PPP is my favorite apartment that I've ever lived in! And the reason: the people: Diamond, Kim, and Eli. Everyone is incredibly helpful, attentive, and caring; I love it. (And for those people who mentioned the closeness to the 110, it's true, but the windows are double-paned; it's the literal quietest place I've ever lived.) The location is great: South Pas, Highland Park, Alhambra, hiking, shopping, all of it 2 minutes away. I may never leave.

Where to start? It will be a long review, but worth it. But if you don’t want to read all of it, just know that it is not worth the price here. Firstly, unlike the majority of the other 5 star reviews, I actually lived here for over a year. IF you have any respiratory conditions, children, pregnant, or simply do not want to be exposed to second-hand smoke, do not live here. For the majority of the time, my apartment’s air quality (AQI) was between 300-500. Look up an AQI chart, under 50 is normal. Had to buy a $500 air purifier just to live in my apartment. Management just told me to deal with it because the lease doesn’t say it is non-smoking. Even told them it was affecting my asthma. But guess when they did care? When they got a lovely review about it. The previous property manager even showed up next to my car when I got home from work. There are new office staff that I have nothing to say about. Next is the fire alarms. Not sure if this is due to the smoking, but I think that they went off almost daily. There were even some weeks where they would be constantly going off throughout the night. I don’t have a problem with them going off every so often, but some days they go off throughout the day and night. Love animals? Me too, a shame that all the dogs pee in the elevator (take a wiff). Think of taking the stairs? Hohoho some days there are nice chocolates left from dogs that no one cleans up. Very few people clean up after their animals. A positive is that they finally have guest parking. My ceiling leaked multiple times throughout my time here. It was repaired the first time and I was left with a large stain on my ceiling for many months. Had another leak that was repaired. They repaired it incorrectly, rescheduled, and then never showed up. There was also an occasion that the maintenance person entered my apartment without my permission for a non-emergency repair. Lots and lots of cockroaches, I don’t mind a few every now and then but I literally had like 4 a day for months. I’m a pretty clean person. I moved, and not a single cockroach for months. I am sure other people had a better experience, but in my opinion it is definitely not worth the rent amount.

However, we have no records or reports of pest or requesting treatment for roaches. We take all reports of pest as serious matters and would have addressed any issues promptly if you had reported them to us. While we cannot control the behavior of individual residents, we take these concerns seriously and have implemented measures to address them. lots of cockroaches, dogs poop and pee in elevators and stairs, if you love second hand smoke you'll love it here. My apartment's air quality was terrible for about 5-6 months and was told to deal with it

It is located near 110 Fwy and previously for years it used to be a quiet building, a quiet oasis after long day at work or school. Now there are children playing in front of tenants balconies like it's a park or playground. Also previously pets were not allowed but now pet owners don't clean up dog poop or urine. In addition it never happened previously when Zach or Maria were Managers I had to endure 3 days without hot water because Management clearly not doing great job maintaining this building, very sad

I have lived with my daughter at Pasadena Park Place for over a year and the staff is always helpful and quick to respond. Shout out to them for maintaining the place so well. They also recently changed their carpeting in their hallways which definitely improved the overall look of the apartment. There is not visitor parking, but this hasn't been much of an issue because the surrounding neighborhood is fine to park around. My biggest complaints are with the fact that smoking is allowed in the apartments and the noise levels. I have talked to other residents and I know that I am not the only one unhappy about the smoking. I would not recommend this place if you have children, have asthma or other lung conditions, or if you just do not want to be exposed to secondhand smoke. I live on the 3rd floor and face the freeway which can be a little loud at times, but not too bad. One of my neighbors here plays pretty loud music late at night even though there are "quiet hours". Air conditioning works well but is pretty loud.

Pasadena Park Place has been an awesome home for me since 2016! The location is perfect to Downtown LA, Dodger Stadium, The Staples Center, South Pasadena, and Arroyo Seco Golf Course. It's always been a quiet place with great security. Also, Zachary (The Property Manager)is attentive, courteous, and professional and if I have any sort of dilemma as it pertains to my residence, which is rare, he gets it taken care of.

BEWARE !!! First and most important of all, the floors in my unit were very uneven and felt like we were climbing a slope throughout the unit. The tub was dangerously slippery because of the slope and I almost fell twice. These are things that you do not notice when you are viewing a unit for the first time with shoes on prior to signing a lease. When I brought it to Maria's attention (The manager at the time) she told me that all of the units were this way and It didn't make sense for me to transfer to another unit and that she would allow me to break my lease without penalty. Also the Management company told me that if Maria couldn't assist me to contact them back. Long story short, Maria left and they replaced her during my search of a new apartment and breaking my lease (WITHOUT penalty-concession/termination fees) was no longer an option, nor did the Management company assist. Therefore, I had to pay $3,300.00 concession and termination fees to break my lease even though I provided pictures of how the floors were not leveled. They said it was not a "slip hazard". But I told them my legs were constantly in pain and I was not able to safely take showers. I was however offered to be transferred to another unit but I would be responsible for paying for movers and my unit wouldn't be on the top floor, which was one of my reasons for moving there in the first place, having a top floor apartment. I only lived in my unit for a few months and I had to stay at a family member's house because it was so uncomfortable living here. While away, they entered my unit without my knowledge for annual maintenance. I didn't get an email or phone call, how rude ! The central a.c .is so loud that it wakes you up out of your sleep in the middle of the night. And during the summer it only reaches a certain temperature.
Trying to move out of state to the LA County area can be a daunting task. After months of searching, Pasadena Park Place proved to be the choice for me. Their attentive staff, passionate property manager, and numerous amenities seem well worth the cost. I am excited to call it home!
I have been living at Pasadena Park Place for almost a month now and I love it. Its so convientant because it is right off of the 110 (and the building blocks all the noise from the freeway as well!) so its nice to just hop on and go to DTLA. Whenever we have to put in a maintanence request we get assistance in the next day or two! The leasing office is excellent at communicating back and forth whenever there is an issue. Also I really like that they have gated parking for guests as well as guest parking!

If you're looking for a quiet place amidst the hustle and bustle of Highland Park, this is the place. I've been renting for about seven months now and I don't have any major complaints. I sleep well at night, no noisy, shady neighbors. A security guard is on duty every night, makes sure that the place is safe. And it's so close to downtown LA, highland park, and old Pasadena. My only gripe is the steep price of rent. But you do get what you pay for. Loving it here.

Pasadena Park Place, while not a walkable neighborhood type place, is a good value for the money, with good amenities and a very nice staff. They seem to keep the place absolutely clean. Elevators are big enough for a move. There are ample laundry facilities on each floor and gated, assigned as well as outside visitor parking. The place was very clean although the off-white washed walls and somewhat narrow hallways were a bit institutional looking. The noise outside is what you would expect from a place right off the highway, but there was no noise at all inside the apartments. I am told that it is due to the glass used for the windows which is of a very high quality.

I have at this apartment building for about 3 years now. Management is great and friendly. The building is very quite. The turn around time for maintanence calls are with in the same day. Keep up the great work. Thank you for making me feel at home and ease. Your staff is turley spectaular.
