In search of my first ever apartment and I went in today to complete an application and spoke to Derek he was GREAT! Made me feel at home already and he also sat and talked to me in depth about the units, location, places around the apartment to go to . Overall it was a great experience and I hope to be able to live here soon !

Constant problems with plumbing, flooding, bugs, and mold. Everything we got, our appliances were broken. When they gave us new ones, they were so low quality, i rather just not even use them. The fridge barely gets cold and the freezer doesn't make ice because the complex doesn't feel like hooking it to a water line. It's a dangerous living environment, fighting a lawsuit as we speak, my sons eye got cut open from a window that fell on him. There was a bat that was in our house hiding. The mold in the bathrooms haven't been solved. Since we've lived here, we have had over 20+ maintenance problems. Its just not worth the stress and struggle. They lied to us. Told us we'd have a washer and dryer. Signed the lease. No washer and dryer. I made a big deal about it, but they did nothing. It's the only reason I moved to this complex because the lady and the website said it. nope. The pest control told us the complex needs to bomb the entire building. The complex refuses. I have been unhappy since I signed the lease.
I was brand new to renting and having a hard time getting established. Landlord was extremely helpful and we were able to get a place here quick. Beautiful apartment, very clean, and updated. Also great location! I couldn’t say enough good things!

Lived here for 2+ years, almost everyone’s car got broke into. Neighbor live here is also not nice, hit and run your car in the park lot. Catalyst converter got stolen Management would not do anything about it
Please don’t do it. The management in the front office are some of the worst and most rude people I’ve ever had to deal with, it’s enough to make your life hell while living here. If that’s not bad enough you can expect to be roommates with several rodents and bugs and your neighbors will probably never pick up after them selves or their pets.
I lived here with my teenage sons in a 3 bedroom apartment many many years ago. THEN… My kids moved out and I went to a 1 bedroom apartment HERE. THEN I moved to a townhouse HERE for a year. THEN I moved in with my youngest to help out with a newborn baby. THEN 18 months later, I moved back HERE to a one bedroom. BOTTOM LINE…I’ve lived here on 4 different occasions. Patchen Place is SAFE. The maintenance team takes care of any issue you have and takes pride in their work. My neighbors have ALWAYS been great. It’s one of the only places that has your gas heat included in the rental price. Anyone that gives this place a low rating…..has issues of their own. Trust me…give it a try ! ??
This property barely has enough parking for residents let alone guests. Old apartments, not enough staff for timely maintenance, rude front desks workers, among countless other problems.
If I could leave 0 I would. I received multiple complaints about the management from other residents even to the point of being printed out and put under my door they were so bad. I'm planning on leaving as soon as my lease is up, or possibly earlier if I can. Don't let the location fool you, read the other reviews and be smart.
If you consider coming here make sure to have everything inspected. Two of my windows don’t lock and the roaches and bed bugs are awful. They tried to say I brought bed bugs with me. They were already here and the apartment was infested. They haven’t done anything to treat them correctly. I wish I could rate it a zero!
First of all the only “new” and upgraded things are the appliances. Everything else looks gross and old. Our bathroom door rusted at the hinges and fell off and no one came to fix it for a while. There’s mold around the vents and in the bathrooms that they just paint over. The windows were all falling apart. Parking is a joke. So many things broke or stopped working, that weren’t our fault- the place is just falling apart in general. They need some serious upgrades, it’s ridiculous.
It's a dated building but the townhomes are very spacious for a single person. Pretty quick response to maintenance inquiries with a professional staff. Neighbors can be a little sketchy at times but I've seen far worse and those that are too big of troublemakers get the boot. Looking forward to staying here several more years, at least.
They called us like 5 times to show a apartment unit but whenever I went to the leasing office they said it’s already gone they can do whatever they want they don’t have emotion. It sucks
In a brief summary , do not move here ! No professional maintenance crew just a single guy who doesn’t know what he’s doing . Broken window that they won’t replace , very rude front desk lady and the apartments themselves inside are horrible not kept up at all ! Do not waste your money or any time here
I've lived at Patchen Place for almost 4 years now and I have never had a complaint, my AC broke the first year I moved into building 15 and was fixed promptly. Ernesto, our head of the maintenance team, is so professional and friendly, also very knowledgeable about a wide variety of issues. Leah and Jen in the office could make anyone feel welcome and are so kind and patient when explaining anything to our residents. Mike, the owner, regularly hosts events to get the apartment community together inside the clubhouse and beautiful pool area. The people that work here genuinely care about your experience and life and want to get to know you and make sure you love where you live. My hot water never runs out, I have very low electric costs, and our location is close to downtown and Richmond Road and Hamburg so you are never without anything to occupy your time. I can see myself living here another 4 years easily. I would always recommend Patchen Place as a top tier, affordable home in the Patchen Woods community!
I have lived in these apartments for over a year now, and regret signing another six month lease every second I am here. There are some major issues, like the water being shut off for maintenance without notice every few weeks, pipes rusting through and bursting in the walls, and appliances being shoddy but because they "still work" won't be replaced. While the management staff is nice, they are relatively useless in helping to solve any problem. The plumber that they hire is incredibly unprofessional, and even the property maintenance man says that plumber has no idea what he is doing. Neighbors in general do not follow property rules simply because they are not enforced in any way by the management staff. There has also become a parking issue where there is always someone without a pass parked in non-visitor spots, there;s no other parking, and the tow company only comes once a day around 7pm. The price is far too high for what you get, don't sign here.
All of the office staff is beyond friendly, to the point I consider them my friends, and have bent over backwards to help me. The owner is also a very approachable, nice guy. Maintenance is top notch and quick to fix any problem I've ever had. Lots of places to eat and shop within walking distance, rent is very affordable, and I have always felt safe here. I've lived in quite a few apartment complexes around Lexington, and I can't say the same about them. Highly recommend Patchen Place!!!
I’ve had everything from squirrels chewing holes in the drywall & smells like decaying animals from the wall , a/c goes out at least twice a month, my bathtub leaking into the kitchen for 3 occasions, glass always in the parking lot and someone breaking in my apartment stealing $1,000 worth of stuff. I promise you, this place is not for you. I know things happen everywhere, but there is no compassion or urgency for anything here. Save your money.
Horrible place to live.When I came to talk to them about renting I was shown pictures online and it looked super nice.Move in day was not what I expected the apartment was gross, rabbit poop in the vents,the walls have been patched up tons and not very good either. I had went 3 months with my garbage disposal broken and dishwasher and when I talked to JEN at the office she hung up on me. Also black mold throughout.The way they fixed it was covering it up with spray paint.Took my kids to the pool and condoms were on the ground not to mention people smoking pot like it’s legel.They are quick to evict but not to fixing a thing.This plus is absolutely ridiculous.
Patchen Place was our second choice, we were going to live here, but after my fiance and I viewed the apartment we were HIGHLY upset, it was NOT at all what the leasing office described. Yes all utilities were included and that's the ONLY thing we liked about Patchen Place. It's in a neighborhood that isn't safe, and has a lot of issues that need to be fixed.
Pros: Nice area, close to shops and restaurants, friendly neighbors. Leasing ofc is very nice & helpful. Pet friendly with very low utility costs. Cons: Interiors need complete remodel. Bathroom fans don't work, sink & toilet becoming detached & fence around pool has loose/broken posts. Overall: Nice complex for the price.
The complex is good from far, but far from good. Move in day found a crack pipe in the cupboards, screen door fell off and yet to be replaced. Just 2 of the many things that have happened.
