I have a one bedroom COZY apartment and great location. Utilities stay on the low side and the community is mostly quiet. The staff have been very kind, responsive and take care of anything I mention quickly. I would recommend this beautiful community to anyone.
Moved in with no issues and thought the place was great. As time went by I started to realize hardly ever answer their phone, never respond to email or voicemails. Had a few maint issues at the beginning and they were taken care of in a timely manner then the service just went down hill. I had a mouse issue that lasted a month before there was any action. It took forever for them to reach back out and to fix the issues. When telling them I need a call before and after with updates I never received them. It was really upsetting they would be coming into my apartment and I was clueless when they would and what happened. Then another issue had risen and I attempted to contact the higher management and still to this day has not responded. I left 4 voicemails, sent a certified mail, and sent emails daily for about a week.

No idea where to begin. I unfortunately signed a 12 month lease and I regretted it since day 1. You don’t get to actually view the apartment until you sign your lease. The apartment was filthy when I first received my keys. Holes in the ceiling and flooring, broken microwave and dishwasher. Light bulbs were all out in the living room, had to go buy new ones to replace. Maintenance is an absolute JOKE. Every time I put in a maintenance ticket they would mark it off as completed without even coming inside the apartment. You can hear squirrel’s running in the roof and scratching at vents every day. It has been a nightmare living here. The office staff tried charging me the wrong amount and when I reached out to correct her she “looked at her screen wrong” which makes me wonder how many other times she’s charged the wrong amount. There are plenty of other better options for apartment living, I PROMISE. This one is not worth a penny. DON’T DO IT.

I’ll keep it brief since these are important things when renting: 1. Walls are SUPER thin. I live on the 1st floor and neighbors above us sound like world war 3. 2. They have a deal with a towing company that lurks and waits to tow your friends and families cars the second they park. 3. They rent to anyone that can pay the $100 security deposit. Seriously. 4. Lighting is scary in parking lot—makes me feel unsafe. 5. The “laundromat” is a 5x5 room that gets so hot from the dryer heat that the windows need to stay open the whole time and the app that lets you pay to use it is broken so you lose money. 6. Good luck contacting the management office. No seriously. They’re closed for covid “exposure” but I’ve seen staff out front smoking on multiple occasions. 7. Maintenance completes work orders without finishing the work. 8. Tennis courts are uneven and trashy, community office space is a joke, gym is a 5X5 room with 3 machines in it and no wipes for you so no one is wiping down equipment, as well, the billiards and community space is dirty and uncared for. 9. Pool was gross and trashed ALL THE TIME. 10. They contact you for a review after literally every communication 7 times if you can even get a hold of them. And I’ve left plenty of bad reviews so they don’t read them or they don’t care. 11. No one cares. Not the management company, not the office staff, not the tenants. I’m literally counting down the days until I can get out of here. 12. There is dog poop EVERYWHERE. Our back patio area and hallways smell like pee. My mental health has declined and I’ve only been here 4 months. This place feels like a motel—not a home.
This place is awful!! Mold and Mildew not being treated. Floors coming up damaged by water from leaks they know about and do not care. Light fixtures going bad and told they will not be replaced or repaired. Told to just shut the door to the bathroom that has mold, mildew, floors coming up, bugs under wet floor and don't use it, but we still want your rent. Doors falling off of patio because they are so old and not staying in the track. The maintenance guy, Mark, just makes excuses and is lazy and doesn't do what he says he will. But they did just remodel the club house so that the employees have a nice new mildew and mold free environment to work in.?

I've lived at Patchen Oaks for about a year now and the quality of the service I have received here is beyond what I have ever received anywhere else. Though the buildings have been recently and nicely renovated, they are a little older so from time to time things break or don't work properly. Every time I've ever had a problem, I have received prompt, helpful, friendly, and attentive service from the office and maintenance staff. Greg in the main office in particular has been wonderful. He is always approachable, easily contacted, and responsive to my concerns, needs, and issues. He lives in the complex so he is also my neighbor, and a fabulous neighbor at that. Mark and Kevin in maintenance are extremely friendly, knowledgeable, and sympathetic, and they are dedicated and hard-working. Even when I know they are busy, they still make me feel like my concerns are important priorities. I never, ever feel left in the lurch. They are all truly good people and I feel confident that I am in good hands and among friends living here. Recently there was an issue with the electricity in my apartment during the hottest (and busiest) time of the year. Not only were the office staff busy with move-ins, etc., but there were also others with issues similar to mine. I had no air conditioning and no power in the middle of the night, and it just so happened that my dog was sick with a stomach bug, so I was particularly worried about the heat. Greg arranged for me to stay in the model apartment while my apartment was being worked on and consistantly, constantly, and directly kept me updated about what was going on and what I could expect. Despite being extremely busy and it being late at night (and into the next day as the problem continued), they went to great lengths to make sure the electricians got in and got the issue fixed before the end of the work day on Friday so I wouldn't have to be inconvenienced and put out of my apartment all weekend. Greg and Mark in particular took what was potentially a very stressful situation and turned it into a very, very minor inconvenience. They had a great attitude the entire time. I felt very supported throughout the ordeal and knew they were working hard to resolve the issue. They were sincerely, personally concerned about me and wanted to make sure I was comfortable. The people at Patchen Oaks are the best, and I can't recommend them highly enough. Best service of any apartment I've ever lived in, without a doubt.
