Property Ratings at Parkway House
Don’t get tempted by the views, this apartment building has some serious maintenance issues. Water is always out for emergency repairs, heat and AC not working when you need it to work. Building is infested by cockroaches in the summer. Stay away from this place.
I have lived at the Parkway House for almost 40 years. I love my space and I love the location. I am close to the Art, Rodin and Barnes Museums as well as the Academy of Natural Sciences and the Franklin Institute as well as the Free Library. With Whole Foods next door, I am able to get the freshest fruits, vegetables and prepared food. The maintenance requests are handled quickly and the staff is always kind and keep the tenants concerns in mind. I want to say the Sean and Molly in the management office are always considerate of my needs. I highly recommend this building. The space is well worth the reasonable cost. I give the building 5 stars.
Lies, lies and more lies. "Enjoy the annual firework displays and events along the Parkway from our spacious roof top terrace." - It's closed for major events. "Property Manager on Site" - his name is Sean, and he's less than useless. This place does not have 1/2 of the amenities they claim to offer. Laundry, AC/heat & elevators don't work half the time. Apartments have bugs and mice. The roof deck is closed for major events (when you would want it). The ONLY good thing about this place is the location, and PMC is working hard to ruin that too. Save yourself the headaches and fine somewhere else to rent.

Good morning. I'm sorry to hear that you were not satisfied with your time at Parkway House. After reviewing our amenities list, I can assure you that we do offer a resident lounge, a fully-equipped fitness center, a rooftop deck, a community patio, a newly renovated lobby with WiFi, an on-site Parkway Corner Deli, a freight elevator, bike storage with tool stand and bike pump, on-site parking available, and a pet-friendly environment. The website photos show the spaces, too. The rooftop deck is closed during Parkway events due to the misuse and dangerous environment the residents created during the Eagles' Super Bowl parade. Safety is a top priority for PMC, and after seeing the careless and reckless behavior that day, we determined closing the rooftop deck during events to be a fair preventive measure. Absolutely horrible.....to start off our apartment was broken into...Irreplaceable jewelry and electronics (I'm talking engagement rings) were stolen....Most likely by people who work for parkway house... If you do move there for some crazy reason, buy a security camera and don't be a target. the guard at the front does nothing and there isn't even one there sometimes. No surveillance from most of the exits so really anyone can be let in at any time.... THATS JUST THE WORST PART A few other notes HUGE HUGE HUGE ROACHES EVERYWHERE.....in the gym, laundry room, hallways....we managed to stay okay because we had cats to kill any pests but ew gross.... Also don't ever expect to get any maintenance done in a professional amount of time. I had to put multiple requests in the have not one but TWO holes in our wall that were put there by the maintenance team to look for a leak that wasn't even in our apartment there.....It took them close to 4 months to fix it after me having to visit the office in person...spend a few hundred bucks more to get a row home apartment or rent at the Philadelphian/parktowne place Parkway house is the dumpster of Fairmount apartments. Moving out was one of the best decisions I ever made.
Every apartment has pros and cons. The key is to find the one that fits the cons you're willing to live with and the pros you have to have. Here's my list for 2201 PA Ave in Philadelphia. CONS: - Old. The ceilings are peeling, even after they patch them. There are a lot of problems with the plumbing here. Backed up drains, leaking pipes, etc, which means water shut-offs. - Water shut-offs. Many a renter has been caught unable to shower when they needed to. - Kitchens are small in some of the units. Low grade appliances. - It's one of many many buildings managed/run by one company. The manager changes often and their level of effectiveness varies. - 6% rent increase with no limit how high it could go or any regard for keeping tenants. - Only a handful of apartments have laundry and the laundry room is only accessible via the freight elevator which is often not available. - They've been doing A LOT of work in the building & upped the rent to cover the cost of the work without taking into consideration the inconvenience. - The rehabbed apt are replacing the gas stoves with electric (you pay for electric, they pay for gas :-) - The HVAC in each apt has thermostats, but whether the system is heating or cooling is controlled by the building. In the Spring it switches from heating to cooling, in the Fall it switches back. There is usually a week or two when it's hot out and hot in. - Mice. They give you glue traps. - Allow pets. - Not wired for Fios? Can't get a straight answer on this. PROS: - location, location, location. 4 Septa routes go by the building. You can easily walk to Rittenhouse, Trader Joe's, Fairmount Ave., Fairmount Park, Schuylkill River Trail & the museums. Whole Foods & CVS will be across the street in 2016. WaWa & Rite Aid are a block away. Crazy convenient. - Cost per sq. ft. is lower than most. - New gym in the basement. - Community roof deck & patio in front. - 24/7 front desk. - Gas cooking, unless you rent a rehabbed apt, see CONS. - The views. The deck obviously has a great view and many of the apts do as well. . - Allow pets.
I lived here prior to and when I first got married. I loved the area and the building as did my husband .we are considering returning and it seems like they not only kept the building up to standard but even made improvements
