Located in the northern-most portion of Delaware near the Pennsylvania border and close to the city of Philadelphia, PA, Wilmington has plenty to offer no matter what your age or interests. Property Ratings at PARQ at the Square
It’s nice to have amenities included in your rent, but for what your paying you would expect better. There are 3 elevators and one has been out for over 3 months now. When the main office was emailed asking when they think it will be fixed, they said 2 weeks… that was a month and a half ago. The other main elevator has gotten stuck many times. We have put service orders in for our bathroom and they say things are “fixed” when they’re not. You can’t clothes the washer and dryer door because it will leak from condensation. Bathrooms have no working fans and there is mold on the ceiling. It is spacious and looks great from first impressions.
As they say, first impressions are lasting ones. From my initial contact with Amanda (amazing) in the leasing office to our move-in, Parq staff did not disappoint. In fact, we've lived here for over a month and they continue to impress us. Megan (manager), Amanda, Alissa, and Mark are all incredibly welcoming and helpful. The office is open 7 days a week and they always go above and beyond to answer any questions and ensure our Parq living experience is top-notch. The same can be said about the maintenance staff. They are fantastic We haven't had many issues, but whenever we have, they are resolved quickly via an online work order request through their resident portal. We receive text updates and often have a chance to speak with them personally. A giant shout-out to Louie (supervisor), Jack, Jacob, and Riley. The ac/heating system is a tad antiquated, but everything works. In fact, all utilities except cable are included in the monthly rent. There have also been lots of updates, including a new stove, oven, washer/dryer, dishwasher, microwave, and refrigerator. Bathroom showers have been re-done and there is an overall modern feel. We are former homeowners and have been thrilled with our new digs at Parq. Highly recommend.
I've been living at PARQ at the Square since 2014 when it was formally named 1303 Delaware. First and foremost, let me say that the new management team is awesome! They handle any questions/concerns right away and do a great job of keeping the package delivery system organized and efficient. They have really turned this place around and it is truly a great place to live. The renovated units are very nice with the updated fixtures that are sometimes very rare and hard to find in Trolley Square. What's even better is that the changes are still not over and they're actively working to improve every area of the building. From the upcoming renovated basement area to the FREE Starbucks machine in the lobby, they've really made this place a comfortable and clean environment. The apartments are all inclusive, which is great for the price, and it's really in the best location in Trolley Square. It's really nice not having to worry about any electric, gas, or water bills. Parking is also very easy around the building and I've never struggled with finding a spot even when family or friends come to visit. All in all, if you're looking for the great location and the luxury amenities that are hard to find in the area, then PARQ at the Square is your best bet!
I've lived here for the past year and I must say that I would not have given it 5 stars under the old management company. However, in the past year Capano Management bought the property and the experience living here has been a complete 180. The staff are extremely professional, helpful and knowledgeable. They are timely to fix anything that might need to be repaired. I also feel like they have made this a much safer and more upscale community to live in. If you're going to live anywhere in trolley square I really don't think that it gets any better than Parq at the Square. It's safe, clean, the staff is here 7 days a week, you can actually get a parking spot and not have to deal with the hassle of city parking and there are added amenities like a fitness center in the building.
There are ONGOING WATER ISSUES here. We don't know what the issues are because management refuses to tell us. They don't explain anything to us. Several times a month, we'll get an email notifying us that water will be shut off in the entire building in a day or two, sometimes even less. Meaning we're only notified a day or two in advance, sometimes less. On the last time, we were notified only 18 or so hours in advance. Keep in mind that water is shut off throughout the ENTIRE building, not just specific units. This is a problem because what if you're going to be off that day? Or planned on working from home? Or wanted to come home for lunch and feed your dog? Or wanted to do laundry? You can't do any of these things. SO FAR IN JANUARY, the water has been shut off on the 5th, 9th, 11th, 17th and 24th! Unbelievable! Management says the water will be shut off from 10 am-2 pm but on the last few times, the water remained off until almost 3 pm! Then at that time, only ICE COLD water was available. Hot water wasn't available until close to 4 pm! So if you live here, it means you'll be without water for 6 HOURS A DAY, SEVERAL DAYS A MONTH! That means you can't shower, flush the toilet, wash your hands, do the dishes, do the laundry, etc. Not everyone works a 9-5, so not having access to water during the day is a huge problem. What if you work a different shift? What if you're retired? What if you work from home? What if you're elderly or have young children? Oh well! You just have to deal with it. You better pay your rent, shut your mouth and hold in your bodily functions until 4 pm.
After living here for 8 months, I can only say "thank god my lease is almost up". Unbelievably ambivalent staff, constant (weekly) facility issues and mandatory repairs, ancient fixtures (I have a thermostat and intercom that both do nothing), and inconsiderate neighbors make living here a nightmare. There is constant noise whether its from construction, false-alarm fires, loudly conversing staff in the halls, or other tenants. The elevators are regularly out of service, the water is turned off for four hour (plus) stretches weekly, the front doors to the building don't function(I've alternatively had to force the doors open to leave and also deal with them being wide open all night), my apartment door broke trapping me in my apartment for hours, the laundry services regularly eat money and destroy clothes, my heat was non-functional for a two week period in December, and every is much more expensive than it seems. But hey... they put a coffee machine in the lobby so that's neat I guess. Since I've moved in the amount I'm required to pay monthly has increased twice (despite the fact that I've had the same lease). I spent two months arguing a fee that was left over on "my account" from the previous tenant. The worst part about all of this is that nobody seems bothered by any of the above. Nobody seems to care or want to help despite the fact that these are slum-like conditions. The staff will try to sell you by saying that they are "under new management" which is true, but the new management seems just as poor as the previous.
I absolutely love it here! I have been here a little over a year now so I have to be honest. The first few months were a little rough but since Capano Management Took over here I have seen such an improvement. The maintenance staff for one is so much better, they respond to work orders the very day you call. The maintenance supervisor is very pleasant. They keep the grounds extremely clean and the lobby is beautiful. And as far as the water being turned off like I read in some of the other reviews I have had mine turned off but only for repairs to my pipes and I was given several days notice. I don't know about you guys but I would want my pipes repaired if it means me getting hot water LOL
I know living with your mom stinks, but it pales in comparison to living at Parq. I know what you're saying to yourself: 1. "But it's so close to everything!" 2. "There's off-street parking!" 3. "The bad reviews are probably fake. They can't be legit!" 4. "How can a building be THAT bad without management doing something about it?" Trust me: You're better off investing your hard-earned money somewhere else. Why? Here are just a few of the many, many reasons: 1. MAINTENANCE ISSUES REMAIN UNRESOLVED FOR WEEKS. You'll submit maintenance requests multiple times and the repairs never get done. You also can't get any concrete updates from management. Voice mails go unanswered, emails go into the digital abyss, and in-person drop-by's are met with more PR spin than Hollywood. 2. THE WATER IS SHUT OFF FOR SEVERAL HOURS A MONTH. There are ongoing water issues in the building. Dirty water comes out of the faucets and showers quite often. It looks like water mixed with black food coloring. So, what other kinds of problems are there with the plumbing? Who knows. They don't tell us. We get an email a few days before the planned shut off with the date and duration of the shut-off. They don't explain anything to us. Okay, a planned shut-off once or twice a year? Understandable. No problem. But planned shut-offs multiple times a month? Absolutely unacceptable. The respectful thing to do would be to communicate the following points in the email: What problems they're facing with the plumbing, why those problems exist, why the problems can't be fixed quickly, why multiple shut-offs have to be scheduled, a sincere apology for the disrespect and inconvenience, and compensation/recourse as a token of good faith. Do we get any of that? No. I work various shifts and sometimes these shut-offs occur when I'm at home. I can't prepare my food, take a shower, give water to my dog, do chores, etc. It's incredibly aggravating and humiliating. AND DO THEY GIVE YOU A DISCOUNT ON RENT? NO!. They expect you to pay the full rent, despite cutting off your water multiple times a month without any explanation. 3. ELEVATORS ARE ALWAYS DOWN. 4. THE LAUNDRY ROOM IS A JOKE. Washers and dryers are always out of service, but you don't know that until AFTER they take your money. There are so many other issues, but I'm almost at my character limit with this review. Please, if you value your money and your dignity, DO NOT MOVE HERE.
Do not move into this building!! You will regret it after 1 week. Do not be deceived by the pictures and what you see in the lobby. You will not have running water for 8-16 hours a month, that's a guarantee (ongoing issues). You will have to wait 5-10 minutes for an elevator because one is down (if you're lucky, you'll be the person stuck in the elevator). The alarm randomly goes off a few times a month prompting you to leave the building, this has happened a few times at 12or 3am while you're asleep and you have to stand outside for at least an hour. They also have new management every few months. No one living here likes this building but we get stuck because of the lease. Also, the laundry machines will eat your money! You can find a better apartment in this area other than 1303.
It seems like a nice place at first glance, based on the model apartment, but this building is riddled with problems from day 1. The water is turned off on a weekly basis, followed by brown water coming out of faucets. The building is constantly doing "repairs" that somehow don't actually make the building any better. After a bad storm, a large portion of my ceiling was damaged from water, and this was never repaired for months until after I moved out. The office staff changes constantly (at least three times over the 10 months I lived there), so no one is ever accountable for issues. Most frustrating of all, it's been almost 4 months and I still haven't received my security deposit back. After 3 calls and 2 emails with no response, it would seem that they're hoping I'll just forget about my money. Good try.
