Property Ratings at Peaks at Sandia View
My daughter and her friend lived there for a year and were eager to leave when the time came. Unfortunately, they had a huge cockroach problem. Though they asked management for help with it, none was ever received. There were also leaks that were not promptly dealt with, including one from the apartment above dripping into their space. The complex is owned by RPM Living based out of Texas. This has provided another level of problems. To make a long story short, RPM has made it difficult, if not impossible, for them to receive their deposit rebate. While the location was good for the girls, that wasn't enough to make up for the bad.

Constantly calling the cops due to random people fighting and arguing at night, roaches in the kitchen, ceilings have mold and tend to collapse, it’s unsafe living here. It’s not worth the money to live here!!! Management is poor along with maintenance.

I have lived in this complex for over 2 years and it’s without a doubt it the worst place I’ve ever been. Office manager is constantly changed out and the new one always promises positive changes and improvements, only for them to lie about that and screw residents over the second they get the opportunity. I’ve had car stolen and broken into multiple times and the complex couldn’t care less. They will take months to make repairs, and deliberately ignore issues and problems you have. Stay far away!

The property management is dishonest, lazy, and vindictive. The facilities are terribly mismanaged and poorly maintained. The premises has a TERRIBLE roach problem. The premises are never cleaned and the whole "public area" looks and smells like an ashtray. The security is non-existent. The locks on the gates leading into the premises were all broken and anyone can walk into the community. The quality of the apartments is terrible. During the entire time I was there, the pool and gym were never opened for the community members.
This property is extremely unsafe. Mail boxes are frequently broken and packages are constantly stolen. The property management charges extremely unseasonable fee upon move out. Please stay awary!!
Management is terrible. They're always turning off the water for some reason. They say they will give you 24 hr notice if they need to come into your apartment but it's been my experience that notice is not 24 hrs. Plus any notices they do give you always have the wrong dates. They are quick to let you know your behind in your rent and not willing to work with you on making it right. It's their way or the highway. Cockroaches are bad. Water pressure is zilch. All in all I will be glad when my lease is up. Also there are lots of homeless people in the area. No one keeps the gates shut. Had people sleeping in the stairways over the winter.
I’ve lived her for almost a year and they office is a joke. I’ve lived here for almost a year without a working ac. They also had emergency maintenance come just to laugh in my face and say they can’t do anything after my toilet was flooding. There are so many cockroaches, even after they spray. Which let me tell you they only spray if fridays but fail almost every time to come to your apartment. They don’t up keep the building. They really don’t care, if looking for a good crap hole live here.
Netherwood Village was a great place to live, until Anna the old property manager left, and since then it's been going downhill.. That's why there are so many vacancies in Netherwood Village. It was GREAT when I moved in, but now it's absolute 2 stars at most... I wouldn't recommend anyone live here, as you can do so much better for what they are asking for their overrated apartments. What a shame... This used to be a great place, but when Anna left it went really down the dumps...
I lived at Netherwood Village from April 2018- February 2019. I absolutely loved living here. Management is fantastic and work orders were always completed quickly. I highly recommend this apartment community.
I just moved here 3.5 months ago. Friendly mgmt staff. Maintenance crew (Nicknames: Balta & Apple) are friendly & efficient - both helped me unload my Uhaul truck; moved here from Boise Idaho. Maintenance is efficient; within 24-48 hrs on all my requests. They are consistently upgrading things, ex: currently installing new push-button, high quality toilets in all apartments. Close to Univ (UNM) and Central Avenue (Route 66)(2 miles) and RIGHT at the crossroads of I-25 & I-40 (intersection). They have a back-up storage closet for mail packages, if you're not home, in the mgr's office. Seemingly a safe place so far.
I moved here from Ga to attend UNM. They made the process very easy as I had to ship most of my items (they held everything in the lobby and nothing was missing). The housing is close UNM and a very good price for a college student. Especially considering other complexes in the area. Also, the club house is pretty nice and so is the pool area. The only cons are parking and the lack of operating gym equipment.
I stayed at these apartments for a month while visiting my sister. All i can say is it was amazing and a really nice environment. It’s extremely safe and reliable. It has multiple laundry room, a safe and clean pool, and a pool house to hang around. As for the apartment it’s so spacious and large and really good for the price given. The maintenance works fast if you have any problems in your apartment so that’s another plus! Definitely recommend as somewhere to live and build a lifestyle in. :)
The apartment complex is older but well kept. The apartment is really roomy, quite community. I work at UNM Hospital and location is great for me. Alexys, Sindy, and Alyssia are very professional and friendly at all times. Maintenance is on top of it! Me and my dog Bernie love living here because of the ladies in the office. I recommend Netherwood if you want a clean and comfortable living with the best staff!!
MY CAR HAS BEEN VANDALIZED 4 TIMES, RIGHT NEXT THE OFFICE. APARTMENTS ARE NEAR THE I25- QUICK ESCAPE ROUTE FOR CAR THIEVES. MANAGEMENT INDICATE SECURITY HAS INCREASED BUT THE SECURITY COME EVERY 45 MINUTES AND THESE THIEVES ARE MOBBING IN GROUPS WORKING AS A UNIT. I CAUGHT 3 VEHICLES WORKING TOGETHER. ALSO A GUN HAS BEEN POINTED AT MY FACE TRYING TO PROTECT MY ONE NIGHT I ATTEMPTED TO STOP THEM. THEY ARE MAKING ME DO A 60 DAY NOTICE TO VACATE AFTER ALL THIS EVEN STILL. BE PREPARED TO BE ROBBED BY THE THEIVES AND THE COMPLEX. GOOD LUCK.......

We're extremely sorry that you had to face such difficulties, problems at Netherwood Village it is not something we are known for. We are dealing with issues all throughout our city right now and are staying very proactive on taking action to prevent this. Please feel free to contact us with any questions or concerns we can address. Kindest Regards, Netherwood Village
I have lived in the Netherwood Village apartments for 10 years now. During that time, the management company has changed 3 times, and my rent has continued to rise each passing year. While my rent continues to rise, my apartment continues to disintegrate. I receive none of the updates that are done to the surrounding apartments as time goes by. In addition, whenever I contact management about problems with my apartment; say a leak under my kitchen sink and the black mold that has evolved because of their negligence in correcting the leak in time; I receive no response. I have to contact them time and again to have them even come out to look at it. IF I finally get someone out to look at it, the repair is shoddily done and most times not completed fully. I am looking to move at this time due to the same thing year after year with this property. I would NOT recommend living here to anyone.
I like my apartment. I have been here for 6 months. But I also feel I have one of the best, if not the best, views of the city in my complex of 100 . The fake hardwood and newish looking appliances make my apartment look luxurious from a glance. However, the aesthetics are compensating for the structural deficiencies in the entire complex. The walkways to apartments above ground level, all appear to be suspect and even dangerous when walking on them. My apartment has a couple of spots that creak and seem to sink when stepping on them, implying structural problems in floors of residents. The pool is not heated, and there is not a Jacuzzi. I fear how my experience would degrade further if a real issue were to arise. Management recently changed in the complex, (since I have moved in) and a 3 day eviction notice was left on my door. I paid my rent a year in advance. I told my complex of this obvious error the next morning after discovering this notice, and the first words out of the mouth of the apartment manager were,"oh that's no big deal." I believed this to be an issue of financial security and asked for the manager to repeat herself. The second phrase out of the authority of this complex's mouth was,"well, we didn't do anything illegal." I was not offered an apology, or even told this would not happen again. This improper management of this situation, and being treated rudely for little or no reason by (new) management is my biggest issue with this complex including structural integrity. (which should say a lot) The complex is a 5 minute walk, from a 5 minute bus ride to the University of New Mexico. Which in itself, makes this complex nearly worth it. My car was broken into the first month of me living here. The apartments showed little to no interest in this event, and I learned just in passing of residents that car break ins are quite common here. But I noticed that at least some cameras were installed on buildings recently to help prevent this. The manager of this building said she put a roofie in my drink, ((as a joke?)after insisting I take it) when I was viewing Citadel apartments across the street, before I saw these apartments, Netherwood, under different management. The absurdity of this situation makes me not trust the management or staff of this complex, on top of my incorrect eviction experience. Unless you literally have disposable income, or a need to be this close to the university at a high price, I would not advise living here.
