The name State College represents the city quite well. This suburb is home to the main campus of Penn State University, a prestigious university with a park-like atmosphere and historic architecture like Old Main, an expansive landmark campus administrative building dating back to 1930. State College is the ideal city for students, faculty, and staff of the university, as well as professionals and families. This suburb is home to an array of kid-friendly parks like Holmes-Foster Park, Orchard Park, and the Arboretum at Penn State. State College features abundant restaurants and bars off of East College Avenue in Downtown State College. Apartments, houses, condos, and townhomes range from affordable to upscale.

Property Ratings at Parkway Plaza
This place has some noxious smells. Lot of paint peeiling, mold seems to be a problem. Weird unexepected charges. Maintenance is ok. Office seems to only care about looks on the webpage and facebook that does not show the real conditions.

Thank you for your honest review. Please reach out to the office so we can talk further about addressing your concerns.
Before moving in, I have heard a few things about the place. It didn't bother me until it was my time to move into the place. My unit was in a bad condition because the previous tenant trashed the place and left just like that. The management apologized and they sent teams to clean the place. They even changed the flooring from carpet to vinyl. The place is unrecognizable now thanks to the management and the maintenance team. If you are thinking of renting here, just know that the management will be ready to help if anything happens.

Parkway Plaza may not be the fanciest looking appartments but the staff are helpful, the rent is reasanable and location is not to far from campus and is near Weis so grocery shopping is like a 5 minite ealk away. Also bus pass for all route is included in rent so it really great!

I’ve been living at Parkway Plaza in State College for about a month, and it’s been a pleasant experience so far. The neighborhood is quiet and serene, and I really appreciate the spacious room and the free CATA bus pass for all routes. The leasing resident coordinators are friendly and always helpful whenever I visit the office. The only downside is that the pool needs to be fixed, but overall, I’d definitely recommend Parkway Plaza to others. The community is diverse, and it’s well-suited for everyone—families, students, and professionals alike.

This place is a great place to live. Not only is it conveniently placed where there is access to groceries and other stores, but the bus runs right next to it and can take you anywhere and as a student it is very convenient. They provide many amenities that help new State college people make it more like home plus the staff is great at the leasing office. 10/10 recommend.

My boyfriend and I are living together this school year in a 1 bedroom apartment. It is incredibly spacious and was clean when we got there. The patio is very spacious, and the kitchen has almost everything you need (make sure you bring a microwave). Laundry is quick and easy, as well as the trash chute making it easier to get rid of trash! Over all, I am very happy with the apartment and amenities :)

I signed with this apartment while the old management was here and they were very caring and extremely understanding people. Whatever changed I am unaware of. Rent is reasonable, however the $35 surcharge of paying online as a “convenience fee” is ridiculous. I also was trying to downgrade to something cheaper and more affordable and the property manager condescendingly explained why that was not possible. Moving from this topic to parking; parking is reasonable except for the consistent cars parked in the handicapped parking space who are clearly not handicapped and do not have a window designator saying they are disabled. It’s basically open parking and no one gets towed, but God forbid if you need a parking pass for family members and you come by the office 45 minutes before “closing time”, no one’s there and you risk getting towed.
Property Manager at Parkway Plaza, Responded To This Review
We're truly sorry for the issues you've experienced and appreciate your feedback. We understand your concerns regarding the payment surcharge and parking situation, as well as our communication approach. Please know we are urgently looking into these matters to provide a better experience moving forward.

A very affordable place with a good view, main complaint is it’s a little far off campus but the bus pass being offered is very helpful. (Grant Watson)

I've had a few issues over the course of my two years here (towing injustice, mold in my closet), but it's been a fairly decent stay otherwise. Washer and dryer on my floor, bus pass included in rent. Can't complain too much.

The apartment complex is one of the most budgets friendly areas in state college, with literally all utilities included in the rent. Additionally, it's convenient in that it's both located near campus and offers a free bus pass (via CATA). It's a work in progress but the best value for your money
Property Manager at Parkway Plaza, Responded To This Review
Thank you for your kind words and positive feedback. We're grateful to know that you find our apartment complex budget-friendly and conveniently located. Your support motivates us to work harder for further improvements!
The bedrooms are bigger than in any other apartment. The rent is cheap and comes with a bus pass. There’s a balcony. This place is a great deal. I was worried it’d be too far from campus but the busses run late and it’s a max 15 minute walk if you miss the bus. Also the staff are great! 4/5 stars only because it’s a little far away to host friends.
Property Manager at Parkway Plaza, Responded To This Review
Thank you for your kind review and rating! We're delighted to hear that our apartments are meeting your needs with space and affordability.
I've been lived here for a semester and I can say it's a wonderful experience. Parkway plaza makes you feel like home and it's a quiet place for you to study and relax. It's close to Weis market and very close to the campus around 20 min walk.

Hi, I've moved to Parkway Plaza apartments this year and it's been five months. I'll talk about some pros and cons that I have seen and must be shared for future residents. Pros: - the rent include all utilities (electric, gas, internet), which is pretty nice - closeby with a walk of 20 mins to downtown - CATA bus pass is available but it only covers few routes and it would be great if more options were available. - HVAC is good (summers and winters both) so no worries about inclined weather (controlled by the property, tenants can turn ON/OFF only) Cons: - Old apartments and too many cockroaches in the units (lucky if your apartment is free of them) - Swimming pool is never open. - Fitness center have few machines (mostly cardio) - mail delivery is mostly at entrance (packages have been lost in the past) - Maintenance is not good, takes so much time and they try to fix usually instead of replacing them. I think Parkwayplaza is a good place to live on with the most budget friendly apartment in state college. There new management is doing really great in terms of maintenance. The apartments are large and spacious. Although there are little issues but I think the management are taking care of those things and making the place a better one to live on.

A great place for students (living alone as well as with family) to stay. Best part is no hassle of arranging for a roommate in shared units. Rooms are big and affordable, quick maintenance is a plus. I've lived for more than a year now - no rats or insects, very good environment overall.

The staff here are very communicative and understanding. They are also very accommodating to having emotional support animals. The units are very spacious, especially the single-bedroom apartments. If I had one complaint it would be that the actual complex is older and does have its issues but the staff are always on call if any problems arise.
Property Manager at Parkway Plaza, Responded To This Review
We're thrilled you've had a positive experience with our staff and spacious units! We acknowledge the challenges of an older complex and appreciate your understanding. Providing you with prompt support is our priority. Thank you for this wonderful review!
I've lived here for over a year now, and I love this nice and quiet place. It's not too far from the downtown and campus, and I also like that there's a bus stop and Weis nearby. Except for the fact that the rent is increasing, I think this is a perfect place to live.

Had an apartment for a few years and it was great location-wise. Good views, and was right next to Weis for convenience. The team was and has been incredibly helpful the whole way through.

Thank you for your positive feedback! We're thrilled to hear that you enjoyed the views and the convenient location of our property.
Decided to get the unit for the price, which was the best I could find on the market at the time. Unit itself is a bit small, but certainly workable if you know how to use the space you have. Appliances are a bit old but all work well, and on the off chance something does malfunction maintenance has been kind and quick, so I never go long without the essentials. Moving in, there were some set-in stains in the carpeting, cracked paint, etc., but just cosmetic stuff— signs of wear, nothing to make me worried about the safety or comfort of living here. Overall good place to stay, especially on a budget

This is honestly one of the dirtiest places I have ever seen. The entire facility is not maintained at all, no lights working outside, they are all broke and falling off, carpet in the hall is all ripped to shreds or gone, elevators filthy….took us an entire weekend to clean his apartment as best we could. The walls were peeling and the carpet was filthy with burns. Dishwasher never worked. I am not sure what type of management they have over this establishment, but you should really be ashamed of yourselves. The virtual online tour seemed to be a really nice place to live, all lies. To top it off, I got stuck in the elevator and the call button did not work. Thank god I had my cell and a signal. This is against code and they should fined heavily. Save yourself any agony and do not move in here.

From day one, the leasing office staff were friendly, helpful, patient and understanding -- promptly answering all of my emails and questions. I cannot say enough positive things about my experience with Parkway Plaza. A special shoutout to Alex and Ryan for all of their assistance! -Danielle S.
Our dishwasher broke, it wouldn't drain. We sent a maintenance request in, and then another two weeks late.... and then another.... and then another.... we called repeatedly and were promised that someone would take care of it. No one came until I mentioned that I would be finding somewhere else to stay next year. They sent over a lease renewal form immediately along with maintenance and begged me to sign on for another year. The dishwasher was not fixed. Once it did get fixed i took a look at the renewal form for a laugh, i noticed that the "incentives" they were offering to sign expire a few hous after they send the forms so if you go to the grocery store or go to a class between the email being sent and actually filling it out you miss the "bonuses" they promise.

Very unpleasant experience. I lived at the top floor and the room was leaky when raining. Stove was hard to use even after maintenance. The wood cabinet base was flaky with pieces of woods that can't be completely cleaned. So many small things made the living condition only nearly bearable. As other reviews mentioned, DO NOT continue on other's existing lease and take the apartment in "as is" is condition!!! Your security deposit will be all gone and they will charge you even more. Beside cleaning fees I was charged for alleged wall damage and full unit painting for nearly $200 when the inspection photos from the company itself shows no evidence of the damage they claimed. I send reasonable request emails and official dispute letter to the office but was ignored. After 2 months I suddenly got an email saying I still own them money and my account will be sent to collections if not paid in 4 days. Totally unprofessional and unacceptable. For some reason G is not showing my review so I'm posting my review here. Hope it can be seen by more people
During my time living at Parkway Plaza, I had to deal with a cockroach infestation, broken appliances, and an awful location. I put in maintenance requests that never resulted in an appliance getting fixed. I never had a working dishwasher and my refrigerator leaked. Mail was haphazardly delivered and packages were left on the ground of the mail area. They said their pool would be open by Labor Day of 2019. It was finished the summer of 2020. The building hallways were not clean or well light. The incompetence of this building makes it surprising that they are able to stay in business.

Please give us the opportunity to address your concerns. We ask that you contact us, as your review is anonymous so we cannot reach out to you. Our location has always been something that our residents have appreciated as we are close to downtown and across the street from Weis Market thus making it convenient for those who don't have access to a vehicle or who rely on CATA to get around town. We would like to address some of the issues that you have raised:With regard to mail delivery, we are not responsible for this service and any issues that you may have with regard to the delivery of your mail should have been brought to the attention of the U.S. Postal Service as we have absolutely nothing to do with your mail delivery. In reference to the pool, we sent out notices to all residents that due to damage that had occurred to our pool during the previous winter which was discovered in April 2019 while attempting to open this amenity we would not be opening the pool for the summer of 2019. We had hoped that the repairs could be made quickly but it turned out to be more involved that we initially thought and we made it clear that we would not be able to open the pool last summer. It has since been repaired and re-opened.
Parkway plaza apartments were a very affordable option for my college student. Utilities were included and parking was available. There is a Catabus stop close by that travels to campus and nearby businesses. Apartments were clean when we move in and maintenance requests were seen to in a timely manner. Worth checking out!

Avoid parkway plaza: -Cleaning costs upon move out which won't even be covered by your security deposit (>$300) in addition the the required carpet cleaning service (additional $60) -Unwilling to fix or upgrade your apartment in any way (most of them are falling apart) -Most of the buildings have water/mold issues in the hallways/laundry rooms/apartments -Elevators are always broken and trapping people inside -Pieces of cement are literally falling off the building -Equipment in the laundry brakes and is left unrepaired for months at a time -First and second floor apartments have pests (cockroaches) Sure its a cheap apartment, but not worth the trouble.

We are sorry that you feel that your experience at Parkway Plaza was not up to your expectations. Our team works hard to ensure that our residents enjoy their stay with us and we are taking steps to upgrade many of our units with new appliances and furniture and have a terrific group of maintenance technicians who are on top of any issues that may arise. In regard to the laundry equipment, we agree that the service that we received form the company we contracted with to service and maintain the machines was not taking care of their responsibilities and we are proud to say that we are now utilizing a totally different organization to manage the washers and dryers! We do require that our departing residents clean their unit upon move-out and it sounds like that was an issue for you. I can also assure you that we don't collect a security deposit in excess of $250, if at all.
I love my experience at Parkway Plaza. It is the best price in State College and all utilities are included. I don't have to worry about the electric bill for the first time ever, which is hard to find. In the last year or two a new management company took over, so don't take the reviews for 3 or 4 years ago seriously. I'm really close to campus/downtown and it comes with a bus pass to get there if I don't feel like walking.
I have nothing good about this place to say except that it is cheap. I lived here 2.5 years and during that time there was an awful cockroach infestation that took them 6 months to take care of after repeated "treatments" of them spraying who knows what all over our living space. I also had an issue with tenents a few doors down who would smoke in their room (even though this is supposedly against our lease agreement) with their door wide open so the whole hallway would be cloudy with smoke and the smell made our room smell like smoke too. The office staff didn't care at all and left it continue. Common areas are dirty and borderline functional. Laundry room was always out of order in some fashion and smelled like rotten garbage from the overflowing garbage shoots (which reside in the laundry room). Also don't expect any kind of a deposit back when you leave because they conveniently waive the deposit and charge you a "non-refundable redecorating fee" when you sign instead, which is a scam. They take their sweet time turning on the AC in the summer and the heat in the winter also. Overall this place was cheap as dirt, and you get what you pay for.
I moved here in August 2017 and upon arriving to my "furnished" apartment, found the carpet was matted with rug shampoo and I was missing cushions for my couch as well as various items like an oven handle and closet doorknob. This was mostly remedied within the week of moving in but soon after, I found myself even more disappointed with the management system. Since moving in, I have lost hot water (in one form or another, be it just hot water or water all together) over a dozen times. That is a rate of twice per month that I can not wash my clothes, do my dishes or shower. I brought this up to the management and they told me that I would just have to wait until it was fixed. The "gym" they have has been non functional all year as the cable machine is a health risk with exposed wires, broken cables and inability to rack weights at all. There is no way to grant guest parking during non office hours, which led to a hefty towing fee for a friend as well. Several cars have been broken into on the property with no assistance after from the complex and when confronted about these concerns, they told me they are "Sorry and will look into it" but I have yet to see positive change. I wish I could have gotten out of my lease sooner.
