Property Ratings at Partridge Run Apartments
This place is the WORST. Prior to new management taking over it was wonderful. Friendly staff, repairs were done efficiently. Speed up to 2021...RUSHMORE MANAGEMENT has ruined this place. 10% rental increases every year for old out dated apartments. Communication is AWFUL. When there is an issue with the apartment not in your control that causes you to spend extra money to handle it they do not reimburse you. Ridiculous parking fees with no assigned spots and they make you pay for THEIR OWN liability insurance. They dont spray for mosquitos like they are suppsed to. The manager has a major attitude problem when you push back and don't let them take advantage of you. Repairs are done half a**ed just to say they fix things. Stay away from the place at all costs.
Just to show how cheap the new owners are… they only threw mulch down on the areas that can been seen from the driveways. The inner apartments do not have mulch. They are all smoke and mirrors here. Greedy. Cheap. And unresponsive. Save your time and money. Don’t rent here!
I do not recommend this place for anyone looking for an apartment to live peacefully! There are so many problems with this place. First, the maintenance team is very slow and is not able to fix your problems. They don’t have an online system to manage maintenance issues. You can email them or call them, but they usually either don’t get back to you at all or forget about many of your requests completely. I have asked them to fix the lazy susan cabinets in the kitchen, install window nets in the bathroom and fix the water leak in the sink. It has been more than a month and they still haven’t fixed even a single issue. Second, the laundry room is located below my unit and when people use the laundry room, the entire apartment shakes and machines make a loud sound at the end of operation. Since they don't have any restrictions on when people can use the laundry room, it has been impossible to work from home during the day or sleep peacefully during the night! I asked them to install vibration dampers and disable sound effects from machines. It has been almost a month and they still haven’t fixed any of these issues. Last but not least, the management is unable to accommodate any of your requests. For anything I have asked them thus far, they have asked me for money. I don’t feel like the management cares about its residents at all. I am thinking of moving out as soon as I can. Please please stay away from this place! You can find a better place at a lower cost!
People be aware of this horrible management here. We have lived here since 2012. No complaints from the previous management. The new management that came in has complained about kids leaving their bicycles out by the door and now apparently kids cannot draw on the ground on the sidewalks. They have raised the prices and come up with ridiculous rules but nothing else has changed. Can't wait to get the hell out of this place. We were warned from many neighbors who had left after this new management took over.
As someone who has lived here for 6 years take it from me when I say that this management company is complete and utter garbage! They only care about lining their pockets and not about the tenants that live here. The only reason this place has a "great" review is because of the previous management company( which was great BTW) Grass and shrubbery are not upkept and overgrown.. Random containers sitting back by the " pool" area. Have to pay to park your car and there are no assigned spots, paying a month assessment fee, for what??? Takes weeks for emails to be answered but they have time to organize a monthly food truck coming to complex!!?? Stay away if you can!
This this WAS an amazing little secret with the old owners. Rushmore Management is the worst management company I’ve ever lived under, and I’ve lived everywhere. 6% increase their first year (during Covid), 10% the second year. They are showing signs of eviction strategies for old owners. All they want to do is renovate the old places into the new “luxury” apartments. They still have squeaky floors since it was built in 1970. They have bait and switch tactics for the new tenants where they are being shown 2nd floor apts and being rented first floor ones. They fail to maintain the property and NEVER reply to any emails or maintenance requests. The old owners fixed everting immediately. Please save yourself. Do not move here. All they care about is $$$$. They are greedy. Some neighbors have been seeking legal advice to help them from all of these terrible antics. Don’t move here.
They stopped maintaining the property and put all their focus on updating empty units and upselling rent while the people that actually live here are being neglected, rent was raised over $100 plus added fees for everything they possibly could. Bugs in units major lack of pest control/maintenance.
Beware …..New management/ ownership only cares about the $$$$ not about the people.
Building and grounds are always clean, the maintenance team is very friendly and office staff has been super helpful.
The property was sold and taken over by new management/ownership in May 2021. Every month since the property has gone down hill. I have to echo other recent reviews that explain they the smoke and mirrors on interior updates but in doing so they want to charge ridiculous amount of money. Old tenants get absolutely nothing in return for the yearly 6% increase in rent and added fees. New tenants who have renovated apartments are paying $400 to $500 more for what?? Having a Washer/Dryer? Hope those clothes come pressed and folded. New Tenants both with renovated / unrenovated apartments have to pay for every utility. Heat, Water, Sewer, Gas and Electric. That is on top of fees that all new and old tenants have to pay, asset protection fees and for parking fees Asset Protection fee is just a way to have the tenant help the complex pay their insurance because they will tell you that the asset protection fee DOES NOT COVER your personal belongings. In order to cover your personal belongings you have to get your own renters insurance on top of the asset protection fee. You have to pay for parking! Like another reviewer stated,,,they do not even guarantee you a parking spot. The grounds have been awful. The landscapers they have hired are awful. The old management had the landscapers clean up the snow in the winter. Now it takes forever because instead of using a company with 10 people they use like 2 or 3 of their own. What was really scary was that a particular apartment was left to have a smashed picture frame window for months with out it being addressed. The place looked so unkept with litter everywhere, poor landscaping, bushes never trimmed, garden beds never weeded and on top of that, things like smashed windows not being addressed The dog park is built on a flood plain and with the slightest rain half of it is under water. I am afraid that with a 6% increase in rent plus all the added fees and the possibility they may charge old tenants for all utilities in the future, I am going to have to move. I expected to live here until I retired 4 years from now. Guess Not.
Prior to the former property owner selling his soul to Rushmore Management (current owners), Partridge Run was an oasis and one of the best kept secrets in apartment living in highly desirable Morris County, NJ. Since the takeover a few months ago, Rushmore has managed to ruin everything that made this charming little community special. My rent increased by $115, thanks in part to the absurd “asset protection” fee Rushmore charges each resident, which is merely their own liability fee in a not so clever disguise. We see what you’re doing Rushmore and we’re an intelligent group of working professionals so you’re not fooling anyone. I have my own renter’s insurance policy but now I’m also paying a $14 asset protection fee…that Rushmore should be paying for. They also charge each occupant per unit a $5 parking fee…though by no means is your parking space guaranteed…nice one Rushmore. This dirty company has done a meticulous job of leveraging every loophole so that they can legally get away with the maximum amount of “up charge”. They have literally and figuratively splashed a copious layer of shellac onto what was a quaint, beautiful garden apartment community, to (unsuccessfully) mask their abominable greed, lack of integrity, and utter disregard for all tenants. I believe the 24-hour lockout protection service has been revoked, along with the security camera protection in the parking lots. Back when we had heavy rain this summer, the entire back lot flooded and no bulletin was sent out to residents as to how this was being dealt with and where we could temporarily park. Can’t wait for the snow this winter to see how Rushmore literally leaves its tenants in the cold and likely plowed in for days. The former owner still lives onsite, which is why I imagine the place hasn’t gone completely to the dogs…yet. However, in a matter of months, it’s a become apparent that Rushmore Management’s Execs have one goal in mind…to line their pockets. I have no intention of staying here and look forward to getting out of Dodge before I have to witness utter destruction and see this sinking ship go down. Or maybe it’s a dumpster fire…either way…stay away…stay very far away and look elsewhere. Much better options out there. Don’t fall for the appalling ruse of a website or the fancy photos of the units. All the renovating and “amenities” in the world can’t replace the “old school” customer service, cleanliness, safety and peace of mind that was once what defined Partridge Run.

Don’t rent from Rushmore Management ever. They will charge for rent, parking, sewer, gas, and insurance. No one ever answers the phone or returns email. Rent elsewhere save your sanity

This complex WAS a great place to live until Rushmore Management bought it out. They only care about their monthly check nothing else. Every question asked needs to be referred to corporate. The office staff is very unhelpful. They will charge for parking and help in paying their own personal property insurance that does not cover your personal items. Rent from somewhere else.
Partridge Run is a great place to call home. The apartments are well maintained and if there's ever an issue it's taken care of quickly. Grounds are nicely maintained (Grass, leaves, and snow removal is good too). I've never had a problem with parking and everything is well lit. They are constantly doing improvements here for a nicer living experience. They just put brand new washers and dryers in the laundry rooms. You receive text alerts when something is going on (maintenance issues, etc.) which is excellent. Management, office and maintenance staff are all friendly and professional. The location is great, close to all highways and easy to get into NYC. I am now living here 12 years and highly recommend living at Partridge Run Apartments.
I read every review before I moved in and I waited 10 months until I am writing this review. It is well maintained. When you call for service, they come right away. I have only needed my smoke alarm battery replaced, a light bulb tightened and my toilet to be unclogged. It is very professionally run. Text messages are sent out to everyone when there are renovations or services taking place on the property. It is very quiet and serene here. People keep to themselves but I have seen during the warmer weather people would gather and sit outside on lawn chairs on the grass in the court yard. Best price around for living! Better than Rutgers next door, but they do have a pool. There are no pests in my apartment which I was concerned about because you never know who your neighbors are and how they live. It is very clean and spacious. The women in the office are friendly and accommodating. I would highly recommend this place to live!

My husband and I have lived here for over 5 years and have loved it. The staff is very attentive to the needs of your apartment. I usually got same day repairs. They would even help me with stupid things like changing light bulbs that I couldn't reach. They were always accessible and friendly. I really enjoyed my stay here.
If you are starting out this is a great place to live. If there is a problem they will fix it. Sometimes its right away and rarely do they take a long time. i've had plenty of insect problems here but eventually they take care of it.Same thing with roaches. But really, they are nice and they listen. I dont agree with the rental contracts though. They make you renew every year and make it a pain to break a contract. Places i lived in the past let you go month to month after a year. This place will sting if you try to leave early, at least one month rent.
I've read a lot of reviews about Rutgers Village, some great, some not so great. I just want to say that they have come a long way since the negative reviews. My apartment was cleaned up nicely with new kitchen flooring, appliances, etc. My apartment is beautiful! I love the staff here as well. Fix things in a timely manner, very friendly as well. You definately get your rent's worth here. Check it out!
For the price, you get a fairly large one bedroom. The grounds are well maintained, which many laundry facilities on site. One of the best features is the location. It is located minutes from three major roads (Route 46, 280, and 80). Route 46 has anything you could ever need, especially a wide variety of restaurants and shopping. I cannot see myself moving anytime soon. I would highly recommend this place.
It's been 3 years since I've lived here at Partridge run in Parsippany NJ. The staff here is warm and welcoming and always available when you need them. Gracie my Chug (pug mix) loves it here. The grounds are well maintained upgrades have been made. The complex is located to major highways (routes 80, 280, 46). The down side the pool is not open, last i checked there are no plans to,open the pool. The apartments are spacious and laundry room are upgraded with new washer dryers. It's a great place to live. Best part .... Affordable
Decent sized and rent is reasonable, especially with utilities included. The kitchen has white painted cabinets and no dishwasher, which are my only complaints. I believe there are newer style kitchens available, so ask to see those. I love all the staff here and definitely feel it is a well maintained and enjoyable place to live.
