Property Ratings at Pavilion Village
We have been here 8 years and the biggest problem has been the constant changing in the office. Before you get to know one group another one has been hired. And which each group the rules change. The rules for the parking lot and trash removal are forever changing. I currently have a rental car because I purchased another car this week. The dealership gave me a rental while my car is repainted. I was told I only have 4 days to have the rental in the parking lot. While is that rule in place? The rental is a 2024 with valid tags and I am a tenant with a good record. I don't understand the logic. I am pressuring the dealership to get my new car to me but I should have to worry about their car being towed away if my new car isn't ready in 4 days! This makes me think we are not allowed to have rental cars.

Love the location. Not bad but a little noisy at times, dogs barking. Living on bottom floor no fun. Office staff is wonderful, have always been helpful.

I’ve lived here for over 6 years and overall, it’s a convenient place, especially being next to Walmart. However, the laundry room is rarely available or open, and there are frequent issues with the computers in the computer room. TVs outside by the pool/lounge area often don’t work, and the trash valet service is inconsistent. This place could easily be a 10/10 with some upgrades and better management. I miss the old maintenance crew—they were more reliable. There’s been too much turnover in staff year after year, which affects the quality. Overall, I’d rate it 3.6/5

I have been a resident at pavilion village since 2017 and have truly seen this property go from great to worst as a result from the many changes in staffing roles with property managers, assistant property managers, and leasing agents. I’ve had to make many complaints on neighbors such as leaving trash outside of their doors for several days, children being left unattended/unsupervised in the breezeways and playing near residents doors, being attacked by a neighbors dog that was not listed on their lease or cleared by the property and was unleashed when the attack happened, residents using Walmart carts and leaving them in various locations of the property, residents not picking up after their dogs, residents smoking marijuana and cigars in the breezeway, pool, and patios when we all have signed a smoking addendum that says smoking is prohibited, receiving a in person visit from the current property manager and during conversation she stated that marijuana is almost legal and there is not much they or law enforcement will do, finding out there was a German cockroach infestation in my particular building that has been affecting my unit and others without notice, feeling uncomfortable due to a neighbor coming to my home several times a day clothed and unclothed just for staff to tell me he wanted to make a complaint regarding my television, and etc. This property may look nice on the outside but as others reviewed before, they tend to enforce certain rules for certain people. I am not sure if I will be renewing my lease another year as I’m sure the rules will change again as staff rotate. I do not plan to have any further discussions with staff as they do not care about the residents who care about the property. Tour/ live here at your own discretion. ***Side note: maintenance has been amazing with responding to problems***

Nice office staff. Great community. Lots of places close by. Great amenities for residents and their pets. During concert season residents can get a free concert since the PNC Pavilion is so close by.

The rules to parking a horrible! My car as well as my guests cars have been towed too many times to count as if having people break into my car isn’t bad enough! I don’t recommend moving here unless you want to pay almost $300 every time you have a mishap!
This apartment complex is in a nice location but has some things that require constant attention. They try to keep up the grounds but tenants are always leaving trash on the stairs or in the parking lot. Trash pickup is from Sunday thru Thursday but tenants leave their bins out all weekend filled with trash. I won't be surprised if this place becomes rat infested very soon. My neighbors are always having parties during the week. They love Tuesday night parties. You are awakened from a sound sleep at 2:00 am and the music blares until 5:00 am or until you have the cops come out. The windows are not soundproof so you hear everything on the streets. My bill is always wrong since they put a new system in place! Management is always changing. The sheer number of vacancies show people really don't want to live here.I have been here 3 years but this is my last! I would think twice about moving here unless you love staying up all night and like loud music.
Listen...despite what negative reviews you read here, do not base your opinion on them. Jessy, a staff member here, has helped me and my fiancée along the entire process from start to finish. What you see is what you get and possibly more (we just added some features to our apartment) There were concerns in the beginning I must say, but she acted quickly and without hesitation. We now have everything we wanted and I would place these apartment homes in my recommendations. Walmart literally across the street, strong water pressure, huge tub, clean rooms, amazing stainless steel kitchen appliances, huge laundry room, added light fixtures, etc. This is a totally unbiased opinion and review, I love this place and would check it out if you’re looking to move.
Leslie, the manager, and all the other staff are great. They are so accommodating and have been so helpful to me. Just signed another year long lease and can't wait to continue living here.
Worst place to live. Am a current resident but I can't wait for this lease to end. Am very dissatisfied. Office people are rude. Towing your car when you have paid your rent and placard clearly showing. Spider bites. Called them about the spiders problem not taken care of. Dog poop outside. Trash always out of the compactor. Flies everywhere. Sewage smell lingering everywhere. Worst place to live. Please be careful before signing a lease here They treat you well the day you are touring and all that but after signing a lease you get the worse treatment ever. They don't listen and they don't try to work with you they just call tow company's to tow their residents cars. It's pathetic.
If you move here and live in the first or second floor, You will hear every step that the one above you makes. Really cheap construction. Also, you will regret the moment that you sign the lease for this property every night when you try to park your car. Literally, there is no space for every one. When I complained to the managers, they said YOU CAN PARK near Walmart which is outside the property. Whaaaat!!! Save time and the headache and look somewhere else.
New to Charlotte: I have lived here for just over 2 months. I live on the first floor. I expect to hear some activity from tenants above, however, to be awakened from my sleep, to know when they go to the bathroom and every move and I mean every move they make and not to mention extremely loud walking, is UNACCEPTABLE. I suppose if you live on the top floor, you may be OK. In my brand new apartment I have already had maintenance repairs. This is in NO WAY a place to call home. I moved in with the expectation of living here for 3 years, however, with absolutely NO peace and quiet and after 4 complaints my situation has only gotten worst- and to pay any rent is too high to live under these conditions, I will be moving out as soon as my lease is up.
Management is terrible. They set rules for trash and noise and pets, but let residents do whatever they want. Pit bulls living on third floor balconies, peeing and pooping onto the balcony below them. Dogs barking all night. Filing complaints about smelly trash in hallways does nothing. Management will not lift a finger. If you are looking for somewhere nice, this is not the home for you.
Apartments are nice, but be careful in applying I was told by a person working there (Patti) that even if my credit was bad I could still get approved just pay a higher deposit or 2 months rent. She took my application fee and then called and told me I didn't get approved because of credit. I feel like she lied to me and took my money. So I'm saying this to say be careful in applying.
I have to agree with the previous review. There are much nicer apartments in the area for a lesser price. Poorly/cheaply constructed. I, as well as a few of my neighbors, have had problems with things falling apart/breaking. To be such a new property I feel as though these issues should not be happening. Always noisy. I would advise you to look elsewhere.
Very loud, never quiet, cheaply constructed. Constantly hear neighbors slamming doors. Overpriced...staff is nice, but that is about all.
Great staff! Moving in on the 30th. Nice apartments and great location.
I saw the construction and saw that they were now leasing. I stopped in to take a look and to get information. The units are very nice and so was the staff. Thanks Patti for a awesome tour. Jackie P.
