Property Ratings at Pavilion at Lake Eve
Leasing staff is friendly and super helpful. Location is great, although it’s impossible to drive around the area now with all the traffic. This community is not gated, which means we get solicitors all the time. I get flyers shoved on my door all the time. People come in from the street and use our trash compactor. The quality of residents has severely gone down in the past few years. Trash is left on the breezeways, residents smoking in their patios and flicking cigarette butts on the ground, loud neighbors and music late at night, dog poop left in the sidewalks, dog pee in the mailroom. They started doing inspections every 3 months which disrupts the quality of living. Like I said, leasing staff is great and address any concerns I bring up to them. I just wish the company would put more effort into making this a nice place to live since they want to use the word “luxury” when talking about this community on their website.
I just move in 2 days ago and I’m in love with the whole place, from the pool, the gym and the other areas that are available for us the residents.
Just moved in love how much space I have in my apartment and love the amenities so beautiful and peaceful here love that we have elevators makes the process easier to carry groceries or your child.

I had a really rough start with Pavilion at Lake Eve. We dealt with many struggles with our move in process and staff and I swore I’d never renew. However, just a few months into living here, we got a whole new crew of office staff and maintenance staff. They are soooo much better and make living here a breeze. They are actively trying to improve the community and reach its residents. My only critiques are that there is not much parking and there are the occasional roach visitors, but these are issues they are aware of and are working to resolve. you cant beat the location, it’s right near all of the major parks AND downtown orlando. i’m excited to live here another year!
I like pretty much the new administration, is getting better and better, they still need to control the party’s at the pool area until late night and pool door entrances are still not working
Living here has been such a greag and welcoming experience! I love how clean and attentive the community and staff is. The price is just perfect for the location & structure of the building!
Aunque duramos 1 mes y medio aplicando ya cada rato nos cambiaban las reglas de que era lo que teníamos que hacer al final todo salió bien pero perdí dinero porque tenía coaplicantes y no quedaron en el contrato yo quedé sola porque al final tocó hacerlo así pero tampoco me devolvieron el otro dinero fue muy complicada la comunicación con la agente encargada de mi contrato de arrendamiento
I did not like anything, in public areas house nothing works, the maintenance is terrible you have to go and fight for weeks to get things fixed
well-equipped apartments in prime locations, featuring amenities like fitness centers and communal spaces. Tenants appreciate the community feel and professional management, though the rent is on the higher side. Overall, it's a great option for upscale living.
Everything is been great so far. Including the maintenance team which is very responsive. We thought that as soon as we rented, things were going to change and be different, just because we signed a lease and they got our money. However, nothing changed and we got what we rented. Clean and big apartments.
I love living here but there doesn’t seem to be a lot of events for residents at all like when I first moved in. My building has a lot of issues with the elevator and i have a disability where I have to use a walker, it’s impossible to go down 4 flights of stairs with it. Management is very nice and they do all they can to get it fixed quickly. I also wish that they used flex which pays the rent for the tenant and then you just pay them back, which makes it easier because sometimes pay comes on an odd day and it’s not always there and partial pymts
Such An amazing property , and the staff is awesome there could be some work to get the staff of the People who if they needs things to be done in the apartment so they can actually do it and not have to wait months but other then that amazing
Overpriced. Quarterly inspections, amenities are in bad shape, parking is difficult, maintenance takes a while. Bathrooms not renovated. Would not recommend.

The apartment has been infested with cockroaches since we arrived, the kitchen is old and ugly as are the bathrooms. The air conditioning stops working when it's very hot
Maintenance team is really good; but now is not a good place to live, they don’t have any control for people now until late night at the pool area, not even a camera or anything. It’s not cheap live here so I don’t understand why they don’t care about to improve just a little more.
I have been living here for almost two years and I am still enjoying. Convenience to work , supermarkets and shopping areas. Also I love when the bring in the food trucks and host community events
From the start Vernice was a pleasure to work with we toured the community and within two days we were in our unit having just moved to Orlando. The entire office staff is so polite and goes above and beyond. Maintenance team always friendly amd and accommodating. All under great experience so far.
We are very happy living in Pavilion Lake at Eve. It was a good experience for us because we were looking for a place to build our lives....
So far so good. Great staff they are very nice and knowledgeable people. Never had any issues that couldn’t be fixed. Also any concerns are properly addressed.
I’ve been living here for almost 8 years and have seen this place go down and quality so fast. New residents are incredibly inconsiderate when it comes to noise and trash everywhere. There’s also a helicopter tour company around the corner that you can hear 20 times a day every day. The staff is great and super nice and always willing to help, but there’s only so much they can do. My rent keeps going up and the quality of life in this apartment just keeps declining. I will most likely not be renewing.

Common areas need better maintenance and washer pressure on every floor. The complex is safe and very nice. It is also very well located and close to shopping and all the tourists attractions.
Overall my experience here has been great! My neighbors are quiet and whenever I need help the office is always there. I also love all the amenities and wish I could use them more.
Very nice area, very quiet and calml, I would recommend this place to others I just have a few things to have maintenance look at but other than that not bad
The doors to access to the pool like never work, so there is no point to have a key; the cabinets and topper for the kitchen are made to not last more than one year (they are not water proof) and you will realize you are paying a lot for what you get

I’m a resident since the end of December 2022, I have a lot to tell about this place, but actually not good stuff. Vanessa was the best office member this place had, she ALWAYS helped us with everything. Unfortunately she quit, and this place the next day was already a nightmare. A week before she quit (Oct 2023) we reported some issues, one of them was the dishwasher that is not working properly, it’s just not washing the dishes, today is Feb 13th and we are still manually washing our dishes when we can (we don’t have time).The office team now is terrible also, super impolite people that treat us like nothing, sometimes I wonder if they actually remember that we are LIVING here. Maintenance team is terrible now also, when we arrived there was an amazing manager, he solved everything that was pending in the apt, unfortunately he quit too. Unfair charged fees, the community is dirty, everything is broken, parking is not well managed, I wanted to say much more, but there’s no space.
It’s always about the location for me. This place is well situated to grocery , bus stop, malls and most importantly close to work. The building and my apartment is absolutely beautiful

It’s been nice living here, it has a very good location and everything it’s close to the apartment, it’s the most clean and new here just have a little detail that sometimes has to repair but always the repairs do it fast.
The apartment is nice and the area is nice quiet. The location is around a lot of stores and restaurants so going out for whatever I need is never a problem.

We just moved in yesterday. The team was very nice, but they are very understaffed and we experienced some challenges in getting keys, and our unit is not completely ready for us to move in, despite the unit having been posted as available for the beginning of the month move in and we didn’t arrive until the last day of the month. Overall, however, we feel as though this is a great value for the price and the staff has committed to fixing the items that need repair on Monday, and hopefully we get the remaining keys soon! Looking forward to making this our new home.
Very pleasant place to live in. There’s always a hand to help. Perfect spot close to all the action, which is a plus. Nice neighbors, pet friendly, and nice staff.

It’s a great complex to live. The facilities are nice and modern. The gym, pool, and common areas are well maintained. The staff is very helpful. The apartments are nice and very spacious.
Overall not bad but not great. I expect more from the price of rent, however in this day and age... Anyways, the noise level is very high from the road to the inside of the apartment, As if I had the windows open, knowing that I don't. The elevators creak a lot and are super slow. Often waiting 3-5 minutes on the elevator which sucks when you have groceries. The apartment was said to be ready for us the day of move-in... The cabinets in all the bathrooms and kitchen are peeling, water-stained, cracked, and crooked. Paint stains on the floor. Most of the blinds aren't the same. Some will be corded and others use the pole. Valet trash is unreliable. The amenities are great, the staff is friendly, and maintenance is quick. The place is fine, just not for the price...
Just moved in. No problems but loving the community already. Really appreciate how helpful the staff as been with helping move in and getting situated.
Before we even moved in, issues were arising. Our move in date was pushed back 3x without warning, once only 20mins before. When we arrived, we weren’t even able to get the keys until 6pm. The apartment had no appliances: no oven, stove, dishwasher, and we couldn’t use the water in the kitchen sink. The air conditioning was broken and the office cut us the wrong keys. We asked if there was a working elevator and were told yes. This was a lie, the elevator had been broken for months. That’s when we saw the roaches. When I say it is infested, I do not say that lightly. I lost count of how many roaches we saw and killed. It was abhorrent, but since we had to be moved out of our original apartment by midnight, there was nothing we could do but continue moving our clothes and food into an uncleaned apartment and sleep on the floor with the roaches. The staff did not seem like they actually cared about what we were dealing and were almost insulting in their indifference. We have remained extremely flexible and patient throughout every bit of this process, not being upset or causing a scene and trying to work with Pavilion so we can all be happy. All we were offered 750$ off of our rent for the following month. Why is this insulting you may ask? Because Pavilion was actively running a promotion in which all move ins in September (except for ours apparently) were getting 750$ off rent. And those people were moving in on time, without broken elevators, into apartments with appliances and no roaches. Between my roommates and I’s three incomes, we lost more money in getting off of work for the extra days than that 750$ covers, not even including the extra expenses such as keeping the Uhaul another day and getting roach supplies. We expressed this to the office, and asked to speak to the regional manager about it because we felt like we have gotten as far as we can with the office staff. They agreed to give us the regional managers contact. That is when they stopped responding to us. We have gone in person, I have emailed, I have even talked to the manager in person and she will not respond to us or give us that information or put us in contact with anyone. That is why we are finally speaking out about what we have dealt with here at Pavilion. If they aren’t going to listen to us, we hope that you all at least do. Take our warning. There were red flags from the beginning we should have heeded but now we are trapped with the lease. Do not move here.

I'm a new resident at the facility but my application process and my interactions with the employees what is a good experience I like the amenities, the layout of the building and the cleanliness as well. I recommend this complex.

Good staff, maintenance team response is fast, pretty amenities, no complains at the moment.non residents are still able to use the parking garage for long periods of time and sometimes is hard for residents parking.
