Property Ratings at Peaks at Live Oak
This place is awful. I try to convince myself that it is okay but it is not. If it isn't one thing, it is another. I've had 6 water leaks in my apartment unit in a year and a month of living here (one being sewage!). My car got broken into and things were stolen from my vehicle. There are homeless people sleeping in the laundry room. There are loud neighbors who do not care what time it is. The paint is hideous and peeling both inside and outside. The blacktop was "repaired" but is falling apart and ruining my tires. When I've had a maintenance issue (3 separate occasions) during business hours, no one in the office would answer the phone. Your water will get shut off at random times without warning, as required by LAW unless an emergency. In fact, the people in the office do not even know my name or which apartment I live in. I have lived in this complex for almost 7 years (moved into a "renovated" unit end of 2018)(the people who used to be in the office knew my name, my daughter's name, and which apartment I live in). If you want to feel safe, do not live here. If you want a good price, do not live here. If you want to feel like part of a community, do not live here. I feel completely unsafe and do not know how we could possibly finish out our lease after the latest incident.

We're sorry this has been your experience and would love nothing more than to keep you as a valued resident. We'd like to address some of your concerns here. Our team reached out to you this past Saturday and Monday regarding the incident with your vehicle. And, the local police department was notified early last year to assist with reports of non-residents trespassing our community. Since then, we've received no additional reports, but will definitely get right on it if this is still an issue you've noticed. We completely understand your frustration with unexpected plumbing repairs and send out mass notifications when these happen to inform our residents. Our Community Manager would like to discuss your feedback and ensure we address each of your concerns. A member of our team will be reaching out to you.
It's SO not worth the money nor hassle here. I'm not sure what scale these people are using to set the prices for this place, but they are way off. You can almost never get a hold of who you need to speak to about anything because they staff gatekeepers so the manager doesn't have to speak to you nor address your issue. AC and hot water will go out at all times and it takes forever to get staff to repair (neither are considered an emergency here). There are ALOT of nighttime "activities" here including your clothes being tossed out of machines and yes your vehicle & mail will be broken into as well. There's a resident old guy who will walk around for the heck of it, stand at your patio and stare at you before creepily walking away without a word. The HUGE dogs they let in leave their "deposits" everywhere other than the expensive (not to mention unnecessary) gated pet areas; there's really no weight limit here. All in all, horrible; that's why I'm out of here in a month. I regret renting here every day. Drive through BOTH parts of the property and pay attention to details. Not-so-cool paint, new name with snazzy office and "designer updates" don't make a good place to live. You only have your self to blame if you ignore and rent here.

We'd like you to keep in mind that our pet policy has no weight restriction and is part of our unique living experience for our residents with pets. I'm counting the days until my lease ends. Very old property with hideous new paint and prices. Not worth the hassle in any way. Broken AC on the hottest days with no help from office staff ( the Patty's). Pools closed to all until last of June even when weather is 100° .Laundry facilities old, expensive and broken. There is an insect/rodent problem from disturbed and crumbling foundation. This place is a "last resort" type of place that I no longer feel safe in. Don't rent site unseen. Ask plenty of questions then rent elsewhere.

As a past resident of the previously named High Key apartments I enjoyed my time living their (7 years).I actually hated leaving. I am back in town now and I am considering moving back. I remembered the office staff from when I lived there before, they were pleasant and very professional. I cannot comment on the staff now because off the changes in management. I can say that I am disappointed in what the new site ownership considered newly renovated. The charm of the complex has been diminished greatly with the flamboyant paint changes on the buildings. The apartments are very suitable ,and cozy. I felt safe on site despite not having gates on the property. The renovations that are stated leave a lot to the imagination. More cosmetic for the considerable increase in rent from living here before as stated in this website . I will certainly checkout the other apartment facilities close by. It's unfortunate that washer and dryer facilities are not available for the same amount of rent other complexes close by have. . Those still are not available here unfortunately. The maintenance staff was always on point with repairs and concerns. I am certain that has continued.

If you have any other option, which believe me around this area the prices aren't too bad just right down the street, go to the other option. A little bit of spray doesn't make crap something different, as this face lift did to this place. This place was once so well priced that it was hard to get in here. It's now overpriced for the quality (meaning total and complete lack of quality) that you happen to have the privilege of paying way too much for. I'm looking forward to putting my notice in to move out.

I've lived here for 5 years. I like that the neighbors are friendly. It's a safe place for my kids, however the ladies in the office are extremely rude. Patty is the main lady, I've never dealt with customer service this horrendous. If the management would change then it would be great. I've known many people who moved out because of management. If you don't mind rude people then this is your place. But just be forewarned.
I'm in an efficiency and am pleasantly surprised at the size. It's the cheapest priced studio I could find so I was pretty scared at "getting what I pay for". It's big enough for a queen mattress AND full sized couch. The kitchen is the bonus feature. As with any apartment anywhere you will hear the neighbors sometimes but other than that it's really quiet here.
These apartments are older but that's part of the charm I think. I have neighbors that have been here a very long time. Everyone here is friendly. The maintenance men are friendly and helpful. The ladies in the office are the same. It is a safe complex, with good neighbors that watch out for one another; which is very important and hard to find these days.
Great benefits at the complex but outdated renovation and bad management they're rude
I must say High Key apt is the best place to live. I feel so safe with the Fire station and Police station just second's away. The Live Oak Mayor makes the area feel so homely with the free activities for families. It feels good to do some much right in my community. Plus who can beat the fact that you are with in walking distance of my top fav. restaurants BK,54TH Street, and I think they are building a Chick fil a or Starbucks right next to them both. The grounds are well kept every week( the guy even sweeps off my porch and makes it nicer then I had it). You have the option of paying 1/2 rent on the first and 1/2 by the 15th of the month (can come in handy some times) Sigh ... I have enjoyed living with High Key apts. Yet I'm happy to say the time for growth from the beloved High Key apts. is approaching. Love Sophia "SHOCK THE WORLD"
