DO NOT MOVE HERE! From DAY 1, this place has been nothing but a nightmare—a pathetic excuse for a business, but why would I expect any better from MORGAN properties? The apartment was disgusting and clearly hadn’t been cleaned or even inspected before they handed us the keys. There were random door knobs, mismatched light switches, nails everywhere—it’s taken us 4 whole months to even begin to feel settled because of the chaos. The lack of follow-through, accountability, and basic care from this place is shocking. And after 4 months of absolute hell, they have the nerve to hit us with random fees that make no sense. But wait, the office staff? They’re the icing on this disaster cake. Completely rude and dismissive—“Little Miss Shrug Her Shoulders” couldn’t care less about the issues. The leasing agent had the audacity to claim I refused a maintenance order, which is why it wasn’t completed. Are you serious? It feels like I’m living in some run-down Novi Projects! I could be in another city paying less for rent if this is the level of incompetence I have to deal with. STAY AWAY from this place! And PAVILION, spare me the automated reply asking me to “discuss” my negative experience. SAVE IT! I’ve had enough.

You need to be really careful if you sign a lease here , horrible experience with all measures, dealing with the most unprofessional management team I’ve ever seen in my entire life. If something breaks, well good luck getting it fixed, they treat them tenets with zero respect if you try to follow up with them regarding your issues even if it is an emergency situation. You may see a trash in ground next to the dumpster area caused by broken dumpster lid !!! No lights or access to change the lights bulb in your front door , balcony lights always on so you can set in peace in your own home ( by force ) . Unreal, so tough to live here.

This place is absolutely horrible!! From the staff to quality of the apartments is all round a disgrace and not Worth your money! Avoid these apartments!!! There are way too Many issues to list out, rent goes up and nothing changes, can’t use any of the amenities they charge $55/mo. For, have to pay for parking, and the apartment falls apart. I’ve experienced 2 gas leaks, a broken dryer for a year, roach and spider problems first month moving in and was told it was a common thing to happen, to the point the exterminator is here every Thursday at random buildings. Gas leaks have been a constant issue in the laundry room, consumers had to shut off my gas until the issue was fixed there’s been several fires, they found a dead body in a car a a couple months ago, I can keep going. It’s a terrible place to live and I can’t wait to move out of here!

I was a little skeptical at first. New company over and with a new company comes new rules. After a while I can see the staff cares about the property. Maintenance is doing a lot better overall I'm satisfied especially paying this price for this square footage in Novi!

You’ve read the reviews and you’re about to trade off your intuition for saving some rent money. They will show you a model apartment, but you’ll move into an apartment. Now you must live out your Karen origin story because the only way to get anything fixed is to storm into the management office with a “talk to the manager” attitude. No handyman’s work has ever been checked. The shower has mold because they caulk has been caulked over. The sink didn’t drain with the previous tenants hair. There cigarette burns in the linoleum. Wall patches never repainted and both bathroom outlets have not worked this entire time (9 months later). The carpet is past expired and you must not have a fear of bugs because there will be many. Little spiders, bigger spiders, and the occasional centipede scurrying across the counter. The dishwasher fell out of the wall for the fist five months a work order submitted upon move in. The stove and refrigerator were never pulled out and cleaned before move in. The previous tenants food splatters were still left in the apartment. The cabinets in the kitchen open the wrong direction making it never truly feel like home.

This is my experience in Jan 2022. There was plenty of availability but still, I was pushed to take what the management/leasing people want to rent first, rather than our preference of location / apt, even those listed in the portal as available to move in. Applied for an apartment shown available on the website (with a promotion for an application fee waiver), but I have not been given the apartment nor the application fee refund! I lost $50 for nothing. Initially, they agreed and said the application was cancelled and will get a refund then later one fine day there was call like automated human message said: "we can't give the money back." (no reason, response after that) any time you stop by the leasing office you have to wait for 15~30 mins since they are always busy with phone calls (arguing with residents for any service complaints which was not fulfilled) take an insider review before coming here!

I have applied for these apartments 2 weeks ago and the only information I’ve received so far is that I’m approved. Ive called literally everyday for the leasing agent to keep telling me they’re waiting on an apartment to be available before providing me with a date and price of the apartment. The staff will specifically tell you they’re going to call back and never do. They’re in a rush for you to apply, for them not to be able to provide any details about their apartments. I’ve been getting the run around and told different things since Day 1. Ive been nothing but understanding and patience during this process and I’m tired of the run around. What don’t make sense to me is that they have you apply before they even know if an apartment is available. Staff doesn’t seem like they know much of what’s going on. Didn’t try to provide anything for the inconvenience. Due to the application process and staff being so terrible and not able to communicate in a timely manner I’ve decided to not even move forward. If Im having a terrible experience while applying, no telling what I’m going to experience while being a resident! Don’t waste your time to apply until you have proof on when apartments will be available. Otherwise, you’ll be wasting your time and money!!! I wouldn’t recommend ANYONE!!

Management never responds to maintenance in a timely manner. Nothing is urgent for them. If any important appliance doesn’t work, they won’t repair in months. They won’t check any mails sent to leasing office. My apartment issues were not fixed for 2 to 3 months and no proper response from leasing office.
Pros: Nothing really. Cons: 1)Maintenance requests are pending from as early as March (5 months ago). 2) A property manager has been assigned to just let people know that there's nothing they can do about the inconvenience and corporate isn't providing any compensation. 3) Potholes all over the complex. 4) Non-functional security booth at the entrance. 5) The apartment you are assigned is SO much worse than the model unit they show you. 6) Quality of the apartment and amenities provided are extremely poor considering how much you pay to live here. 7) There are only two maintenance workers and they haven't been able to hire more workers for several months.
8/19: Better don’t move to this apartments. The management is very rude. Lot of the units have water leak issues. And maintenance won’t address issues with foundation and roof water leaks, washer/dryer for months. They will not respond to calls.

I didn’t read all the negative reviews before I signed my lease so it got me worried when I saw them. I moved in April and immediately had a problem with the furnace making loud noises like A bomb was going off when it was turning on. The maintenance came out the next day and immediately disconnected it and told us it needed to be replaced which to my surprise they had a crew coming out the following week and we were one of the first units (I was told) that were being replaced. So far so good the Air/ furnace unit works perfect now. Next the microwave shorted out the next week and it took a few weeks for it to be replaced but I learned to use my air fryer which is probably better than using it anyway. Maintenance showed up with a brand new unit which they installed in less than 10 minutes. So maintenance is pretty good and are pretty personable and friendly which is a plus. Overall I’ve had a pretty good experience living here with the new management company and don’t have major gripes with anything besides hearing the little kids (outside) yelling like they never have played outside before. I think I’m just turning into a grumpy old man lol.

The Management is very bad. Following the management for almost one moth and still following, no one even replying to the email. Have already went to lease office for 10 time in a month, but still waiting for my work to get completed.

The property grounds is not properly maintained. Trash continues to be placed outside of the trash can. I haven’t had a working microwave in almost 4 months. The leasing officers does not even bother to respond anymore.
Although supposedly under new management, repairs take a long time. Had a microwave that caught on fire and a while for them to look at and several weeks to repair. Went to use the washing machine and smell of rubber and water not extracted from clothes. After multiple calls and follow ups got them to come out to look at. At almost two weeks since they came out and although called and walked to office (locked mid afternoon) have gotten no update on part if ordered or what or when we can expect to be able to wash our clothes. Was hoping new management better than previous reviews. Not cheap place to live for service.

Horrible service ever ever I experience. If you get any maintenance, forget about it. There is no way get it done unless you vacate it. Only god can save you by not getting any maintenance. Else, you will be suffered. Please think twice over moving over here.
11 maintenance requests in 2 months out of which 6 requests are qualified as emergency maintenance according to the property management. I keep hearing staff are rude, they are not. They receive your call with upmost professional etiquette. However, good luck with someone answer your phone call. And better luck with you not calling them again regarding the same issue. Also, don't worry spending time on calling the emergency maintenance number. That takes you to a voicemail without any follow up response. Health tip: Make sure you improve your immune system to enormous lengths before signing up here. Because you are 99.9999% going to experience 80F conditions inside the apartment in Summer AND Spring. As an added bonus, 60F during some Winter days when the heat doesn't work* * Please note you won't save any utility bills as the heat/AC will be ON but the room doesn't get warm/cold.
Apartment wise, its good and spacious. But service and management wise, its very worst. I recommend not to move this community unless if you dont have any other option.
I recently moved in here. Apartments are old and needed lots of repairs. Ac/ heat not working at all In Peak summer. Tight doors and falling closet doors (I barely escaped one)..Walking closet no shelves...no outside water tap. But the worst part is maintenance staff... so rude... I need to ask multiple times for same problems....seriously doubting my decision to move in pavilion court...I would not recommend anyone...please find something else.
After reading all the negative reviews , we were little hesitant to go with the apartment. But our experience was very good. We lived there for three years and has no issues at all. Maintenance response was very quick. I would definitely recommend pavilion court especially for its central location in the heart of Novi.
This place is infested with mice! I called them multiple times to take care of this problem and i am still hearing mice, seeing them And their dropping! Staff are rude! Rent is sky high and they have bugs..

i have lived here for 2 years now and in June i will make it a third. I don't have any problems with the maintenance. They are always quick to respond to my issues. Very professional office that is always friendly and helpful to assist. One of the cleanest places too.
I've lived here close to 5 yrs., slow on making repairs unless it's a dire emergency, windows r not insulated can feel cold air coming in, they r about to do a drastic jump in rent when my lease is up!
Well let me start off by telling you what's good about Pavilion Courts Apartments in Novi. The people in the office are very friendly and helpful. It is located in a great area and easy access to all the freeways. It's quiet and the people are friendly. It has a tennis court,fitness center and a outdoor pool. The apartments come with 2 bedrooms as well as 2 bathrooms;which is hard to find in the Novi area at a reasonable rent. The only thing I would like to see happen at Pavilion Court Apartments is updated windows,they can be drafty in the winter months and quicker response time from maintenance. M.Pearson
Pavilion court apartments are nice apartments located in prime location near major highways, shopping centers and convenient stores. However, pray that you'll never have any maintenance issues while you stay here. overall, nice community!
