Forest Hill offers a quaint, small-town oasis within lively New Jersey. Just eight miles from Jersey City and 12 miles from New York City’s bustling neighborhoods and major attractions, Forest Hill offers an abundance of amenities to its residents. New Jersey Transit runs through Forest Hill with multiple Newark Light Rail stations in town. The community’s K-12 students attend Newark Public Schools like Ridge Street Elementary and Park Elementary. This well preserved, pre-World War II neighborhood has beautiful historic homes, as well as newly renovated apartments.
The northern part of the neighborhood is an official historic district, but this history doesn’t end there. Branch Brook Park is the town’s scenic 360-acre park with lakes, bridges, and biking and walking trails.

Property Ratings at Parkwood Place Apartments
Old building, cheap material used to make the apartments. you can hear everything and god forbid you have horrible neighbors. like I did. Dodge this bullet
Property Manager at Parkwood Place Apartments, Responded To This Review
Thank you for sharing your feedback. We're sorry to hear that noise from your neighbors impacted your comfort, especially while working from home. We strive to ensure a pleasant living environment for all our residents, and we responded promptly to your concerns by speaking with your neighbors. While we did our best to address the situation, we understand that daytime noise can sometimes be unavoidable, especially with children. We truly appreciate your understanding and patience, and we will continue to seek ways to enhance the experience for all our tenants. We wish you the best moving forward and thank you for being part of our community. Sincerely, Parkwood Place Management
Noisy neighbors, pests and poor management. I've been having issues with noisy neighbors for months. Music/television/ instruments are played at all times of morning - evening but tenants are smart enough to turn the volume down during quiet hours. Thin walls are a poor excuse for discourteous tenants. Why can I hear your entertainment from an entire floor up? Roaches live amongst us. Everyone doesn't sign up for the monthly extermination, so I don't see the issue resolving itself. There have been so many move outs in my building that I've seen in January alone. Laundry rooms got an update (and a ridiculous price increase for the tenants---$1.75 for 30-minute drying) but new machines didn't curb any nasty tenant behavior. People leave all kinds of "stuff" in the machines. Heat is on a timer, but the old water radiators smell so there's no use turning them on anyways unless one hour of heat is worth a few hours of nasty after smells.
Property Manager at Parkwood Place Apartments, Responded To This Review
Thank you for sharing your feedback. While this review reflects an experience from over two years ago, we want to assure you that we’ve made continuous improvements since then. Our building enforces quiet hours, and we encourage neighbors to communicate and respect each other's living spaces. While sound can travel in older buildings, we are always available to address noise concerns as they arise. We also provide regular extermination services to maintain a pest-free environment and have seen positive results in this area. Additionally, we’ve made updates to our laundry facilities to enhance convenience for our residents. We strive to keep our amenities in line with community standards and continue to maintain a clean, welcoming environment for all. Thank you for your feedback, and if you’re still with us, we’d be happy to assist with any current concerns. Sincerely, Parkwood Place Management
I paid a application fee and never got my $40 reimbursed after Jenny told me if I don’t have a 650 credit score they will reimbursed and the $40 came out of my bank account months ago. Still waiting
Pros: great space/layouts, great closet space, surface/garage parking, affordable prices. Cons: a management office is advertised, but who knows where they really are. It is near impossible to get in contact with anyone from management and when you do, they can’t help because everything has to go through the property manager, who is never there! The walls are SUPER thin. I could hear someone snoring from 2 floors down! There are pests everywhere (house centipedes, mice, and roaches). In the laundry room, elevators, apartments, grounds, etc. You have to call nearly every day to get your security deposit back. It took them about SIX MONTHS to refund me my deposit. SIX! Overall, not worth it. Keep looking!
First and foremost, the apartments offer to refund your application fee if you leave a positive review about their establishment - so do question these reviews to an extent. PROS - Security is friendly - Fence around complex makes you feel secure - nice community of tenants CONS - Did not feel welcomed as I looked at apartment - Management was not completely upfront and honest when it came to returning our deposit. - 1/3 of the washing machines was broke most of the time - Roaches/ gnats seem to be a problem here - Limited parking/ You may have to park a certain way to accomodate for the cars around you Overall, the community in the complex was nice. The fence around the complex provides a sense of security. The complex also has a guard posted at the main gate - They are always friendly. Most of the time if you don’t have your keys, a guard will be at the gate to let you in. The parking is limited if you have a car and may be stuck with a space you would not prefer. You may have to park your car in a certain way to accommodate for bigger/ smaller cars parked around you.
Poor service. The staff was rude and unpleasant. Lots to work of in terms of dealing with customers. Need to try to be more accommodating. I would not recommend living here.
They help me so.much with the situation I pass in PR having no home, short time for money an time to move. They waited for me to give them the security deposit an able to bring them everything they ask, the area is "cool" is near from areas that I need it an the apartments look great . Only hope they keep keep providing me this great service the rest of my stay!
Other than location close to public transport I don’t see anything good in Parkwood Apartments. It’s a dirty place where trash accumulates and goes all over the place. Noisy neighbors, dogs barking. Dog poop, dead rats and squirrels lay on the grass for days. Cockroaches come out of the walls (not the pipes, the walls!) There is exterminator but the cockroaches just don’t go away cause the place is totally infested. Laundry facility is dirty and stinks and washing machines are disgusting. Maintenance are fast and help with small issues. Management does nothing but lie and send out non-sense notifications. They promise a solution but do nothing. And try to make you feel guilty if you are not happy with them not solving issues. Maybe all that is OK for some people or they just don’t have another option and stay there. I am so happy to be out of the place. I wish I could post pictures of it. I would never recommend it.
I said at this location for a year before relocating due to work. The staff was really nice and any concerned was taken care of in 24 hours.
I've been here for about a half a year now and I love this place. Staff is amazing!!! They really care. Building and grounds are kept supper clean and the lobby's are gorgeous. I truly recommend living here.
I’ve rented here for over a 1 year. I like the convenience to public transportation, laundry at the facility and heating included in my rent. My apartment is always warm. I’ve had every maintenance request addressed within 1-2 days. Parkwood Place is a good place to live in. The staff is very personable.
I’ve lived in Parkwood Place apartments for a little over 2 years. I must say the management is very responsive to maintenance requests. The neighborhood is nice. What I like best about living here is heating is included in my rent. They keep the temperature comfortable. I really like living here.
The walls are as thin as a paper: you hear every word of a conversation of your neighbors, it's embarrassing. Loud music and TVs are a real problem. There are way too many dogs on the property and barking is a constant. The 1 dog policy is not enforced, there are people with 2 dogs, so plenty of choirs around, it's bad! And the animals cry when their owners are not with them. There are roaches and the policy with exterminator entering the house, only if requested by residents, is wrong. We can't get rid of them cause some residents don't sign up for exterminator (prefer to keep their roaches? don't see them?) Heating and electrical systems are very old and not adequate. You can't have an AC and hair blower working at the same time or you lose power, fuses blow out immediately. Heating gets on several times a day: it starts with a loud noise and banging and makes the apartment very hot for about an hour, than it gets cold, so it's uncomfortable between hot and cool. Maintenance responds quickly but doesn't really solve the problem. I had an issue with a window, it was "repaired" so that I can barely open it anymore. Management is friendly but what does it help with if everything else is wrong?
Great Job! I lived in the place for 5 years and just moved out due to a job relocation out of state. In the 5 years since I moved in things have changed somewhat. Current management took over about 1 year ago, and I can't believe I'm saying this, but they are amazing. My issues were addressed within 1-2 days, and I felt as though management just really cared about my quality of life. When searching for my new apartment, I came across negative comments on security deposit return, and was therefore a bit concerned. I asked management about receiving the security deposit back, and they said, if all conditions were met, I would receive it within 30 days of my vacate date. I must say, I was pleasantly surprised when I received the full deposit in the mail 2 weeks later. My overall experience in this place was very good, and if I was able to break off and just rate the last year, I say, This Place was Amazing. If I ever move back to the area, this is where I would come back to.
I have been Living at Parkwood Place Apartments for a year now and love the Management they work very hard to make this a great place to live
I've just move here to my new apartment and I'm new to the area and I love it a lot. It's clean, quiet, and since I'm disable its easy for me to get around. Transportation is very close and so are the store for shopping. I wish very much to stay here awhile. I was receiving help with my rent, but it will be ending real soon. I fear that at that time I will be force to become homeless for I can not afford this rent for it will be more than what social security gives me to live on. This will be a super Blessing if I could win something like this and then I wouldn't have no more worries. God Bless you and this contest.
The worst apartment complex I've ever lived in. Management does nothing in a timely fashion also the buildings are infested with roaches and mice. Please do not move here
Too small. Management does not care about its residents. You pay your rent on time faithfully, but it still takes 6-12 months to get minor things addressed in your apartment by management. After awhile, I just went and purchased a tool kit, and did the repairs myself. It's close to all of the "usual suspects"; i.e., public transportation, schools, entertainment, but not worth the aggravation.
