Property Ratings at Payne Hill
My girlfriend and I moved here from Oakland to get away from the campus and city life. The location is great. You have everything you need in town over about 2 miles away. The city is still like 25-30 minutes away which is perfect for me. First thing we noticed when moving here was how quiet it is. Neighbors and staff are very friendly. Pet friendly! In unit washer and dryer was a must so that was nice. The 2 bedroom has plenty of storage space for 2 people. The landscapers do a good job with keeping the grass mowed. Moving process was painless and there’s free parking everywhere! Didn’t have that in the city. Our rent is much cheaper for about 400 more square feet than what we were paying in the city! (To be expected). Overall I have to give this place a 5 star based on the provided amenities, location, environment, and staff!
Start off with LOTS OF BUGS(mainly stinkbugs and SPIDERS), the heating/ac works good but if you are on the same floor don't expect to hear anything but the fan!! They recently started replacing windows or i would definitely have those on my list because the old windows and sliding glass let the cold and heat in pretty efficiently. They take care of the landscaping and snow removal pretty well, management just changed and are ok i guess...I wouldn't recommend as a first choice but there are few in the area I would.
Been here almost a yr! Im scared for spring because the stink bigs are unbearable! Ive seen 15 to 20 bugs in one day! Funny thing is Im scared of bugs! Now Im stuck for 6 more months with this stink bug infested house! Im over it!
My son lived here for 2 years and had a positive experience. It's a safe, serene location with a lot of grass, but close to everything. Never really heard neighbors, but he was in a single BR cluster. Management was responsive.
Watch out when you move out. They charge you for every speck of dust you leave. $25 to clean a toilet, their cleaner better be made out of gold for that price. Make sure you go through the house with a fine tooth comb prior to moving in completely. They told me I cracked a vanity. When in reality it was like that the entire time I lived there. Oh and to boot it was re sealed at the crack. I wouldn’t have taken the time to do that. They charged me $25 to remove 2 hangers out of a closet, remove a giant eagle bag out from under a sink, and pick up a dry sheet that fell beside the dryer. Beware!!! Oh and tour rent goes up $20/$40 every year. The water charges are outrageous! For 2 people for water and sewage they wanted $93.33 one month. How they split the water up it unfair to everyone that lives there.
Very great place to live. I have plenty of PROS and CONS PROS: •Very Nice apartments in general •Your Electric & Gas Bill are very affordable •Pet Friendly •Pool, Basketball Court, Gym •Dishwasher + Washer and Dryer were so convenient, my dry broke and they replaced it the next day •Ed and Greg are great and are helpful. They respond quick when something needs fixed. •Customization- fairly free to personalize your apartment •Walk In Closet •I rarely don’t get a good parking spot. •Great trails behind the complex to walk and run on. •Great neighbors, never had a problem •Thick wells, I’ve never heard a peep through these walls, and I’m fairly loud at night and have never had a complaint. •close to many restaurants and stores (Great pizza places that deliver) •the maintain the landscaping very well around here CONS: •Your water and sewage bill will be higher than it should •It can get really hot upstairs in the loft. •The doors and Windows are old and can let in cold air in the winter. •Payne Hill is steep and can be a pain when it snows. •Water Pressure is kinda iffy •Restrictions in dog breeds (Although I’ve seen dogs that are allegedly banned around here) •You’ll get your fair share of stink bugs, that’s the only bug issue I’ve ever had, never any spiders or ants) Overall I love it here. Only moving because I bought a house. If your problem is the cost of rent then I don’t know what to tell you. You signed up for it.
Staff is great.ed came in to fix my blinds and saw some other things that need fix. took right care of them.heard he always does more for everyone.units are nice and not really outdate.would recommend to anyone
Worst apartment ever i stayed. Staff is highly uncooperative, sent court notice as i online rental payment failed without my knowledge. I water bill very high than single family house. You will find better apartments than Amore Management. I sincerely request you to not to stay in any amore management apartments.
Do not rent here if you don't have to. This is especially true if you are renting on a temporary basis. The rent is exceptionally high for the quality of the accommodations and the size of the townhomes. Additionally, the utilities are grossly inflated. The HVAC systems are extremely old and in poor condition; that, coupled with little to no insulation creates exorbitant electric and gas bills. Further, the water is determined by how many people are in your apartment with no means of determining how much was actually used. We have two adults and two preschool aged children and the water ranges between $65-$90 a month. I can only assume that the facility is passing off their costs for the swimming pool and maintaining the landscaping on the tenants. In addition to all of that, everything is in poor condition. We have our circuits replaced almost monthly and have to flip the breakers weekly. The blinds fall off of the windows, there are immense amounts of insects and snakes in and around the property, and the staff are unhelpful. If I save even one person from renting here, I will sleep better.
My wife and I have lived at Payne Hill for over 3 years and below I have outlined our top PROS and CONS. PROS: 1. Very spacious and clean town-homes. 2. Plenty of parking. 3. Onsite gym, yoga room, basketball court, tennis court, and swimming pool. 4. Spacious grounds. 5. Pet friendly (dogs and cats). 6. Very friendly, attentive, and hard-working Payne Hill maintenance staff. 7. Very friendly neighbors (everyone waves to one another). CONS: 1. The windows and patio doors are the original ones from the 70s are VERY VERY drafty in the winter time ($$$$ heating bill) and they require a lot of muscle to open, especially the windows. 2. VERY VERY noisy furnace/AC unit! It can be deafening! 3. The pool tends to close way too early for folks who work the standard Monday through Friday/9 to 5 job. 4. No playground for the kids. 5. There is no fenced-in area for folks to take their dogs to run/play leash free. 6. Outdated and/or unkempt landscaping (bare grassy areas, dead or dying shrubs/flowers, scare and ugly red mulch). 7. The actual property owners (NOT the maintenance staff) seem unwilling to invest further in the property, preferring instead to put cheap band-aids on everything. All the above being said, we would still recommend this property and we still enjoy living here!
These apartments are very nice. Close to shopping and schools. The common areas are very well maintained by a very competent staff. There is a large pool and tennis courts available. Unlike a lot of other apartments in this area, most pets are welcome. That along with in the unit washers and driers is very nice.
