and didn't have time to walk through first. Big mistake. The place was gross. Dead roaches and roach droppings everywhere. The apartment smells horrible all the time despite us keep it immaculate and having candles going all the time. No matter what cigarette smoke and horrible smells seep in and come through the vents. Next is the neighbors. Constantly slamming doors and screaming at all hours. The floors and walls are thin so you hear everything. The dumpsters are constantly over flowing and every week there are couches and furniture sitting out beside them that rarely get picked up. Last is maintenance. They rarely if ever come to address your issues and after a few weeks of having a ticket in they just set it as resolved when they didn't even come to look at it. Good luck trying to contact them because its next to impossible to contact absolutely anybody associated with the managment. Avoid this place at all costs.
wish I had moved somewhere else, the start of my lease was 7/6/2020 and could not start moving things in until the 9th after I came in to clean it! Now I have had problem after problem after problem, I have work orders in and have not had any help as I sit and wait for maintenance to come I have no electricity in half of my kitchen and my "brand new" which is brand new doesnt run has standing water in it and has been like this for several days. I could keep going with all the issues I have had because there is a lot!
We have submitted many work orders and only 2 have been fixed. We got emails this morning that they closed all of them saying they have been completed when they have not. Been paying for a washer for months now that does not work and they refuse to fix. There is no way to get a hold of management or maintenance. Office won't allow anyone in, only can call an answering service, don't answer any emails, and their website won't let you in your account. "Your account was found, but log in is not allowed at this time. Please contact your property office for assistance." Property is okay, but management and maintenance is awful.

I moved here less than a month ago. The staff is so helpful. Maintenance is very quick and personable. I LOVE my apartment and am so happy I got to live here. Very clean and neighbors and neighborhood is very pleasant.
Incompetent, unprofessional management no communication between maintenance=Disaster. Appliances are extremely old, no up-dates, extremely cold in winter & extremely hot in summer, no insulation, pipes freeze, bottom apartments windows are ground level so, dirt/dust blow through and mud forms inside screen seal. You go weeks, months without working appliances. I've been here 2 years and still don't have closet doors in both bedrooms, working ceiling fan, went months without electric in my bedroom, tub drain, dryer, incomplete carpet/baseboard/wall repair, water heater's 30 years old and doesn't function properly, wrong doors despite call after call, email after email & going to the office, this becomes so frustrating. Maintenance is nice and they try, it is a good location, They sent a flyer out saying if we give a good review, they'd give us a gift card. I don't need gift cards, I just want what everyone else wants, deserves and pays for here. Just treated right, do right. There are no amenities here.

Trinity MultiFamily is a joke. There's a new manger and maintenance man every month. The apartments are tiny, full of mold, and falling apart. If you have something that needs repaired, don't expect it to be even looked at by anyone for months. The dumpsters are always overflowing with trash and random pieces of furniture. The air conditioners are ancient, and they refuse to fix them until they don't work at all. Expect to have a $300 electric bill during the summer. They will let just about anyone move in here, expect to live next to drug addicts and just all around shady people. The cops are called here daily now, this didn't use to be the case. You have a high chance of your car or apartment being broken into here at night since there's poor lighting. Seriously, the list of things wrong with this place is too long. If you are thinking about moving here, don't.

The apartment size is fine, and also location. But the management and maintenance leaves a lot to be desired. The office is never open when it is supposed to be . The maintenance just puts a band aid on things unless you put your foot down with them. They did replace all of the roofs and paint the outside recently so they look okay, but old appliances and nailed down Formica in the kitchen; major drafts under the sliding door, and doors that don't fit the washer/dryer area leaves the inside looking tacky and cold in the winter.
First, I would like to say that out of all my experience of renting apartments, renting from Mark 4 apartments have been awesome/ Management (Marissa) has been great too! I am a single mother of two and sometimes I need things fixed even how arbitrary as they have been, maintenance has always come by to help me. I like I can text the management with any request, I like how clean and quiet the community is. I recommend living there, when I first moved in I expressed how I like the color grey so they painted my apartment grey! My kids have broken the blinds a few times and they have gotten replaced every time! Hasana
I used to live there for about 10 years. Moved out 2009 but thinking about moving back in. The only thing that is holding me back is the AC and Water Heater issue. The AC would not get cool and one even when I got home from work it was smocking hot in there. No maintenance would come by until that following Monday. I had to spend all weekend in the living room on the floor with the wind open because they would not get a professional to get it fixed. The water heater was so old and sounded like it would explode every time I had to take a shower. Drove by there just a couple of days ago and it looks like the AC units have not been replaced as of yet. $150.00 or more on electric in the summer is a lot for not having a cool home. Also the front doors are very old and need replacing bad. Other then that, i would move back in. Still debating.
When we first moved in about a year and a half ago, we were pretty pleased with our apartment. It's older, but it has washer and dryer hookups and maintenance seemed to really care about our requests. Management changed around December 2014 and since then, some things have improved and others worsened. The neighborhood looks better - the new management has strict rules about junk on balconies or stuff in the windows. They have worked hard on landscaping as well. However, our AC went out multiple times this summer and each time, they would send a different maintenance man out - I don't mind too much, but each guy would focus on something different and didn't seem to know what the previous guy did. Five guys later, they finally called an expert and found out a part in the unit outside needed to be replaced. The total time elapsed was around 3 weeks to a month. During this time, the apartment temperature reached over 90 degrees. It didn't seem to be made a priority until recently. The only other complaint I have about the apartment now is that there is very bad water pressure. When we first moved in, we had zero complaints. Now that new management has taken over, I think they're slowly making changes to the complex. One of the recent ones is if someone is in the shower, water in the rest of the apartment is down to a trickle. We may not even be using water in our apartment and it will be trickling. I could deal with it if it was on occasion, but when you're in the middle of a shower and the water turns to a cold trickle, it's extremely inconvenient. On the plus side, our fridge went out and they replaced it without any fuss. It was warmer in the fridge than our apartment, so it was pretty apparent it needed replacing. While it's not the worst place to live, I wish we hadn't renewed our lease. The water pressure and the AC issues have been difficult to deal with.
