If I could give this place zero stars I would! But I’ll give the one star to Bob the maintenance man. The Reserves at 1150 , SPP Properties and Integrity are the worst property management and real estate companies I have ever worked with!! Do not move here or do business with them. They are money hungry and do not care about their tenants or units. They are slow to address things but quick to take your money or get you for more money! DO NOT MOVE HERE. no amenities, ridiculous rent increases , fees, poor maintenance and environment.

If I could put 0 stars I would. Melissa the office manager there or whatever title she has.. be aware that she has like 0 time for you and will roll her eyes and not want to deal with your problems concerning your apartment or concerns. Sure she was nice in the beginning but after the lease and moving in yeah.. she changed real quick. Just if you want good customer service and actually want to be heard this place isn't for you. Also I was about to be charged more than 100 dollars for something small in the apartment that fell due to their lack of actual maintenance work. Boy at the end of the day this place is a headache and you will rue the day you rented there. People are nosey and noisy. If you don't like the smell of weed then stay away. The security door doesn't even work ... How can you feel secure when the doors open easily lol such a joke. Find another place that isn't so horrible cause all they care about is your money not you as a tenant and if there is one small thing that they don't like they will try and remove you out of their apartment complex. Stay.. the .. freak... Away! Horrible place and ended up giving me the most anxiety I've ever had in my life. And that is saying alot. Hope this helps I'd put a danger sign on this if I could.
My building was a quiet place when I moved in. Neighbors are not considerate and are always playing loud music late all day, including people who have just moved in. You listen to your neighbor's televisions, and even conversations because everything can be heard. The floor shakes every time they walk. Additionally, people do not collect their dog's poop. If you want a quiet place to live, don't look here because it isn't.
We lived here from end of May 2019 to end of April 2020. The time spent here was unacceptable. The conditions were not okay and the service was as I mentioned unacceptable. We had our first baby girl at the time living there and during the winter it was impossible to have management address the issue of freezing temperatures in our apartment. Their "attempt" at helping out was to give us a small little space heater that we could place in the nursery and the bills for the electrical used by the space heater were to be covered by us regardless. The windows did not seal properly so whenever summer/spring came around, we had to consistently deal with all sorts of bugs and critters inside our apartment, which was disheartening. The toilet constantly plugged up for no apparent reason. The management was always very rude when we would bring these problems up. Kitchen appliances didn't work, and the dishwasher constantly leaked. The fridge seal was broken probably since the beginning of our residency and was never fixed, even though the maintenance worker noticed it several times. When we moved out and our "Statement of Account" came in, we were asked to pay for an additional month (May) even though we haven't lived there since April 30th. They also asked for US to pay for the broken fridge seal. Please stay away from this place and save yourself the headaches.
This place claims to be Luxury. But, it's just over priced. Security doors choose to lock at will. Buzzer system works in only half the buildings. Roaches. Washer/Dryers smell like mildew. Outdated shag carpets.
Love the townhouse ! I feel at home and everything is so beautiful inside. Downside is there are no amenities for the price you pay. No garages, pool, party center or even security ! When I first looked at the townhouses the young lady in the office was professional, personable , pleasant and funny. As busy as I knew she was she answered all my questions. The office person now is definitely the opposite and clearly not a fit . I cannot get an answer to a question and actually left feeling discouraged and belittled .
Everyday, we feel like we are in our vacation home. Recently moved from what used to be a “ luxury” apartment into the townhomes and we are really enjoying our new space. Beautiful and modern with gorgeous fixtures and very nice appliances Lack of amenities here ( pool party center and garages) But doesn’t matter much when you have a beautiful home . Very nice staff as well.
Nothing but absoute issues from day 1. From the time I moved in the place was an utter disaster. Nothing was fixed or properly working before my move in date. Trying to communicate with staffing is like talking to a brick wall. Ashley, Chris, and even corporate do nothing to abide by the apartment rules, nor do they address and handle problems in a professional or timely matter. The neighbors are very inconsiderate as well. From the rude attitudes, loud actions, and digust of leaving animal waste outside YOUR apartment window is only a FEW of issues stated. I STRONGLY urge you to stay away from this coorporation. It will only leave you with headaches!
I lived in a 2 bedroom ground floor apartment and was constantly plagued by noise from the clown in the apartment above me. The individual was continually opening and closing his balcony sliding door and then slamming it shut. Many times he would do this even late at night and the sliding door would come off the rails. Then there would be hammering and kicking of the door until it went back onto the track The guy lived with his mother and was continually yelling. You could hear everything even when they discussed what they were having for dinner. Dog Hair...everywhere on the mats at the front door to the building where the mailboxes were. Not much more to say. I did not extend my stay when the lease ended.
I lived here for 2 years and have nothing but great things to say! The apartments were recently updated as were the grounds. I rarely needed to call maintenance, but when I did, they were available right away. The property manager and staff were wonderful and so very kind. My building was in the back, was very quiet and my neighbors were all very nice. I work 3rd shift, and I never had a problem sleeping during the day time! I only moved out because I purchased a house. It's a pet friendly community, has a 24hour gym, is close to major freeways (480, 176, 77) and is a nice place to call home. I highly recommend the Reserves at 1150!
My roommate and I were looking to move to the Cleveland area following college graduation, and after visiting 7-8 apartments in the area, we easily landed on The Reserves at 1150. From the first time visiting, we've had nothing but great experiences with both the property managers and the property itself. The apartments are neat and well-maintained, and we've had no issues with bugs or faulty amenities in the apartment. The staff is very friendly and always available to help with whatever we've needed. The location is also close to both 480 and 77, making it easily accessible in most directions. There is lots to do down Rockside Road, which is only a few minutes away. If you're looking for a great apartment at a reasonable price, look no further than here!
My roommate & I were looking for an apartment that was close to shopping & highways in the city but wasn't cramped & had some space for our dogs. We found exactly that in the Reserve Apartments & couldn't be happier :) The living room is really big, the kitchen was just remodeled which is awesome plenty of counter space & storage! We even got to pick the accent color of the walls & bathroom, which in itself is great! Our pups will be happy because it is a dog friendly community & there are large open areas for them to still get some time outside. The buildings are nice because their spread out & not stacked up like a high-rise. Its a pretty quiet place & we haven't had any trouble. The gals in the office were always super friendly & courteous, they got back to us quickly if we had a question or needed anything, we're very happy!
