In the shadow of Mount Rainier and bordering Puget Sound, Federal Way's ruggedly beautiful landscape provides endless outdoor adventures, from hiking and camping to fishing and boating. But this fantastic location has even more benefits -- Federal Way is on the northeast side of Tacoma, less than 10 miles from downtown. Seattle is just 22 miles north, and the Seattle-Tacoma International Airport is only 12 miles north.
Federal Way provides great shopping, plenty of restaurants, and amazing parks. Dash Point State Park, home to the popular Dash Point Beach, covers 398 acres along Puget Sound. It has over 3,300 feet of shoreline along with 11 miles of hiking trails, eight miles of biking trails, picnic areas, an amphitheater, and a campground. Visitors enjoy activities like swimming, fishing, beachcombing, kayaking, skim boarding, and windsurfing.
Wild Waves Theme Park provides a different type of fun.

Property Ratings at Pavilion
Terrible management. I've had over 6 work orders in the span of one year. Went through multiple refrigerators among other things. Nobody seems to care or can help whenever there is an issue. We have to go and argue with management to get anything done.

I am very satisfied with the the current team of Pavilion who ensured our lease term went very smoothly. I’d personally like to give a shout out to JP the community maintenance manager, who truly cares about the integrity of the homes and ensures guest’s are satisfied, he has only been there for a short time since our stay but since he has started we noticed vast improvements in overall maintenance of the homes. I would also like to mention Shelby part of the maintenance team who also ensures things are done correctly and kept communication with us the entire time of our service request. Chris has been very very helpful our entire stay, and has always made sure everything was taken care of! Lastly, thank you to pavilions community manager Carolina for ensuring a smooth transition and onboarding an amazing team. I certainly recommend leasing one of their beautiful apartments homes!

We called the office due to a broken washing machine that hasn't been fixed for 4 weeks when they said they'll fix it but we stopped calling due to one of their workers aggressively demanding us to stop calling

Lived there for a year, and wanted to move faster! When we moved, there lived I guess a dog, and the carpet was in awful condition, we asked to change, and silence! When we moved out, they took money for the carpet, 385!!!! Dollars! Pet outdoor. We never had pets! They charged 900 dollars for everything! But we left the apartment clean!

I had a grate leasing experience leasing at Pavilion. I loved the staff and my apartment. I am excited thawt they have 3 pools and I can cancel my gym membership. Thanx for the help in finding my home.
I have lived her for a year. I love the location, staff and maintenance staff. I love all the amenities that they offer here, and my experiences that I have had with the Manager and staff. Thank you for making my experience a 5 star rating. Good job Pavilion Team.
After being charged over $4000.00 dollars to move in, My teenage daughter was bitten up so bad from the bed bugs the first night she slept in her bedroom! I had to take her out of school and take her to the doctor to get the bed bug bites independently documented. We found out latter that week that there was a blood stain on the baseboard in her room! To top that off i was told that we would have to pack up everything we had just unpacked in order to have a exterminator come in to spray! My family and i were told that the apt.was ready for us to move in. The heater in the living room did not work, the carpet had not been cleaned or replaced, there is still raised seems in the carpet. The water pressure is so low that it takes forever to take a shower, i was told by management that they are forced to keep the water pressure low because the water pipes are to old to handle normal water pressure. With that being said my water bill is higher that what i was paying for my house. It took a few days to even find out who bills for the water. Living in the pavilion apartments has been a nightmare! within the first month of moving in the mail box was damaged so bad by an ex tenet we were told that it would take a while for it to be replaced! Well its been well over 90 days and I still have to go to the post office to pick up my mail. I have reached out multiple times to the office and the head of maintenance only to be told that the whole mail box needs to be replaced, well that was at the end of Dec.2018 its now the end of February and I still have not received any kind of update as to when it will be replaced. I have never in my life seen a apartment complex be so sloppy in dealing with ant type of maintenance. The law is very clear on making sure its tenets can get their mail. The pavilion could be a nice place to live if they got there stuff together. I for one will not be renewing my lease and I will be contacting my lawyer in regards to the mail box issue.
When we moved in the management, changed within a month and they didn't have the info from the prior owners and things weren't kept in the best shape, mantinece requests took months to complete and durring snow the roads arent kept clear we havent had a functioning front gete at all
This place is a joke. I’ve only been here 2 1/2 months and we’ve had some issues that have not been resolved in a timely manner to due poor management. Seriously don’t waste your time. There’s never any parking near your unit, the maintenance is beyond slow (nice guys, they just take forever to get to your “emergency” status work order)and the office managers are not helpful. On top of the fact that the unit was DISGUSTING and had some major issues before we moved in. Look elsewhere.
This place is not what it appears to be that's all I'm going to say. Trust me
Would give this place negative stars if I could. In the past year: Our car was broken into three times. We heard gunshots outside at least twice. A friend and fellow resident reported that while she was watching her kids play outside from the window, some men tried to lure one of them to a car. The Rec facility is closed more than it is open, sometimes completely randomly without notice. The ceilings were falling apart inside the pool area with black mold growing inside. There is are police there for domestic violence at least once a month, including an incident where a hole was kicked in a wall of an apartment. There is only one fire alarm in the units, in the far back of the unit well away from the kitchen, there have nearly been fatalities in the past when fires started in the front of the apartment. Maintenance never comes in a timely manner, and it can take over a month for them to fix something like a non functioning oven. Meanwhile the management will lean on you, raise rent without notice(Illegal, by the way), and will happily bully folks in other ways without regard for the actual law. They also love adding fees. If someone tries to convince you to move here. Run.
I called about a week prior to my move-in and spoke with my leasing consultant, Mark to find out amount of my rent so I could get money orders and when keys would be ready. I was told I could pay with my card but the keys wouldn't be ready until 2pm, but he'd look into it and call me back. I called again 2 days before, Mark said he would go over and talk with the contractors to get a time and call me back. He finally called me at 5pm the night before my move-in and said the keys would be ready at 10am. I showed up at 10:30am, Mark isn't there and they cannot find the keys. After sitting for 30min, they tell me that they'll have keys in about 45 min-hour. Just before noon, I asked again about the keys. They said they should be almost ready. I ask if we can go ahead and sign the lease that once the keys are ready, we can go. Mind you, half of my help have to leave at 1pm, so we're down to the wire. As she's pulling the lease documents out, I go into my purse to pull out my debit card and she says "I'm sorry, I can't take your card for payment. I get a money order, come back and get the keys at 12:50pm. We manage to unload in 20 min because we're all rushing, and I miss the next 2 days of work from severe back pain trying to do all of this. Once I actually take a look around, I realize NOTHING IS CLEAN!. The bathroom still has hair everywhere, the ENTIRE kitchen hasn't even be wiped down and there are still things in the cabinets from the last tenants. The fireplace has broken tiles coming up in chunks as big as my foot. The carpet hadn't even been vacuumed, and what I've been told was a broken mirror from the last tenants is just outside the front door that I stepped on barefoot inside more than once, before and AFTER I vacuumed. They didn't even replace a light bulb in the ceiling fan. A few days later I speak to Mark. He says he's aware of what happened and offers to have a cleaning company come in and put in work orders to have the damage repaired the following Saturday. Ok, I can accept that, just make it right. I ask for a copy of my lease that and he tells me that someone from the property management company (I can't remember their name) hasn't signed the lease yet, but it should be ready by that weekend. Long story short, the apartment has not been cleaned, nothing I've asked for has been repaired, and almost a month later I still don't have a copy of my lease. This review would be longer but for character restrictions.
They never fix anything where there are 500 apartments and 499 need servicIowa, only 1 is in perfect conditions the model apartment
So I called over a month ago to get my mailbox fixed(for the second time). I finally just called the office to see what's going on. I had to call three times In order for them to answer the phone. Once I finally get someone, I explain the situation, she then tells me there is no work order in for a key. I didn't put in one for a key. I also let her know that they are horrible in the office and that they need to follow up with people after. She tells me " well we haven't been following up because NOTHING is getting done. Save your money and time. These apartments have gotten worse since March of this year. when the new management decided to take ove4. They never let you talk to management and when you do they are just as rude as the receptionist and nothing still gets done. Avoid these apartments at all cost.
If you don't mind cockroaches, garbage everywhere, rude and unprofessional staff who ignore phone calls and emails, this is the place for you!
I am not a renter at Pavilion, but my in-laws are. When I first arrived in Washington last year, I stayed with my in-laws there. In just those few weeks of staying there, my family really enjoyed ourselves. The 3-bdrm unit was very comfortable. I must say, it is definitely nicer than the apartment my family are leasing (about 2 miles away). If Pavilion's 2-bdrm units were in my price range, I would certainly choose Pavilion!
After paying $2000 to break our lease, the newly renamed Pavilion Apartments (formerly Cascade Ridge), claimed that my roommate and I had over $500 in unpaid dues. We were both very diligent about paying bills, and keeping record of it, so we knew this to be incorrect. Six months of unreturned phone calls, unanswered messages, having to drive to the apartment (which I lived quite a distance from at that point) to get anything resolved, their story was that the check was originally "misapplied" to the wrong apartment. Then somewhere along the lines of trying to get this resolved, an employee had tried to REapply it to the correct apt and had "misapplied" it AGAIN. This is all what I was told by management and their corporate accountant in California. Almost seven months after moving out, I was told by management that we no longer had unpaid dues. BUT WAIT, IT DOESN'T END THERE.... Over a year after thinking this issue was resolved (almost 2 years after moving out), my former roommate received a call from a collection agency saying we have over $600 in unpaid dues to Pavilion Apartments. He then called the office to see if this was legitimate and was given a DIFFERENT amount. The collection agency claimed that this was because of a 12% interest rate they've been applying... but I ask you, WHY WAS I TOLD THAT I DID NOT HAVE ANY UNPAID DUES if I supposedly still owed? My guess is that they never removed the incorrect balance from before, OR they applied charges seven months after moving out and never notified us. Neither former tenant received ANY statements. Collections agency is threatening to ruin our credit if we do not pay immediately. The management I was corresponding with has either changed their email or no longer works there. In the process of trying to figure out what to do next. DO NOT RENT HERE, they either are a terribly disorganized business or are scamming people. Either way, my few months here is haunting me years after moving out.

Thank you for taking the time to share your feedback with us. I am aware of your situation and I am very sorry you are having to relive this experience. I know that your account has been corrected on our end, however, our collections department received the balance in error due to a glitch in our system. This has been communicated to them and your balance will reflect zero again within 24 hours. We truly thank you for bringing this to our attention so we may ensure your credit remains in good standing.
I have a top floor, corner unit. It is spacious with cathedral ceilings, a large utility closet, a large master bedroom closet and plenty of shelves in the bathroom's linen closet. If they would only keep up on maintenance and cleaning the common areas, I would rate it higher. However, I have 30 year old appliances(did they buy them used when they built the place?)...they routinely breakdown and getting repairs is a hassle. It can take weeks to get maintenance guys out here. My stove top sparks when I bake anything and the top shelf of my fridge randomly freezes my salad fixings.(so I cannot use the top shelf of my fridge). All repair requests are met with patch jobs that I could do myself. When the 30 year old, cracked knob fell off of my stove, the maintenance guy taped it back on. I could've done this by myself... Pavilion is a spacious home that looks good at first blush but there are serious maintenance issues once you sign the lease and take off your rose-colored glasses.

Thank you for your review. Constructive feedback helps us assess our strengths and weaknesses and allows us to provide our residents with an exceptional place to call home.
Happy to have my little family in a nice and amazing spot. Close to everything you need.
Under new management this complex has increased the quality of the apartments. Fixing up the complex and changing out old fixtures for new energy efficent and water efficent alternatives to help make this a more ecofriendly enviornment to live in. With a family it is nice to be able to let your kids go outside in a safe area and play on the playground onsite or just riding their bikes and scooters around. Nice sized place for a family. Spaceous living room areas and bedrooms are good sized as well.
