Paseo at Winter Park Village

I have lived here for 10 months now. We have had multiple break-ins. Outside doors are often unlocked and there are no security cameras. There are two stray cats that live in the garage and scratch up people’s cars. This has been reported to management multiple times and they will do nothing about it. The hallway has been vacuumed once in the 10 months that I’ve lived here. The fitness room is so filthy you don’t want to touch it and the treadmill has been broken for six months now. The trash room is close to the entrance from the garage and smells so bad it’s embarrassing. It also attracts bugs. The management staff is only worried about whether you’ve brought your trash can in on time. Endless emails about that. They don’t fix anything or seem to care.

An excellent place for retirees - you can walk to virtually everything you need! We hardly ever drive much anymore, which we love.

I've been here less than a week but so far I'm pleased with the way the community is run.

The rent is very high especially when the property needs ALOT of work. The noise from construction at Winter Park Village is loud.

Excellent experience professional, friendly, and responsive staff; beautiful, resort-like facility; ideal location. A job transfer brought me to Orlando, and I couldn't have picked a more perfect place to live.

Besides my nice apartment, I enjoy the amenities, functions, friendships, and walking lifestyle. I also feel extremely safe with the added security.

Do not rent here. The location is great but that’s where it ends. I shared my one bedroom apartment with a family of cockroaches for the whole year I lived here and when I asked if I could break my lease 9 days early I was rudely told no, with no offer to resolve the issue at hand. The monthly pest control fee I paid clearly was useless. On top of the roaches, the hallways smell bad and the carpets are stained. There were cobwebs on the ceilings of the halls. Pet owners allowed their dogs to pee wherever, even in the elevator. This was a terrible experience and I will be telling all of my friends to steer clear of this place. Too much money for horrible living conditions and unfriendly staff. Wish I could attach pictures of my roach “roommates” to this review. Also, loud, obnoxious college students partying every night but you’ll get fined if you accidentally leave your trash can outside your door past 8am. Worst living experience ever.

Paseo is probably the best bang for your buck complex in Winter Park. I was so surprised to find a place in my budget in the area. It feels like living in a resort and we are so happy we chose to live here.

Paseo in Winter Park is a top notch apartment community. The apartments and amenities are first class and the management staff the best. I would highly recommend Paseo to anyone interested in living in Winter Park!

All-around, it is perfect for me, presently. This is saying a lot because I usually prefer to live in rural areas and/or in a private home. Paseo is very clean, new, up-to-date in all the basics, and has a very pleasing, comfortable feel. The staff is extremely helpful, courteous, friendly, polite, and have worked to accommodate various particulars I requested. The downstairs "clubhouse"/lounge area is large, spacious, has comfortable couches, and seating, a good, level pool table, very large screen TV's (usually set to closed captioning with surprising pleasing and quality music playing throughout the day, but one can turn the TV volume up if one wishes). I have seen a number of people and families using the pool table. Often, I see students and tenants use the lounge for internet, studying, watching TV, hanging out, small parties, etc. The large space of the clubhouse is divided by a partition so as to make 2, still large, spaces. The gym is fully loaded with all kinds of up-to-date weight lifting machines. In the pool area, there are ping-pong tables, multiple grills/dining areas, chaise-lounges, canopied seating/lounging spaces, fountains, hammocks, and a Florida/zen-style layout of plants. Residents range between a number of college students all the way up to people in their 70s and 80s. It is a quiet place, and I have not noticed the college kids being the heavy partying-type. Paseo is a non-smoking establishment. There is a yoga class on Saturdays. Paseo is set up somewhat like a resort without the bar or 24-hour concierge. The downstairs office is open until 6 PM and there is a 24-hour service for apartment issues. Across the street is an excellent, new, large Publix supermarket in the Winter Park Village shopping area. This small shopping district, which will be renovated even further soon, includes multiple restaurants, salon, massage, and much more. Also, Orlando Avenue and everything from Trader Joe's, drug stores, Indian restaurant, art and office supplies, Marshalls, various restaurants, etc. are within a 5 minute walk. WIth it's central location,I do not need to own a car; walking or Uber is sufficient for me. The building does not have all kinds of odors which are common for condos and apartments in humid Florida, and this is a very good sign (speaking as a Florida native). If you would enjoy a comfortable, quiet, zen, almost-luxurious-yet-not-pretentious place to live, then Paseo may be the place for you.

Paseo at Winter Park is very clean and the staff is extremely polite and helpful. It is a very comfortable place to live and less than a mile from Park Avenue in WInter Park. There is a Publix supermarket only a one or two minute walk out of the Front door of the complex. The pool, gym, common space and amenities are excellent. The appliances and apartments are all up-to-date. The complex is not loud and a very fortunate place to live.

It is a great place to live, so what secured, good staff, well located. Maintenance is good & responsive.

I enjoy living at Paseo very much and hope that I will be able to continue living here for many years.

I've been really impressed with this property and the staff from the start. On my move in, I found champagne and other goodies waiting for me in my kitchen, it was really sweet! I chose the smallest floorplan but it doesn't feel small at all.I have a huge balcony and walk-in closet and the open kitchen/living areas are perfect for me. Plus the location cannot be beat! Kiki has been my contact at the leasing office and she has been the best, always answering my emails quickly. Everyone here has been super friendly and I recommend it!

I recently moved in and wish I had this move a whole lot sooner! No comparison to my other place. Great community- safe, clean, and updated with awesome amenities. Great staff- responsive, friendly, and helpful. Great location- close to everything... restaurants, grocery and retail shopping, the freeway, downtown. Its been a pleasant experience and I hope it remains that way :)

Beautiful community! Wouldnt want to live anywhere else in the Orlando / Winter Park area. Location is central and amenities are endless here at Paseo!

Paseo is an amazing place with friendly people and great amenities

I was forced to move unexpectedly and stressed about finding a new place. Kim took extra time to show me the best option for my move. She was patient and answered various questions I had about the property. Thankfully I found a home here and am so excited to finish my move in. Maintenance staff is excellent as well!

I’m having daily millepedes (sometimes 10 per day) coming inside my apartment. I complained multiple times about this before over the last two years however no permanent solution. I have copies of every request I’ve placed over two years. I have photos of millipedes in my apartment etc. I also placed a repeat request because my last two request have been ignored. It’s disgusting to live in a place where millipedes are crawling on the walls and even getting to my bedroom. The cost of living here is high enough that this situation should have been corrected and it has not. I stayed here because I had no time to look around and find another place otherwise I would have moved already. They have positive things but certainly having to walk looking down every day is not something I’m willing to overlook anymore. Oh if you come to look at apartments, do look at the carpet. You’ll see the millepedes walking or crushed because it’s not only in my apartment but in the hallways and pool area as well. Even on the upper floors the same issue happens. So no, I would not recommend living here for that specific reason.

Paseo has been a great apartment. The staff is extremely kind and friendly. They are always willing to help with whatever issue I may be experiencing. The amenities are a great perk and are kept up well. I love living at Paseo.

Living at Paseo is like living in a 5-star resort. The apartments are spacious and efficiently laid out, the grounds and gardens are beautifully maintained, we have frequent social events, the walk in pool is incredible and the staff treats us all like special guests.

Living at Paseo is a great experience. What I like most about living at Paseo is the sense of community involvement within Winter Park.

My experience at Paseo has been an excellent one. I would recommend Paseo at Winter Park Village your next living experience.

We are new retirees from Oklahoma. Having lived at Paseo for 8 months, we think that it is the best experience we ever had with a rental property owners and managing staffs. Beautiful properties and very kind managers/residents!

Our lease is up the 1st. I am trying to set up an exit walk through. We called Monday the 19th to advise them we will be in on Saturday to turn in the keys and to do our walk through. We spoke to Trish and she indicated there might be a wait since they have limited staff on the weekends. We called Friday the 23rd to establish the best time for the walk through and spoke to Isaac. He said they don’t do walk throughs. They will just take pictures and send it along my with any charges. I asked to speak to the manager explaining I do not feel comfortable about that. Trish got on the phone and from the 1st moment, she was unprofessional and raised her voice and hardly allowing me to speak. I had to ask her to allow me to speak. She said they are not required to do a walk through and the staff on the weekend is minimal. The maintenance is busy with work orders that are back logged. They don’t have time for exit walk throughs and the lawyers tell them it’s best not to do one with the renter present. Again, she used an unprofessional tone during our entire conversation. She literally said they do a walkthrough for prospective renters. Knowing I told her a few times our work schedule would not allow us to make it during the week, she said if I came in before 6 during the week she will try to do one. I asked if she was able to stay a little after 6. I can make it there just before 6 and I was sure the walk through would not take long. She said no, she would not stay past 6 because that’s her time with her family. I called back around 4 and asked for Trish. I told her I didn’t need to be there to walk it with them. They can walk it as if I was there and phone me back if there was any problems. She again was unprofessional and actually told me that normally they are not that thorough, but because I’m so concerned, they will be extra thorough. She also said the walk through should be done after we turned in the keys. We could go back in the apartment. That didn’t make sense because they could enter the apartment all they wanted since we were turning in the keys. Plus, we were the ones at a disadvantage because they have the access after we turn in the keys. She said they would call back but never did. This is the manager in Winter Park. An upscale apartment. I am beyond blown away regarding her management style. My only goal was to have a smooth exit and not have inappropriate charges. What’s her goal?

It is a friendly community with a nice community manager and friendly staff who organize social events. The living environment is comfortable. There is weekly yoga which promotes healthy lifestyle and social interaction. Management and maintenance are responsive.

Overall fabulous place to live!

I especially like the pastel colors of these apartments which makes there appearance attractive to view. Also, I enjoy the view from the spacious balcony and area around the swimming pool for relaxation.

To me, this place is perfect for singles or couples. It has all the amenities & security to make u feel safe.

Moved here due to the location & presentation of the 2 bedroom model given by Isaac. We decided to go w/ a bigger 2 bedroom because we needed more space. However, on move in day we noticed certain necessities were missing. All rooms excluding bathroom, kitchen , and dinner came without light fixtures. Isaac made sure at the very least lighting was added our master bedroom. However, They're making us pay to have light fixtures added to the living & 2nd bed room ceiling's fan? Hmm. The apts are advertised w/ islands, warning that only a selected few do & we were unlucky. Visually its weird walking in to a open floor plan & our counter space is smaller than the actual smaller 2 br apts. . Also, the carpet in the bedroom is flat that when we walk barefoot the sharp hooks underneath hurt. Here is where the major disrespect comes in, my sister is active military who received a sudden assignment that required us to watch her dog for several weeks. Well because her dog is here on temporary basis our resident acct was charged with pet fee of $350.00 & a monthly rent of $20.00 by Trish. Even after we advise of the circumstance they decided that money is money. You would think that there would be more support for veterans. Also, There's an investigation of red caterpillars. If it weren't for this dog I wouldn't know when one was in the apartment. I don't know how they keep getting inside our bedrooms and bathroom. I'm starting to think is the air vents. Its gross cause they leave a yellow residue.

Im so happy I chose Paseo. Its conveniently located in Winter Park apart of Winter Park Village. Walking distance from movies, restaurants and shops. The building is beautiful along with the landscaping. Pool and workout area are great to have. Isaac has been a fabulous help to the move in process.

Although I only lived at Paseo a year waiting on my house to be built, I loved every minute I was a resident there. First of all, the property is beautiful; the staff and maintenance crew give such attention to the landscaping and all of the public spaces. You will never see trash lying around. I was very proud to invite family and friends. I also loved the leasing staff; they were professional, attentive, and friendly. On the occasion that I needed something fixed like my dishwasher/ a/c, I simply called and it wasn't long after that the maintenance team was there to take care of the problem. It goes without saying that building a house was stressful, and I am thankful I could call Paseo home until it was finished!

Love living here. I'm within waking distance to numerous restaurants and bars, grocery store is across the street, as is the Winter Park Village with shops and movie theaters. This place is only 3 years old, and the apartments are still like new. Couldn't give a review with out mentioning the staff(thanks Kim). They're so nice and helpful and maintenance is Johnny on the Spot. Did I mention a parking garage, keeps my car out of the sun.

This apartment community is truly a lovely place to live. I have been here just a few months and I am really enjoying my apartment, the amenities and the entire Winter Park area. I am close to everything, even walking distance to some of my favorite places. I have only had a couple of maintenance issues and the office staff and maintenance are very helpful and friendly.

I am very satisfied with the cleanliness of the building, the maintenance staff. The grounds are kept very pretty, the recreation areas are beautiful. I am pretty happy to live here & feel safe at all times. Also the staff has a good handle of all that is going on.
